    There is not possible to buy wine you must go to somewhere else

    The view of Castello and from the pool was breathtaking, you feel like staying in heart of Tuscany.

    The property is outstanding and the manager and team were very friendly and nothing was a problem. The manager directed us to all of the most outstanding towns and villages, with amazing restaurants for all budgets. We had the most relaxing time!

    Sooo many mosquitos at the pool that we had to lay out with our towels covering us! The pool water was very cold in beginning of September- some sort of heating would be great. The biggest problem for me was the lighting - the photos were definitely edited brighter and the apartment itself was dark like a cave even during the brightest time of day. That was very disappointing and I felt catfished the first two days since I took extra care reviewing countless properties to try to find the perfect place for us. No sunlight inside. Eventually, I got over it and appreciated the apt for what it was - a very old restored farmhouse with rustic charm. Other problems: -no restaurant / food on site. Nothing in walking distance - you need a car rental and grocery shopping. -staff could have been a bit more friendly/ accommodating. -impossible to get a car for hire for wine tastings etc. - drivers not really available in the area. If you do get someone, expect to pay. -several families staying with kids very loudly playing in the pool all day. We escaped to Tuscany for peace and the silence of the hills...considering finding an "adults only" place next time. -we were on the top floor so no outside seating / patio for us. -most of the pool chairs were broken...but still worked and mostly comfortable -laundry area is in a basement by the pool, dark, spider webby. IMPOSSIBLE with all the mosquitos thriving down there - I couldn't even go do laundry. Other guests did utilize it, for me wasn't worth it. Bought detergent and hand washed my clothes in my bathtub. -not fully cleaned before we got there? dishes in dishwasher, etc. -they expect you to clean up and take out trash like airbnb style. Thought this was a 4-star stay? Not one cleaning service during a week stay or any hotel amenities. Ultimately - the trip we envisioned was not the trip we got- but it still stands out as a beautiful week from our travels, and glad we had the experience!

    We had to collect the keys from a neighboring property about a half mile away, which was annoying, but not too out of the way. It was a big, beautiful fancy villa. Then we went to the one where we were staying ha, and wondered if we could switch to the first. However- the view from the pool was idyllic - the pool itself big and beautiful. The bathrooms were gorgeous, esp. the one with a window. Loved the old tubs. The mosquito screens on the apt windows were necessary. I loved the charm of Tuscany, and the olive fields nearby. There's a free parking lot for the rental car you'll need. -general areas for seating were available around the property (but cushion-less metal chairs/ benches) -provided a welcome bottle of wine for us, that was nice -the linens were monogrammed nicely and presented well -great big rectangular sun umbrellas to fit over two pool chairs -some basic kitchen items provided so you can cook I think if your expectations are in the right place, you will be happy with this property.

    We found a cafe with coffee and pastries on our last morning, about 5 min away, we wish we would have known about it sooner. it was so good, we wished we could have had that coffee and pastries everyday. And a queen bed would have been I don’t love the two twins together but the bed and bedding was comfortable.

    it was beautiful, picturesque such a beautiful spot.

    Kitchen facilities could do with an upgrade, and portable AC units aren’t ideal (but better than nothing)

    Notification of pool hours whenever we wanted. Washer and dryer instructions in English.

    Breakfast was not included. The Booking.com listing was incorrect which was a surprise that cost us extra money. We weren't too happy about this.

    the shower pressure wasn’t great is the only thing we would change

    the location is simply stunning, small enough it feels like a Tuscan home not a hotel. pool is sensational and the view is beautiful

    one of the apartments had wifi problems and was not so clean upon arrival ( stuff fixed the problem but it took 2 days). pool is not heated as written- water was very cold

    we had 2 one bedroom apartments. one was specious and beautiful decorated but the other was much smaller . nice surroundings, nice pool.

    The air conditioner are two mobile units that are very noisy and we could not leave them on over night. Also, to arrive at the property one needs to drive on a dirty road , about 1.2km long, poorly maintained, somewhat difficult to drive .

    The property is a nicely built collection of apartments. The units are two floors , large, with kitchen , one and half baths , living room, master suite with bath and outside space to sit and enjoy the view.The units have dishwasher and the hotel has washer and drier . Beautiful property.

    No issue for us, but gravel road to the hotel don't come with a sports car. The gravel road is no issue for normal cars. The gravel road means you are in the middle of nature 😀

    The place is a true corner of paradise, completely isolated on the top of a hill with stunning views around, Vines and olive trees cover the gentle rolling hills. Plenty of outdoor seating with free benches, gazebos and deck chairs are available to complete the relax. A bottle of local wine was kindly offered as a courtesy welcome.

    It did not bother me, but the building is old and some bugs, spiders and mosquitos are to be expected. There is a coffee machine and pods are available, but they cost 0.50 euros each (it is not a surprise, it is clearly written in the room). A grill is available but it comes without wood/charcoal and it is not possible to buy it at the reception, one needs to buy it at the grocery store. It is a bit annoying to buy a whole bag just to grill once. These observations did not really changed my vacation, but I didn't see them in other reviews and I think that some customers might find them useful.

    Giant apartment on two floors, one with kitchen and living room, one with bedroom. Two toilets. The kitchen is very well equipped (plates, bowls, microwave, oven, kettle, ...) and spacious, the fridge is also a standard-size one. The location is amazing, very quiet, in the middle of vineyards and there are some paths to explore the property by foot. We didn't use the pool that much because of the bad weather but it is really nice. In the garden with view on the hills surrounding the property. The parking is not far from the apartments, but one can drive basically to the door to drop things off. Even though the apartment is really nice to chill, the Podere san Filippos is conveniently placed to visit the surrounding region by car: Panzano, Castellina and Greve are less than 30min away, Firenze less than 1h.

    No air conditioning in main area. We were in a major heatwave and was hot in main area. Air Conditioners worked well in the bedrooms, but they are noisy. I think a bit more can be done to add some privacy between the outdoor areas of the different units, eg an extra plant etc. For the pool, at first they said we could only use the pool 2 hrs a day, but that was changed, was very happy it was, otherwise that would have been an inconvenience. During our stay, we had very minimal to almost no interaction with the staff.

    The location is ideal, really in the heart of Tuscany and (half) day trips very nearby. Property is beautiful, our unit was great. The pool was great! Lots of space for the kids to run around, options to eat outdoors etc. The apartment was also very large - very beautiful!

    For us one of the best places we stayed last couple of years. Rooms/houses were huge with two modern bathrooms. Airco in each of the room. Top noch clean rooms and all you need to have in the kitchen if you desire to koop. Outside the room ia bbq to throw some meat or fish. Stuff was super friendly and helpful with tips about surrounding areas! Definitely place to visit and enjoy!

    The pool rules were too strict. You had to reserve and no other times at the pool could be booked while there was enough space. Umbrellas were strictly closed at 6 pm while people were still sitting under it. It was a general topic at the pool and a frustration of many guests.

    Everything else was great. Nice big rooms, good location with splendid view. Clean. Bottle of wine was appreciated.

    It is nice accommodation if you want to enjoy in view on hills and beautiful nature. A peaceful place totally in Italian style. Great for vacation in nature.
