Excellent location especially for island visits. Good check in arrangement and directions. Quieter area.but with local bars restaurants and shops nearby. Well equipped apartment. Walking distance to main tourist areas or take the vaporetto.

The only slight criticism is that it could have done with some kitchen utensils such as a spoon/fish slice. A couple of nights we opted to stay in to eat as we were tired. The kitchen was well stocked with pots, pans, glasses, cutlery, sharp knives, there were no other utensils.

Nichola sent very clear instructions on how to get from the airport to the property eg which coloured line we needed to take. Then how to get from the boat stop to the house. We were met and shown where everything was and how to use the heater etc. The property is well placed. It was a 20 min walk to St Marks Square or Rialto Bridge or the railway station. It was quiet but we felt very safe. The shower was nice and hot and decent and the bed very comfy.

The internet is very slow. The corridor/stairs leading up to our room smelt like there was a dead rat for a day though we could not really find where the smell was coming from

Location is convenient. Ferry port is about 3mins walk from the place. The room is cozy and bed is comfortable. Having a stove and cooking utensils are a plus.

The shower. Bad location, for a person taller than 1,60 mts it is very uncomfortable, situated in a small corner with no ilumination. Wifi is very bad as well.

Walls are paper thin so can hear the neighbours talk and all. Can get a few mosquitoes and bugs obviously due to the water environment so make sure you bring insect repellent. Door lock was also a little tricky to open/close.

Great location, close to water transport. Away from the hustle and bustle of town but fantastic and reasonable resultants nearby. Clean apartment.

The pillows are terrible and flat, sofa bed is uncomfortable and squeaks. If the owner Invested jn a better, bed, pillows and blankets this review would be a 10/10.

Some of the apartment contents and amenities seem a bit dated. I would have liked a nespresso machine in the apartment for easy coffee in the morning.

The location was good. An easy and short walk from the water taxi and close to everything. Everything in Venice is closer than it seems on a map. The apartment was good. There is some noise from upstairs but nothing terrible.

Mattress and pillows in the Main bed was very uncomfortable. My two kids 11 and 13 slept on the sofa bed which was extremely uncomfortable, but hey let’s practice the kids resilience. I saw other customers complaining about the Wi-Fi as well, but the same happened with us. The first half day the Wi-Fi worked, and on the second day there was no way to connect to it. A message of incorrect password pop up in all devices. The host said there was a service going on on the city line, but on the third day same issue happened.

Location was amazing. 5min walk to the boat public station. 15 min walk to the center. Quiet neighborhood. Great for families with kids

The couch in the living room needs to be changed, it was truly unconfortable. Since it happens it's rather flat for 3 not 5 people. Other two beds were confortable.

Close to the main square St Mark's Basilica and also in the quiet residential area. Nicola was great with the instructions to get the place and waited for us as we had a late arrival.

Nice clean apartment. Location is around 15 minutes walking to central places, but very close to vaporeto station (ideal for a trip to Murano).

Extremely thin walls - we could hear every single word and step from our upstairs neighbours and it really interrupted our sleep during the night. Apartment was really cold when we got there.

Very thin walls and floor. A lot of noise from the other guest which you could hear loud and clear. The sofa was unconfortable for two adults.

Close to one of the main boat station, restaurants near by, shops also, 20 minutes from S. Marco by foot, good heating (if needed).
