Clean, confy rooms. Well equipped rooms (minibar, tv, great bed, nice decor and nice bathroom), clean rooms and common areas, but the best is the superb service. Nicole and Antonio are excelent hosts and provided very helpful advice for our trip.

Nicole and Antonio went beyond helpfulness with hospitality and made our stay a truly enjoyable time in Rome, advise on how to travel, extra places of interest and good restaurants. The room exceptional standards, we felt we were staying in a very smart hotel with personal touches and kindness. Location was good for getting to most of what you needed to see and near transport.

The hotel run by a buitiful family, and they'll treat you as you are one theirere family members . Breakfast wasn't included in my booking, but they served in my room. For sure this hotel will be the only hotel I will stay in the future.

No seriously it was fantastic. Honestly can’t thank them enough for the wonderful experience we had.

Never usually leave reviews however since I can’t give 11/10 needed to type how amazing this place is. Nicole and her family make you feel welcomed immediately, and were more than happy to provide any hints or recommendations for Rome and the nearby area. Their complimentary “start the day treats” were the best breakfasts we had during our trip. The rooms themselves were also fantastic, extremely clean and the beds very comfortable. Hands down best place to stay as a couple in Rome.

This was a beautiful hidden gem in Roma city centre. The room was a great size, and had a lovely modern bathroom. It was very clean, and the hosts were the best we have experienced. They went above and beyond to ensure we had a comfortable and nice stay. I cant emphasise enough how amazing our stay was.

A small hotel just outside the main tourist areas but an easy walk. The rooms were exceptionally clean, aircon was really good at dealing with the hot humid weather in Rome and the hosts provided a high level of friendly and personal service. We had a great stay.

This place is much more than a guest house. Nicole & Antonio go the extra mile in everything and provide a faultless service with a superb breakfast each morning. We cannot rate this couple highly enough , such lovely people. The 'Guesthouse ' is set behind large oak doors between shops. leading into a welcoming courtyard. The communal marble entrance hall /stairs is .lovely. Rooms and bathroom are a good size, very comfortable & modern.The cleaner comes every day. Set in the diplomatic area so quieter than the main busy area.. but the 3 traditional restaurants we ate at were fantastic and great prices . We walked everywhere . So 15 mins to Trevi Fountain or Quirinale..10 mins from Termini station and just over 1 hour to the Vatican . You won't be disappointed if you stay here with these charming Hosts.

Honestly, don't change a winning team!

Nicole and her husband created something truly exceptional! They make you feel at home in many ways. The rooms are beautiful and quiet with comfortable beds. Every day there was some kind of a surprise when we returned to our room. The location is the perfect base for sightseeing the city and in a very safe area. Highly recommended!

Nothing; the entire experience was excellent.

The hosts felt like family by the end of our 4-night stay. I absolutely loved every minute in this boutique hotel. The location was superb, the rooms were spacious and immaculately clean. My mother is diabetic, and they went out of their way to provide diabetic-friendly complimentary snacks every single day. When I first saw all the excellent reviews, I was skeptical (what hotel has all excellent reviews?), but it’s a legitimate and excellent 6-room boutique hotel and you should book it if you have the chance. Excellent stay, and we will be back!

There are no negatives

The hosts Antonio and Nicole are wonderful, very kind and helpful. They were very good at providing information about Rome and recommended some lovely restaurants. The accommodation was very comfortable, clean and well equipped. The hotel was very safe and we heard no noise from the room. The location seemed very safe and in a nice area, in walking distance to the main attractions and also close to the main train station and the metro line which takes you to the Vatican. The coffee, croissants and fruit provided in the mornings were much appreciated. We booked this property based on the excellent reviews and I am happy to say that the past reviews were correct! I would happily recommend for anyone to stay here

Nothing at all, was perfect.

The property itself is beautiful and clean. Felt very modern, air conditioned well, which was ideal in the heat. The location was only a short walk (30mins>) from the main tourist part of rome, so just far enough away to be quiet and relaxed. Felt very safe as well! A stunning place to stay in an amazing city, however the people were the highlight. Nicole and Antonio were the most beautiful and accommodating couple, they couldn’t have done more for us, we were left in awe of the level of hospitality and can’t wait to go back and see them again. Would highly recommend to anyone :)

Everything from start to finish was fantastic here. The room was immaculate, beautifully designed and spotless. The friendliness and hospitality of the hosts was second to none. Antonio and Nicola showed us where to go where to eat how to get around the city. They gave us complimentary breakfast and mini bar! We felt safe as the location is in the government district so plenty of police. 2 doors down was the best gelato in the city. Queues are down the street even at 10pm at night. We went everyday! Such a wonderful place to stay would definitely recommend it and would certainly visit again!

Everything!! It was quiet, in a good area. Not far from the Metro, which we used a bit due to the extreme heat. Very secure, with a keycard, courtyard and lift access required. The hosts where the BEST. Helpful with suggestions of where to visit and eat. And little touches like wine and fruit in our room. Best accommodation of our trip. 5* all round.
