The owner/manager was irresponsible that didn’t send the entrance code and other information for the self-check in, since we had a late night arrival! I had to call and message many times until last moment to get my parents in the properties in the middle of night!

The AC did not work at all. I had messaged the owner who advised it will be fixed the next day but it was not. Now imagine trying to sleep in summer heat of Florence.

The location is just three tram stops away from the train station that is located in Florence centre.

For the price, a breakfast option would have been very welcome (e.g. a voucher for the local bar, which had some basic breakfast options), as it's a 15-minute walk from the city centre and more breakfast locations.

The air conditioning was fantastic, and very welcome during the heatwave. The B&B code and room number were communicated well in advance. The room was very clean.

I booked the room, went to take a shower it was super hot. The bathroom was not clean but I tried not to ruin my stay. I wanted to iron my clothes, this is when I moved the table in the room to plug in the iron. I found evidence of poor hygiene that was not removed for ages. Obviously, the cleaning process is really superficial. I contacted the property manager who agreed to refund me the money I have paid within 2 days. I left the key where he/she asked me to and left the property. However, I still did not get my money!

Nothing at all. The room was a disaster to an extent that I contacted the property manager, asked for a refund. I was replied to through the official whatsapp that they have sent me through booking that I will get a refund within two days and this did not happen.

Shower did not drain properly.

Great location for our overnight stop over in Florence as it is near the station and on the T2 to the airport. Clear instructions for check-in. An easy walk into Florence for an evening meal. Good air conditioning, it was 39 degrees that day. Room had all we needed for our one night stay.

The air conditioning did not work on both nights. There were no drinking glasses and no sponge to wash the tea cups. There was no milk, no coffee, etc. The fridge in the room was not cold enough. The mattress was comfortable but with no air conditioning it was not possible to sleep.

In fact, we did not stay. Let me explain. The place described the apartment "with AC". ANd there is no AC. It does not work. There is a big fan instead with a moisturing device. I called the owner, who barely speaks english. He said he would send a repairman. Given the presence of huge fan with moisturing it is clear that there is no intention to repair. We agreed on refund. BUT imagine Florence, end of june, very crowded. I wass fortunate enough to find a nice hotel, not too expensive, not too Far from the station but very quiet in a back room. Location is not very good either. 1 km from the station but in the direction opposite to city center and on TWO busy roads. I would avoid.

We stayed at the hotel for three nights and didn't see any staff other than the cleaning lady. Teapot dirty with scale.

The location of the hotel is good, the city center is 5-10 minutes by tram. The hotel is located on the 1st floor of a corner building. The room was big enough for four people in my family. The room was cleaned every day, there is a small fridge and air conditioning. We had breakfast in the city center, although there is a good place on the other side of Belfiore Street. All questions, entry, check-in, and registration were solved in the WhatsApp chat.

Air Conditioning was broken for our whole stay (7 days) and even before so of course we got very sick on the last days even after we and other guests complained about it. Air filter was very dirty and bathroom sink was clogged and gets smelly. The staff were pushing us to use our room for unplanned maintenance work for a whole day on the last day of our stay without providing another room for us to stay in, but we refused. They continued to work through the room next to us but still AC was not working after they left. If you're planning to come during the hot summer days, be warned that you won't be able to stand staying in your room without getting suffocated and sweating in your sleep.

Good location next to tram station, easy to get to from the airport with T2 tram line and easy to go to the center in 3 stops with the same T2 tram line.

Air conditioning wasn't working. Inside the room was 30C at night, terrible for sleeping, because they even sealed the doors completely. Couldn't even keep the window open as it is ground floor. They provided the most useless fan ever which didn't help. When asked, said the AC has been broken for a while; so the listing is just false advertising. Mattress cover had multiple stains. Bathroom didn't look clean. Shower didn't drain the water at all, forcing us to wait long between showers. We never once saw any staff to help with anything. Stay away

Disappointing and frustrating on many counts. The air conditioning cool setting did not work when it was 30 degrees in the apartment, and was not fixed during the stay despite repeated requests to the property manager. The room lacked several facilities that were listed, and there was no response to any questions about the room. There was no safety deposit box, and no patio with garden furniture. This is a serviced apartment and not a hotel. It is on a junction between two busy roads, the soundproofing works but the noise outside meant we could not leave windows open to cool the room when the air conditioning did not work - so the room was hot and uncomfortable overnight. There was no response to messages to the property, and we did not see anyone from the property except the cleaning lady. No one came to check in our ID on registration - the property policy is not as stated. A message to booking.com customer services was also not responded to.

Bed was uncomfortable, you can hear every conversation in the other rooms, we woke up multiple times because of noises during our stay. We could not get in touch with reception.

The communication with the owners was slow and difficult. Our questions were ignored, instead we got messages in Italian which were unrelated to our questions. At onr point, we were asked to pre-pay a city tax, although this was already included in the price we paid in advance. Checking in was s bit of a challenge: i messaged the owners on WhatsApp, and they responded on the booking app instead. When calling them, we got no answer. The rooms should be better sound insulated. In the morning, we got a lot of noise from the other rooms. The shower was really small.

Nicely furnished and close to the center. Once we managed to get the details of self check-in, it turned out to be very convenient.

Hosts are not at the premises. You get a text with instructions on how to let yourself in with a code and if at the time you call to say you're there they're unavailable, you have to wait. Too minor of an inconvenience to impact our positive stay, just save yourselves the wait and call 15 minutes early and it will all be fine.

This place is an 11 on the 10-point scale. I won't even try to elaborate on that. This is as good as a city apartment gets. And the coffee machine in the room was a fine touch. Not too far at all from the SMN train station.

🤷 really nothing to not like

Good size room spotlessly clean, comfortable beds, tv kettle and coffee machine in room, decent good size bathroom. Location - approx a 15 minute walk from the centre and the train station (Google maps isn't the best direction - nicer streets to walk along!) However from outside the station you can get a tram €1.50 - to belfiore which is app 3 stops to virtually outside - 1 minute walk across a 3 way crossing) Quick breakfast - good coffee and a selection of pastries available on the next corner €3.50 Value for money - good price, for a good location it makes a trip affordable - for the price of some of the bigger known chain of hotels - how much more do you actually get? This is my 3rd break to Italy in 4 months - for what it would have cost me to do 1 in a typical city break hotel - YES a bit further out YES I then Have to get breakfast - but still in easy walking distances and eating out is the city experience!

Tiny shower, "patio" area wasn't pleasant at all, room had no windows so was very dark (patio was sheltered so wasn't very light either), never saw any staff - upon arrival there was no one there, we rang the number several times. Someone finally answered and we were shouted at in Italian, said they'd call back but never did. Cleaner/hotel manager (because no one else was ever there) blasted music outside the rooms whilst cleaning pre 9am.

Coffee maker and free biscuits were welcome. Room was clean and hotel was in a good location.

The location was great, near the tram station and good access to the airport and main station. The room has the kettle and some tea and snacks. We were able to do self check-in and check-out.

I felt the room wasn't well insulated, but the room had a portable heater.
