Very very dim room with 1 ceiling light and one table light, both with very low power bulb. Several mosquitoes in the room. About 16 steep and uneven steps leading to the hotel. It’s not suitable for most people with luggage.

Need to improve hospitality/friendliness of the staff. Need to change the refrigerator as it is very old and smell not good. Need to add pillow and towels per number of guests. We were provided 2 pillows and 2 towels only but we are 3 in the room.

The food is a tiny bit more expensive than it should be. You have cheaper options just a walk away. But thats all !

I hesitated for a lot time before booking this because of the comments. But I'm extremely happy I did. If you want a cozy weekend away from the city, this is the place ! I expected a classic Khmer-style guesthouse but this much more than that ! First, the view is to die for. Second, the room was so cute, very calming. This beach bungalow vibe they're going for is very nice. Third, the balcony is amazing, you can have your breakfast there, enjoy a drink watching the waves crash on the sand. Its amazing. Fourth, location cannot be beaten. You just have to cross the streets to get to the beach. AND its the cleaner, less crowded side of it. Would definitely come back, I had an amazing time !

The AC doesn’t seem to work. It’s quite hot although it was on. Hopefully, it’ll get fixed soon.

The hotel is right in front of the beach which makes it so convenient to visit the beach and chill there. The view from the hotel balcony is also superb. We can also get the fresh sea breeze at the balcony. We’ll definitely stay there again.

Large older hotels like these cost $$$ to renovate. Like many hotels across the world, many have struggled over the pandemic. Paint chipping, rusty guard rails, and general grunginess is also hard to keep up with given the hotel's location on the sea. Elements such as salt water and weather have erroding effects. Nevertheless, I really enjoyed my time here. If you're a chill, laid back traveller who can overlook the little details, the Beach House is a great place

Excellent hospitality - great staff, great location, great large rooms overlooking the sea (get 3rd floor), excellent selection of meals and cocktails. While the rooms can use a deep clean and paint job - it has a really nice charm to it. Large older hotels like these cost $$$ to renovate. It has flaws. However, if you're not looking for perfection and can overlook some issues- stay here. It's super relaxing, steps from the beach and has a varied menu - you dont need to leave the hotel for meals or drinks (Saying this, a dinner at sunset at Vernada Hotel is highly recommended).

Its just a bit dated, perfectly good for a few days if you are visiting the area. Although a word of warning, Kep in my opinion isn't a great place to stop (obviously that's not the hotels fault).

Great location with sea views in Kep. Comfortable rooms with nice shared balcony space overlooking the sea. Lovely little swimming pool with lots of shade.

Property desperately needs some love and care.

Location is fantastic, staff at desk and housekeeping are great and are doing their best to put lipstick on this property which is not being maintained properly by the owners.

didn’t like the sellers opposite the property noisey and no where to walk except in the road as they take up all of the footpath with their rugs, chairs and hammocks all the way along for about 5+ km’s
