    The property is situated conveniently- a short walk to 2 great beaches and a tuktuk ride to Hiriketiya. There is a decent restaurant nearby and a small grocery shop. The walk to the commercial center took about 20 minutes. My room had balconies on both sides and a good fan so I slept comfortably with the balconey doors opened. It was quiet enough although on a busy road.

    One disadvantage is that on the last day the owner asked for money for using the refrigerator, it was unexpected for us, he did not warn us in advance. We did not pay, we know that some hotel owners do this on the last day. The price for accommodation was also different, but this issue was resolved successfully. I advise you to discuss all prices before arrival. Everything else is fine.

    This place is good for living if you are tired of the city, the noise and the people. The hotel is close to the sea, but no one swims there because there are big waves, you need to go swimming to the other end of Dickwell Beach, or go to turtle beach ( It is convenient to swim there, but the water is a little dirty). There are few shops near the hotel, few goods. For fruits and groceries, you need to go to Dickwella or walk for 20 minutes. We lived for 7 nights, it's too long for a Batigama. Boring. The owner's family are very nice people, a wonderful daughter. All the room amenities are good. On the first day we took breakfast at the hotel, not bad, but very expensive 1000 rupees for 1 person, it should not cost so much. There is a kitchen, we cooked by ourselves. Once we were treated to a tuna dinner, delicious if you like curry. We liked that it was quiet. There is no air conditioning, only a fan, but it was not hot. Beautiful garden.

    This is a great find , the rooms are clean with frequent offers from the hosts to refresh. Nothing is too much trouble for Janaka and his very attentive family, his wife Ranjani is frankly one of the best cooks I’ve encountered in any country we have visited, and their son Nipun and daughter Danuli supported them in attending to our every need. Janaka has a tuk tuk and offers great tours of the area at a good price. Danuli is a delightful, enchanting child and the whole family were just great company. The meals are freshly cooked and varied (we ate here everyday) and good value. There is hot water in the bathrooms and a small kitchen for your own use. Highly recommend.

    Friendly and helpful hosts. The family very welcoming. Excellent breakfast with fruits from their own garden and choice of either continental or srilankan breakfast. Janaka takes you around in his Tuk Tuk if wanted☀️. Close to the Beach across the road.

    They had a dog there was always someone with the dog and held him. It was no problem for us but it might be for someone else.

    The location is absolutely perfect at 2 steps from 3 beaches. Janaka and his family are really good hosts ! The family is cute as well as the doggy 🤩 Really friendly and careful about the comfort of the guests. We have felt really welcome and it was an absolute pleasure to stay at this accommodation. The breakfast is also really tasty with fresh fruits and fresh food.

    Nice location, super near the Beach and the baby turtles if you want to see them! Two small shops just next to if you have need for some snacks or water etc. At the Beach there is also few comfy small restaurants. And huge plus that there is hot in the shower. Superb breakfast with fresh fruits straight from the lovely garden what the host has. Lovely family :)

    A shared bathroom, BUT, only with 1 other room, and don't let this deter you from staying there. I only mention it so people are aware the bathroom is outside of the room.

    The highlight of staying here is the family. Danuli, the daughter, is totally delightful. Janaka's wife, Rangeline is all smiles. Janaka himself strives to make your stay perfect. It is a warm welcome & friendliness throughout the whole stay. Add in the dog, Kobe, who is totally adorable. Make sure you walk all the way to the end, to Pehembiya Beach for the least waves and best swim, and then back to Turtle Point for a beautiful sunset. Delicious food, clean rooms, and my room had 2 balconies and plenty of space. A thoroughly enjoyable stay.

    Janaka's House gives you a truly local experience that's making your stay very special. The family is super friendly and they help you in everything you need from transportation to local tips. The breakfast is the best I had so far, tasty, filling and every day a little bit different. The turtle beach is only 3 mins walk from the house which I really loved. They also serve delicious home cooked dinner or lunch upon request for a reasonable price.

    Janaka and his family are lovely and really helpful. Great location, extra clean, really comfortable and huge breakfast. They also offer delicious dinner for a reasonable price. 100% recommended.

    my staying was amazing here! the family who own the house are amazing and kind people. you will be welcome here more than in some very expensive hotels. every morning different breakfast, you could try here the best dishes from local food with the best taste and quality. the owner will provide you with any assistance you need and help you. the room is very clean and nice. you will feel here like a member of a family. I am sincerely advise you to stay here to feel the most hospitality in Sri Lanka)

    Dikawella beach was really quiet and no many places for eating or drinking, but Hiriketiya beach was 3km away so it was easy to go there by walking or tuktuk.

    Good location near the bus stop, price was cheap and room was clean. Staff at the guesthouse was really friendly. I left my torch at the guesthouse and the owner of the place delivered it to me before I even noticed it was missing, that was really nice

    We really enjoyed our stay at Janaka! The place is very close to the beach, the beds are comfortable and the wifi works well! Janaka and her family are super welcoming! They do everything to facilitate our stay. They made us a great dinner, two good breakfasts in addition to regularly offering to take us where we wanted to go. What we enjoyed the most was spending an evening with him where we learned a lot about the history and life of Sri Lanka. It was a stay filled with beautiful human moments. Thank you for everything, we will be back :)

    Excellent homestay, everything was perfect. The bedding is comfortable, the fan and the mosquitoire in, good. The bathroom and the room were really clean. The bright room ! The beach is 200 meters away, perfect for surfing. You can eat on site, the kitchen is very good and really cheap. The full and different breakfast every day. The WiFi connection very well. This family is really perfect and took care of us. I recommend you stay there without hesitation.

    They declined my booking and rejected me for being a local Sri Lankan, furious racist! Must avoid at all costs to turn things around. If ever, the owner decided to reject locals for the reason that he has had a bad experience with some locals, which i do not disagree as some still are not up the accepted levels of orderly dicsiplined behaviour, then he should explicitly mention in the site to let the booking.com users to be aware far in advance, so that we locals will not get surprices after coming all the way to their doorstep to be rejected.

    Janakas guest house was exceptional and the staff are absolutely amazing! so friendly and helpful and made us the best Sri Lankan dinner and breakfast. great location and super clean, comfortable facilities! will definitely be back!!
