Not too easy to find with challenging road to the property, WiFi wasn’t too good in the rooms, bathroom is not the nicest and quite dark, constant watering of facilities which can be slightly disturbing but very minor

The rooms were not as clean as it’s expected for a 5 star hotel. The closets were dusty and the couch and duvet were stained.

The property is huge, you can walk through their paths around. The rooms are big and cozy. The view of their lake is great. The staff especially the restaurant staff are excellent.

Quite, very nice charming chalets all facing a small lake full of friendly ducks set in the middle of the jungle. If you don’t mind being far off it’s a perfect location. Pretty good BF for Sri Lankan standards.

The food was average, compared to many other places we stayed in Sri Lanka. Due to the location, there isn't anywhere else to eat within walking distance. There were a few bugs that got into the bathroom including a frog that came up through the bathroom sink drain, however this didn't bother us as also happens sometimes in Australia. Driveway was pretty muddy due to the rain, worked out ok for us as we had a car/ driver but something to be aware of depending on your transport.

We loved the room, it was very spacious and nicely designed and we especially enjoyed the semi-outdoor bathroom. The location is not near other accommodation and very peaceful with the lake and resident water birds. We didn't time to get to try the pool but it looked very inviting. Staff were very friendly.

We didn’t mind this, even in a Tuk Tuk, but it’s a bit of a trek down the windy and bumpy lane which some patrons may find challenging.

Excellent location with incredibly friendly and attentive staff. Meals were well priced and tasty. Chalet was luxurious and we would definitely come again.

There were no blankets in the room and did not get despite request. Phone/intercom was not working. Swiming pool was not clean.

The staff was extremely helpful especially Mr. Susanta. Check-in and check-out was very smooth. Chalets were well designed and lake was beautiful.

The communal facilities were not as well looked after as the villas which was a shame. We were disappointed not to have somewhere to relax outside of our villa/the dining room in the evenings, the hotel could benefit from a bar/lounge area. I would suggest that the plastic above the shower is replaced with glass, as when it rains it’s extremely loud especially over night.

The water villas at Liyya were fantastic. They were really spacious with a big bathroom with really comfortable beds and luxurious linen, we slept really well! The staff were very accommodating and looked after us brilliantly, allowing us early check in after a long flight from London and a 3 hour drive from Colombo. The dining room overlooked the lake which was lovely.

For us, there was nothing else around to access the hotel, you need to go down a dirt track and you find yourselves in the middle of nowhere (which is a positive and a negative) Rooms were in disrepair and needed some attention (some ceiling panels had been taped) Shower accessories needed a deep clean

Quiet and tranquil location, nature was abundant. Great for a one night stay to access Sigiriya Rock (well worth a visit) Head waiter was incredible and went above and beyond to accommodate our dietary requirements (vegan) Pool was great Views around the lake were great Staff were friendly in amending our booking when we decided to change our travel plans

The internet connection was not very good in the rooms. The only good connection was on the reception. If we go a little far away (in the restaurant- 50 meters from the reception- the internet was missing again. The Mobitel carrier’s coverage was also missing.

The property was amazing! Very calm, clean, with beautiful view, relaxing atmosphere on the lake and the animals walking around, nice and supportive personnel.

The pool water was a bit opaque. The location was a little bit far from the city.

Staff were very friendly especially Mr. Susanda. He was sooo nice and kind. The lake and the garden were so beautiful and calm.

The room was excellent, really comfortable. The restaurant manager was super helpful and would make food off menu for us based on dietary requirements Lots of great nature to observe. Resort is away in a quiet location which is very peaceful.

Check in process took longer than 30 minutes Intercom or landlines are out of service so we had to call a mobile from our mobile every time we wanted something The pool was under maintenance The breakfast was okay but boring as we had same food the day before in Mount Blue Kandy.. wish u could change the menu a bit considering the fact that the guests might book same chain hotels for the whole stay & might end up getting bored from having same breakfast everyday, which will keep us from booking the next stay with same chain.. While we were sleeping our terrace/outside seating area was occupied for a wedding photoshoot which was not informed to us in advance. We woke up from their noise early morning.. that was not soo nice...

The Atmosphere- the weather was great! Very calming/relaxing location. It wasn't fully booked during the stay..loved the little ducks in the pond.. hope there were some lotus or water lilies too... instead of brown/greenish water... The middle aged lady who helped us with luggage (she is in HK i guess) & always smiling.. very welcoming! She deserves a bonus for her genuine hospitality... Also we took our chance to experience the In Room Dining.. ordered seafood platter, chicken creamy soup & spring rolls... they were yummy.. we loved the food.. platter came with few 🦀 🦀 🦀 too... thank you Chef! Room was spacious & amenities were up to standard.. the bathrobes & slippers were nice..
