No soap, only shower gel. The bed was really "short" and we are average height, so you can sleep in fetal position or your feet are on the hard wooden edge of the bed. AC needs to work for few hours in order to cool the room temp a bit (guess it needs freon "refill") The sea air and humidity are really not friends of the doors and windows there.. They are hard to open/close because of the rusted hinges. Closet and the safety deposit box in the room have seen better days.

Location, location, location.. The location was really great. The Coconut Tree Hill was on our doorstep. Good beach bar just few steps from the hotel. Few minutes on foot to some beaches. Tuk Tuk "station" right on the main street. Some of the restaurants with great food (and reviews) also in the vicinity of the hotel. Quite at night so that you can enjoy the sound of the sea. Good breakfast. Owner was very polite and happy to help us out with anything that we need.

Minor issues that i would just like to close my eyes on that.

We had an excellent stay at Maison D'Hotes Sanda Beach. The location is perfect and the view from our room was amazing facing the Coconut Hills. The owner Mr.Chan is a perfect host and he went all of his way to help us with our bus and train. The room was very clean bright and airy. The bathroom was fabulous and the air conditioning and fan both worked really well. The bed was really comfortable with great linen and pillows. The ladies preparing and serving breakfast each morning were wonderful and the breakfast super tasty. Thank you so much for all your help and a wonderful stay.

Enjoyable stay with great staff, very close to one of the quieter beaches of Mirissa. A bit out of town but not a long walk and there were plenty of tuk-tuk drivers willing to take us!! There's a great beach bar within a minute's walk of the hotel and the location by Coconut Tree Hill is pretty picturesque.

There were a couple of power cuts which stopped the A/C from working for a bit. Wifi was terrible, but occasionally got some connection in our room and in the area downstairs, but wasn't great. The noise outside during the night was incredibly loud especially with stray dogs, but that can't really be helped!

The location was amazing as we could see the beach from our balcony. The room, bed and bathroom were clean, and had a good sized balcony. Breakfast was also nice, and served at a good time.

I should have checked out by 12 o'clock, I asked if it was possible to leave the room later between 3 and 4 due to the late departure of the plane. The host said yes and that he would only charge half price. I paid 10,000 rupees, that is 1 full day prices for 4 hours.

It is in a good location, very close to the beach and coconut hill.

The a/c unit was so old and barely effective. Even after we'd reported the issue with it within the first 2 hours of arriving (temp had dropped from 31°c to 28°c in 2 hours and no lower), nothing was looked at until we returned at 10pm, by which stage it was far too late for anything to be done and we had sleep in another room for the night (with a really loud a/c but at least it worked). The manager was very apologetic about the situation but even after the a/c unit in our room was supposedly "fixed" it was still pretty ineffective unless left on for a great length of time. But wait hang on! They don't want you to do that either, and attach the power card for all the electrics to your room key so when you go out the a/c can't run!! I'm quite happy to adhere to these sorts of requests, if when I then return I have a decent quality a/c until that starts to cool the room within a matter of minutes rather than hours... No housekeeping was offered during our 4 night stay either which when you're at a beach location a traipsing sand in everyday is not ideal. The light over the sink which I also reported as not working on the first day was never fixed during our stay, making the bathroom very dark and gloomy. Overall there just seemed to be a general lack of attention to detail and maintenance in what could otherwise be a great hotel.

Loved the large room, and the comfortable king size bed. The bathroom was also really large and one of the few places in Sri Lanka with a proper enclosed shower! Tea and coffee facilities were provided and there was a mini fridge in the room too. The ladies preparing and serving breakfast each morning were wonderful and the breakfast super tasty and plentiful.

Simple rooms and not too far from the beach. It’s over looking a bar so be mindful of that - not that peaceful but it’s perfectly fine if you don’t mind that! Rooms were cool and clean. Staff very nice!

Fan regulator was not working so could not control the speed, it was always full. Tea/ coffee was not refilled, room was not cleaned. Very basic for the cost we paid for 2 nights.

The manager / presumed owner was fantastic. Needed directions, a taxi booking or changes to breakfast he sorted it and was brilliant. Very welcoming, approachable and friendly. Breakfast was good, location was right by a local bar & coconut tree hill, and far enough away to not feel like you were bedding down right by the main beach and the crowds.

The room did not have water bottles or water kettle. Also. our spray gun was leaking and make entire bathroom wet entire time. Tho this can be fixed. Rest the stay was good.

The location was nice. Just behind coconout tree hill and beach, lot of people start surfing there and you can access the beach easily. Its little 60 m from main road and the access road is little broken but it should be ok. The Mirissa city generally has less lighting across the city so carry your torcharound. The breakfast was decent. The shower is amzaing. There is good pressure and hot water comes the entire day.

This hotel is very nicely located close to the beach and with a beautiful view on Coconut Tree Hill. We only had one night here, but enjoyed our stay here! Would recommend.
