The one and only thing was that there was no refrigerator for our drinks to stay cold. But that’s it :)

We stayed here for 4 nights and it was perfect. We had a warm welcome from the family. The room was nice and spacious. Malidu (the host now) was really thinking along with us, about what we wanted to do and see and brought us everywhere we wanted to go. He even invited us to a New Year party with his friends and family (when we stayed here it was Singhalese New Year). We got super nice breakfast every morning with typical Sri Lankan food and fresh water.

Located a bit outside. Depending on your preference a tuk tuk is better. We enjoyed the walk through.

Air condition could work better, and as you are in the middle of nature, you may have some little visitors, but never inside our bedroom. But altogether really nice

We stayed for three nights here and the family who owns the apartments are were nice and friendly. Also the rooms are very clean and the WIFI works really good. The apartments are a bit outside, so you need to walk approx. 10 minutes to the main road but the view on the lions rock and to rice fields is really great.

Lots of mosquitos, but they can't exactly help that.

The staff were great! They were able to do laundry for us. It's in a great location! Next to a rice paddy which gives a full view of Lions rock! Short walk to some great restaurants. Mosquito nets provided.

There is NOTHING to complain about

The rooms were very clean. The garden was very well maintained. The two brothers were very helpful and very nice. They also offer tours such as safari. This is highly recommended! The location is perfect, in the middle of the rice fields. You also have a wonderful view of the Lion Rock. The breakfast was prepared with love and was very varied and very tasty! We would always stop here again!!!

One room has a little gap in door through which small lizard came to the room but it was nothing serious.

This place have an amazing view on sigiriya rock. Room was spacious bed was big also, Everything worked well. Breakfast was nice. It was also very peaceful place with sounds of a wildlife in morning. Overall we had a good experience with this hotel. Be aware there are lot of mosquitoes make sure you have everything properly closed.

The owner is very kind and helpfull. The view is outstanding, you can see the rice fields and the Lion rock from the terrace. Also there is a lake where you can walk or chill on the big terrace or garden in front of your room. At night you can hear the soothing animal noises. The rooms are very clean and big.

The room was really clean with a lot of space. The homestay is located in a very quiet and peaceful location, yet very close to the center of Sigirya. The view in front of the room is very nice. The host family is very kind, welcoming and supportive. We had a problem with our tuktuk and they fixed it for us. The breakfast was amazing. We had a very lovely stay and we recommend the Panoramic Royal Villa to everyone visiting Sigirya!!

Family bed and breakfast was a nice peaceful place to stay away from the other hotels and main Street. Still close enough if you want to walk to restaurants (10 min walk) Breakfast is decent and enough to get you started. They were kind enough to make it vegetarian for us. Facilities are suitable with enough space to relax in the room and outside your room for breakfast. It had nice views towards Lions rock looking across some rice fields. They are more than happy to help with the odd tuk tuk ride here and there and make suggestions. Showers are adequate unless you like really hot showers. Air con and fan is great and mozzie net over the bed helps too

Incredible villa owned by the lovely family! Room was specious and very clean, bathroom with hot water, there was a big terrace with an amazing view of rice fields and Sigiriya rock. The surrounding was quiet and beautiful, you are surrounded only by the nature. Breakfast was very tasty and big. The host was very very nice and helpful and offered us a ride to Pidurangala and a bus stop. I can truly recommend this place and it was one of the best stays in Sri Lanka :)

I loved the area, the welcome from the family the breakfast, everything about this place is magic!! ..ideal for 6/7 people with two rooms attached together and an amazing patio with panoramic views. Get a tuk tuk there and rent bikes for all view points surrounding..

A little bit far from Sigiriya on foot (15-20 minutes) and the street which is dark after sunset, there are some stray dogs running around.

The owners are a wonderful family which helped me with transport nearby Sigiriya, served delicious breakfast and a coconut from their tree! The room was comfortable and clean, spacious. There’s a garden outside which I strongly recommend to spend time in laying down and chilling. Sigiriya view from the gate.

The stay in sigirya has been lovely! we loved the guesthouse - you get a big, new room with AC, really clean bathroom, nice shower, a big patio with the ultimate Lion Rock View - everything for a really good price. We would totally recommend the guesthouse !

Everything was sooo good! One of the cleanest places we stayed in 5 months of traveling Low-Budget. The owners are so friendly and the included breakfast ist also very good! Since we love coconut-sambal they even made it extra for us for breakfast!

Such a beautiful place, run by a friendly family :-) the room was immaculate and spacious, the aircon worked well, the room has bottled water, a kettle, a hairdryer. We loved our delicious breakfast on the porch with views of lion rock. Our favourite stay in Sri Lanka!
