The food at breakfast can be improved for sure. We had half board, but we tried only breakfast since we were not that satisfied. You can find better choices on the beach. Also cold coconut available by the pool would be a plus. They have only warm ones.

The room was very spacious, comfortable and clean. The location on the beautiful Mirissa beach is a plus, however this comes with an disadvantage due to its proximity to the Beach Club. It was very difficult to sleep in the weekend, their party lasts until sunrise. Just to be clear, I am referring to the neighboring beach club, not the beach club of the hotel.

Although the beach front location is amazing, there were 3 nights (out of 6) with beach parties in nearby by restaurants which meant extremely loud, banging music from 6pm until 6am. Very little sleep on one of those nights. This isn’t the hotels fault but something to keep in mind. We had dinner at the hotel twice but it wasn’t particularly good. We found better food at restaurants outside the hotel. Staff on the front desk should learn from the staff in the restaurant. The main man on the desk not very friendly or welcoming, took a long time to look up and engage with us. Quite rude.

The best thing about the hotel is the beautiful beach front location. Lots of restaurants either side and not far from the main road with a supermarket, shops and more restaurants. Lovely pool area with lots of sun beds by the pool and on the beach. However you get asked so many times if you are from outside the hotel and staying you need to pay. The breakfast was good and had a good variety. The main man and lady there are so friendly and welcoming. It was our daughter’s birthday and they arranged a decorated table and a birthday cake. Rooms are big with excellent air con and a fan. Cleaned daily and bottles of water also provided daily.

The property is tired and needs refurbishment. For example my bathroom door jammed shut and could not be opened. Luckily I was not inside. Maintenance had to crawl through the bathroom window and open the door! Staff at the front desk could be friendlier and more service oriented. For instance I did not get an apology for the inconvenience of the bathroom door issue.

The location is excellent - right on the beach, in the center of Mirissa Bay. There is a spacious garden area with a pool and greenery with sun loungers which is a great place to relax and watch the ocean. Breakfast and dinner were included with my reservation, and the Sri Lankan food options varied every day and were tasty.

The AC was working quite poorly, it turned on but didn't really blow cold air. The pool temperature could have been a bit cooler, not a lot different to the air temperature. The cleaning personel were really keen on having us out of the room as early as possible in the morning and banged our door every 30 min from 8 am... this was quite annoying since the room wasn't cleaned until 2 or 3 pm anyway. One day they even forgot to clean it. The staff was otherwise really nice and helpful though.

Really nice location bang on Mirissa Beach with a lot of restaurants and bars surrounding it, the grocery store is just up the road and in general a great location if you are going to Mirissa. Not a lot happening at the hotel at night, but there are options on either side if you're up for a night out.

Great accommodation in an excellent position —- view from the Room to Balcony to Pool to Beach to Ocean! The hotel is situated at the head of a long string of bars & restaurants along the beachfront —- nothing to beat picking out your fish from the day's catch and then dining with your toes in the sand! And if you enjoy a cocktail, have a seat during Happy Hour (4pm till 9pm!) and spend all of 3USD per drink. Highly recommended.

Bathroom looks nice but the door's lock wasn't really working, also we had to shower in cold to room temperature water, we asked the staff to help us and they approached in a very nice manner but never really fixed it. There also some other minor issues that made feel that the value for money is not great.

They could not provide a baby cot. The airport transfer is a bit expensive, around 100 $.

Excellent location, right on the beach. All rooms have ocean views and a nice balcony. The pool is great and the food is delicious. We chose full board and did not regret that. For lunch, there were only 3 options to choose from but we always found something good (we mostly chose fish which was very fresh). Breakfast and dinner is a buffet. We traveled with a 9-month-old baby and we gave her fish and chicken from the buffet, also vegetables and fruits. Many fruits at all meals and fresh juice every morning( mango, papaya, watermelon, bananas, and many others. The staff is very friendly and smiling, especially when they see you with the baby :). The beach is one the most beautiful ones in Sri Lanka, and the view is breathtaking. There could be some big waves sometimes so you better be careful when entering the water with the baby. The pool offers the opportunity to relax and enjoy. They offer a breakfast box/package if you miss having it, as we did on the day of the departure. We missed the lunch one day and they were very kind to give us a plate full of fresh fruits for the baby :). They cleaned our room every day and the cleaning lady was very nice. Many thanks to all the staff and the owner who offered us a discount. We stayed there for 9 days.

The influx of day use guests using all the pool loungers . Although the staff were always helpful to move them around for you. Pool could have been a bit cleaner and a bit of maintenance needed on some buildings . More of a music mix around the pool needed as we listened to same songs 20 times over …. Also could be a little quieter on volume at times

Couple of recommendations: * We stayed here for a week. However we got asked 15 times per day what our room number was. To check if we were aloud to stay at the pool for free. Please stop doing this. Make sure that the staff remembers you so you feel welcome. * For us as a family with a young kid, the diner could have started earlier than 7pm, but I understand this is more a personal preference. * The location and bungalows feel and look superb. However, the main building looks a bit old and dirty, especially from the outside. When you are in your room, at the pool or inside the restaurant you don’t notice this. But I think it would improve the experience if the main building gets some attention.

The best location when traveling with a family. Food is great, swimming pool perfect and bungalows are spacious and clean. Millions dollar view of the ocean and beach!
