Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomAs mentioned in a few other reviews, some parts of the property are a little scruffy but it’s an old building and mostly has been well decorated. We had the annex room which was spacious and comfortable and had good AC but it is behind the house so doesn’t have a sea view as stated. The gate was very rarely opened when you rang it so we mostly ended up having to enter by walking through the restaurant next door and round to the beach. But all in all it was a lovely stay and we felt relaxed and at home there over our 11 nights.
The location is good- we found a good surf teacher 2 mins away (Sudda’s surf school) and a lovely yoga Shala looking out to the ocean (Amnia wellness). It was nice to have the pool and garden to relax in. The local staff were lovely and the breakfast was good. The resident puppies were a bonus too. Room was spacious and comfortable. Definitely not the cheapest in the area but rare to have somewhere on the beach with a pool that wasn’t a big hotel complex (most of these that we saw looked like they had much less character and were more hectic).

United KingdomRooms would be amazing if they had a deep clean and general maintenance tidy up but wasn't to much of a problem for us.
The Charm and decor of the villa is beautiful. Closeness to the beach is perfect. Surfing on your doorstep and only 500rps an hour. Space and outdoor seating. Breakfast was very good. The two puppies they have Mylala and Fuji. I wish we could adopt and bring home with us.

Sri LankaThe exterior of the house could do with some maintenance as it had been exposed to the elements.
The property is located very close to Weligama town (3-5 mins drive) but also secluded and quiet. The interior of the house was very pleasant and well maintained. The caretaker Saman was very friendly and accommodating. We were given a complimentary room upgrade as it was only us staying at the property that night, and this was great because our new room opened out directly to the pool, garden and beach. The property has direct access to the beach and this is monitored with 24/7 security so we were very safe.

United KingdomThe property is very luxurious and has lots of potential. However, it is a little bit run down and requires renovation work to go to another level. Regular maintenance, fumigation and upkeep is required but overall, we had a pleasant stay.
Santi Beach House is a wonderfully located property with direct beach access and amazing staff, particularly Mr Sanam, who looked after us and was always happy to help during our stay. The breakfast every morning and fresh coconuts were very well received by us!

United Arab EmiratesMany things required maintenance, we didn’t have hot water on day one due to a pipe leak, then day 2 the AC was leaking into the cupboards, day 3 the locks on the bedroom door stopped working and the microwave didn’t heat. I think the place needs some more love and care but understandable since the economic issues. $10 for breakfast also is very over priced, we hired a scooter in Mirissa for 1500 Laks per day and scooted to many lovely breakfast spots costing $2-3. Due to all these reasons we feel the overall cost of our stay was overpriced and we moved to another hotel down the road which cost half the price and had much better facilities.
Stayed in the king size bedroom and the bed was huge! Bathroom was lovely. Usable kitchen with everything to make food plus tea, coffee and biscuits available all day. Staff very accommodating and always available when needed. Nice access to beach for morning swims and great location right in between Welligama and Mirssa. I think a great place to book out as a party villa as there are speakers for music and only a few rooms so feels nice and intimate.

AustraliaOnly small things that mostly weren’t to do with the property - beach in front is a bit scungy and not great for swimming but we spent most of our time in the pool anyway. A bit too far to walk to Weligama proper\Mirissa due to the humidity but was cheap and easy to get tuk tuk. For the price point had expected daily housekeeping but didn’t really bother us not having. Also would be good to have a refillable shampoo in the shower as there was none. Whole place could use a bit if a freshen up with paint, fixing pool tiles but again didn’t bother us
Saman was a great host, helpful but unobtrusive. His breakfasts were some of the best meals we had in Sri Lanka. The house has a nice cosy feel with rustic furnishings and our room was more like a small apartment. Was lovely to sit on our balcony and look out over the sea. Liked being able to access snacks and tea and coffee. Also appreciated the efforts made to be environmentally friendly eg avoiding plastic water bottles etc

MalaysiaOn some ends it need small renovations ( around the pool the tiles where a bit broken) For us not a big deal, so not worth it to say
The interior was really beautiful and it’s next to the beach with a nice and clean pool. We almost had the house for us cause we booked 4 nights and only two nights there where other guests so it felt kinda like our house. They also have an helpful guard and the cutest dog <3 They also offer snacks, water, tea, coffee, oats and a lot of cooking ingredients for free.

Sri LankaEverything was perfect!
Loved our stay at Santi Beach House Weligama. The villa was right on the beach and we woke up each morning to the sound of the waves. After a terrible night before at the previous villa, it was a treat to finally have a massive comfy bed to sleep in. Santi was hidden gem in Weligama as it was the only place we found with character and charming Sri Lankan design.

EstoniaThe staff was on the premises, but a little bit difficult to find.
The house is a dream. Very different from any other hotel. It should be advertised as colonian style pearl. Like from Agatha Christie novel. Location perfectly between two towns, so it was easy to visit both of them by tuk tuk.

United KingdomI will await the rude response to our review as per previous replies to reviews, however I do feel that people need to know what they are signing up for when booking this accommodation. Firstly, the access to the property was very difficult. The gates at the front were locked and you had to wait for someone to come and open them. It also wasn’t easy to find especially in the dark. The appeal of having the beach on our doorstep was short lived when we were advised that the gate to the beach was locked at 6pm, meaning that you couldn’t walk along the beach for dinner, as you would have to walk all the way round when returning. We were advised by a member of staff that we would need to go round the front after this time. A Breakfast - we were shown a menu with two options each morning, granola or pancakes and fruit. When we came to pay, we were told it would be $8 each for breakfast, despite it being included. We were then shown a different side to the menu that was apparently the ‘included breakfast’ which we had never seen, and in all honesty would have preferred. The pool wasn’t clean in the morning and was full of dead flies that we had to ask to be removed. The room was covered in ants, and despite asking for the bin to be emptied, the difficulties with communication meant that it didn’t get done, increasing the amount of ants. They were all round the bath and shower along with being in the bed. The shower was absolutely disgusting (see photo attached). It was so low that even I (who is 5ft 5) couldn’t stand under it. There was also no hot water throughout our stay. It is certainly not worth the £370 we paid for 3 nights and was the worst accommodation we have stayed in so far. Its a shame as the staff are lovely, but unfortunately this was not enough to make up for it being unclean and unsatisfactory.
The staff were lovely. Saman went over and above to try and make our stay as good as possible. He always greeted us with a smile and gave us flowers at breakfast. He worked so hard and basically ran the entire villa himself.

AustraliaWell architectures home on the coast of Weligama beach. Waking up to a morning sunrise and watching the sunset over dinner made this property an absolute highlight. The beach at your doorstep for a quick afternoon dip and relaxing by the pool in the evening. Staff were extremely welcoming and attentive and the property had all the modern necessities. Loads of recommendation for eating out and best tourist stop in Weligama was helpful. Definitely heading back here for my next visit to Sri Lanka!!!

AustriaStay was too short! Hope to be back soon!
Perfect villa for a quiet and luxurious stay in weligama. Only 20meters to the beach (and it is the quiet part of weligama beach - not were all the surf schools, noisy beach bars and and big hotels are). Our room (upper floor - only 3 rooms total in main house - 2 rooms on upper floor) was very spacious with an incredible unobstructed view on the beach and an undeveloped piece of land with lots of king coconut trees/ jungle. Very large and comfortable double bed. Kitchen, pool, garden, interieur - all are very nice and charming. Good restaurants/ downtown is only away a 3min Tukutuk drive/ 20 min walk on the beach. The housemanager/ concierge Samen was very helpful, friendly and knowledgable - he even was installing a mosquitonet upon request before we arrived! And he is also very good cook if one has any wishes! All in all we had a 2 week holiday in paradise.
