How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Bulky dining chairs.
Spacious living area & own outdoor sitting garden area. Accessible bathroom & toilet (for 92 year old mother). Accessible access to unit from carpark. Full size kitchen with large fridge & a dishwasher was great. Closeness to beach, shops & takeaways.

Compact but lots of room. Each bedroom had ensuite. Beautiful bed linen, all utensils, plenty of plates curlery etc. Very welcoming and friendly. Best location close to stadium. Have stayed here many times and consistently received the same service. Will definitely return next year.

Spa pool non operative whilst we stayed. No washing machine inside the suite, however easy access to two machines and dryers near reception for a small nominal charge. Clothes rack in unit for terrace drying as desired.
The Penthouse suite was very comfortable and with windows to the east, north and west and sliding doors to a wrap around deck on the east and northern sides the unit was very light and airy with wonderful views to the Ocean, Mount Maunganui and through the kitchen window across Tauranga to the west. The onsite manager Rochelle was wonderful, friendly and assistive - we felt very much at home whilst staying there. Everything from towels, bedding, kitchenware, lounge suite etc was immaculate and clean, as were all fixtures and fittings, kitchen and bathroom. Parking was easy right outside the main reception/entrance door for use of the penthouse and another lower level unit. A lower level park accommodated vehicles for other units in the property. Local shops literally a 5 minute walk to an adjacent road, and the main Bayfair shopping mall a 5-6min car ride away. Good central location in the Papamoa - Mt Maunganui - Bayfair precinct and an easy walk to the beach. Suite set up with a very comfortable King Size main bed and two comfortable single beds, one beside the main bed, the other adjacent to the kitchen area so suited our family with two adults and two children.

Beautiful location. Very patient hotel manager regardless of the amount of family and kids we had this weekend. I would recommend this place for a more mature get away. Close to everything mall, pools etc location was amazing service was great. House keeping done and fresh towels replaced after the first night. As a previous house keeper working at a 5 star hotel myself, the bed was beautifully made and all facilities were awesome. The views were exceptional and I would really love to come back again next time just my partner and I what a beautiful place and I felt very welcome and the service too was exceptional. Never really got to thank the manager for letting us stay. I am truly grateful

-I couldn't find the late arrival box, but saying that someone was onsite thankfully.
-Was a-lot bigger than I expected. -Comfortable and felt very homely. -Great kitchen. All rooms had a small heater. -Clean and tidy. -Very quiet and dark to sleep. -Also HUGE bed.
