One thing I'd recommend for the room is to install a couple of coat hooks. It's a small but surprisingly important detail given it's the first thing you look for when you come inside from the cold. Also the luggage rack is on its last legs and should probably be replaced/repaired.

Lovely little place tucked away in a side street just 5 mins drive from the town centre. We thought the sleepout hideaway was just what we needed for a short stay. The room may have been small but it was well equipped with all the amenities we could have asked for.

Even though the unit is detached from the main house, we could hear the family in the mornings. There is an Oldtimer car parked right next to the unit and when it was sitting there idling, a lot of fumes entered the unit. Minor, but some hooks on the wall for hanging clothing would be nice.

Some noise in the mornings woke us up early.

Clean and comfy room. Having a mini kitchen was great. Host was accommodating and let us use their laundry which was extremely helpful. Didn't use the pool but it looked lovely. Air con was perfect.

We thought the location might be a problem as it was a bit outside of the city centre and we were unfamiliar with the area, however it was easy to navigate and the city centre layout map left in the room for us helped a lot.

Comfortable, quiet and clean. The owners were very friendly and told us about good places to visit, shop and eat. Parking was available for us.

Perfect location away from busy town but local enough for a quick walk to great coffee. Hosts are lovely with many suggestions for what to do around town. It was nice to see the kids roaming and playing, gave a very homely vibe. The bed and facilities were perfect!

Richmond pointed out to us that one of our tires was flat, on the morning we left. He offered his help and changed the tire for/with us. That was awesome - again: thanks a lot! The room is a little small, but it is perfectly fine for a few nights. The kitchen has everything you need for a good breakfast.

Thus was a beautiful little hideaway. Host was very helpful. Had everything we needed. Just a tad small when you are travelling with suitcases but we got round that.

It was further away from the town than I realised, probably more like a 30 to 40 minute walk. There were buses that you could catch close to the property but they weren’t very regular. I didn’t have car so struggled a bit with getting around and ended up getting taxis. I would suggest having a car if you’re staying here.

A very comfortable studio with nice facilities, perfect for a short stay. I was shown around by the owner when I got there, which was helpful for knowing how everything worked.

Very few details can be improved. Had ants on the kitchenette as forgotten to put an apple core in the rubbish bin the morning before the race but nothing terrible and no present if able to keep up the tidiness. Constant pool pump sound if you wanted have a wee nap during the day but was off early enough and on late enough for a quiet long sleep during the night. The lack of cooking facilities doesn't help the traveler on a budget that relies on cooking as a way of keeping the budget low so have in mind that you will have to have getaways, lunch or dinner outside.

Excellent location, only 3 km away from the Waipa mtb, Reedwoods and the Whaka 100 event races (main reason to travel to Rotorua), also not far walking from supermarket, and other shops. Bus stop was only a few meters away from the property so has a great connectivity with airport, town center and other attractions. Place was super tidy and clean, comfy bed, good water pressure on shower and internet connection. Hosts were very friendly and supportive, they provided some tools to help fixing some issue with the bicycle, also offered using the bbq and allow guests to use the property's pool; they looked after while still allowing privacy and space.
