The AC is extremely noisy, so bad for a new installation and remote didn't work all the time (same in 2 different rooms) The toilet seat was not cleaned properly and shower evacuations was not ok.

Nice hotel, with great location (old town at 15/20min walking) and the Robinson mall if you want to buy things. A Starbucks is at the entrance for the breakfast. Staff is nice and helpful The room are nice, water fountain are available, a rooftop is available with a kitchen.

We had a great time at Lyf Malate Manila! The property is very modern, with a lot of facilities and exceptionally clean. Also we felt really safe!  The most important thing is the kindness and the reactivity of all the members of the personnel. They made us feel more than welcome! They really deserve congratulations for their hard work. Special credits to Mr. Perry Lozano, who was very helpful with us! If we come back to Manila we will definitely choose again this place to stay.

I really wish they had a bar. It was disappointing that there was no real onsite bar or even mini cafe to have some food or a drink after a long day. There is a Starbucks next door but wasn't really what we were looking for. The bathroom is really small and that would be my only complaint about the room. The place is a bit far out from the best spots in town but getting taxis was easy,

I really loved how helpful the staff was and the two bedroom we stayed in was so spacious and comfy. There are also some really cool instagramable spots in the building for you to take photos. I stayed here twice in our stay so it's really great and affordable.

Staff extremely helpful. Big room and very comfortable. For those who complain about hot water just speak with the reception. Mine was not hot at all at the beginning but then they called the maintenance and in few minutes it was very hot. So very efficient staff.

Four separate rooms with either queen bed or two single beds, 8 people can comfortably fit in. Two separate bathrooms, 4 separate sinks are so comvenient. The big dining table and fully equipped kitchen enabled us to have our gathering with food and drink easily. The whole flat is clean and neat, we thoroughly enjoyed our stay. The roof top is a surprise bonus, we had a blast singing karaoke there. There are many food options within walking distance. Another plus point is, check out time is 12pm.

No hot water for shower in my room. Communal area ironing is an inconvenience. Lack of drinking water in room is problematic. Night time location - told it can be dangerous to walk in the area.

New and clean hotel with excellent decor. Concept of shared living is interesting to a point e.g kitchen, rooftop, ironing, laundry etc. Daytime location is minutes walking distance from Robinsons mall. Friendly staff especially Mr Tarrayo who was helpful and gave good advice. It has Has a nice gym.

When I arrived the water heater was turned off, so there was no hot water. The AC however was set to 16 degrees, and the room was actually that cold. It was freezing in there. There was a dog sniffing my luggage prior to check-in. You also don't check-out immediately. They also check-up on you if you've left the DND sign on the door.

The bed was comfortable and there was plenty of space. Everything was clean and tidy and the weird layout with all those pipes sticking out is actually extremely comfortable.

Slightly dirty floors and blow dryer was hard to find. The pool wasn’t accessible to us since we are not residents

Aesthetically pleasing and very accommodating and nice staff! They went above and beyond by setting up a shuttle service to take us to manila ocean park and to pick us up too!

Absolutely, everything was perfect! Clean, comfortable, spacious rooms, so bright and modern design! View on the city is amazing! There is a common kitchen on the roof deck with all equipment for cooking! And terrace on the roof 👍🏾👍🏾👍🏾 Extremely friendly and helpful staff, so attentive and nice! Highly recommend this place! I squished a large cockroach in the room on the first night, didnt see any more after that. There is only one vending machine and was only 1/3 stocked and half of those items had row malfunctions and wouldnt allow purchase, the washer/dryer has to be prepaid at front desk and someone must escort you to machine to tap a card and pay (very inconvenient and weird), they took the mats off the large cool chairs on the root top lounge so you could not sit on them (metal grates are not comfortable and it felt very unwelcoming), the elevators are not clearly marked and I got stuck in the wrong elevators repeatedly and it got obnoxious by the end of my stay.

Newer building, staff was polite, rooms were good size, better than other hotels I've stayed at in Manila by far but still had some issues.
