As the house is far away from the city, you have to agree on a dedicated arrival time in advance, which is difficult while travelling. The beds, pillows and blankets are a bit old.

The house is very big and the garden and pool are beautiful. Everything is well equipped and the communication with the rental company is very convenient. The house is not too cold inside.

Beautiful place. Everything is really like in the pictures. Well equipped kitchen, nice living room, bedrooms upstairs, nice garden, swimming pool and bbq. Water in the pool a bit cold in the beginning of April but still we could have a dip. It's a nice area with stunning views and some good restaurants

Check In was possible a bit late on arrival but very friendly and the agency helpful with everything. The trucks passing from time to time were not a problem because of the wall. So nothing really to complain.

beautiful house with a lovely garden and a pool to refresh. We loved to hang out in the garden and enjoy the quiteness and view. The house was equiped with everything need, plates, pots, towels etc. The living room was also nice to hang out. Parking is inside the property. The wall guarantees perfect privacy without taking any view. We were very lucky to get the house while beeing on the island already. I would definatelly want to come back. There are 3 restaurants in walking distance, all good. Peters Grutas witha nice view, you have to get over the bridge. Next supermarket is Continental at Santana.

Sunday evening the near-by go-kart track is a bit noisy. Even though we do love hard beds, these ones have been challenging.

It's an amazing place! Well equipped kitchen, nice living room and super cool garden with bbq place and pool. Almost no neighbours- only some chicken ;-)

Nothing to point. I chose this place for the area, for the vibe. For the peace that seems to show... And it showed me that! Just great!

Isolated house with great conditions to stay for undermine days! It has everything in it... Even things that you would remember (like a Christmas tree!). Really lovely place and super great energy. It has a continente supermarket 5min away, and a outside fruit market in Santana, with super cheap local products! Just amazing time.

- It is an agency you are dealing with, and not the owners. - The agency was way too pushy when having to schedule the check-in. They expect flexibility from you but show not much of that to you. - The agent doing the check-in started to call me before the meeting time and while I was driving. - Miscommunication between the agency and the owners and as a result miscommunication towards us. - Lack of basic necessities (some available, some partially, some absolutely not) - Little to no space in the house to hang towels to dry - The owners approach: a bit cheap and greedy while renting such a beautiful property. Several weeks before arrival I send them a message. Little did I know that I was talking to an agency, and not the owners. I asked them if they have (if they provide) washing up liquid, washing powder and softener, hairdryer, oil (for cooking), salt, pepper, ice tray(s), freezer. I emphasise this was a question and no request, in order to know what we needed to buy & what we didn't. They replied that they had it all. Shortly after arrival we discovered that there was no oil (we would have needed it for preparing lunch), no shower gel (luckily, we had it), only a few drops of liquid soap and 1 roll of toilet paper. We were not pleased for two reasons. Had we known these are not provided, we would’ve bought them before arrival. Second, when the owners showed up the next morning, they told us they do not provide everything we had asked about (and not for!), and they give one (!) toiler paper for the whole stay. This is a luxury villa with a higher price tag but hearing that the costs had got higher and for this reason they provide less basic necessities such as toilet paper left us shocked. The costs got higher all over the world, it is not only Madeira, but if you have such a property and you rent it for a higher price, then you ought not to be this greedy and bring your guests into an unpleasant and unexpected situation.

The location and the property are top. It is definitely one of the best properties I have ever been to. Pool, bbq place, beautiful garden, mountains around, beach close (10-15 min. walk). Though I mention a few cons, too, below, I did not do that to make you avoid this property but rather to warn you that the communication is not flawless and there might be some misunderstandings. Regardless of the negative experience described below, I still recommend them.
