The location is very good, just located outside the south gate of Itchan Qala. The environment and facilities are clean. They serve good breakfast with a fast manner. The staff can speak English and she was very nice to arrange transportation for me in and out of the city.

The guest house is located just next to the south gate of the walled old city and it is within walking distance of Kiva Railway Station. There are some small stores where you can buy fruits and vegetables inside and outside the old city. The friendly and attentive staff speaks good English, and breakfast was excellent. It was an amazing stay. An Italian traveler I met in Samarkand recommended this guest house, and I also highly recommend this hostel.

There was an occasion where the power was lost for about 30 minutes, which meant that there was no water or internet. This occurred without the knowledge of our hosts, who once informed, contacted the power company and the power was soon back on.

Our hosts were very helpful with us feeling like part of an extended family with them and most of the other people, who we shared the guest house with. From our airport pick-up, which was arranged through the guest house through to a personalised tour on our way back to the airport, by Maftoola, we really enjoyed all that the guest house had to offer. This includes the proximity of the guest house to the old city, the included breakfast, restaurant recommendations and the home made biscuits.

No privacy curtains or lockers in the dorm rooms. Sometimes there are few problems with the electricity but this is a problem in Khiva as a whole (owners do their best to keep the inconvenience to a minimum) Water pump was a bit loud

Great location next to the South Gate, one minute walk to the old town but fortunately just outside the noisy touristy area, close to all major attractions and shops. The owners are super friendly, welcoming, helpful and speak good English. Shared kitchen is well equipped, good Wi-Fi. Clean rooms, toilets and showers.

We loved our stay here! The owners are super sweet and welcoming, I really felt at home. The guesthouse is a great option for solo travelers or couples. It's close to the old town area but also not in the main touristic section, which gives a great feel for the life of the locals. I would definitely come back here if ever visiting Khiva again.

It would be nice to have secure storage in the shared room, like lockers or drawers. The water pump was a bit loud in the main living room and entranceway, but it wasn't a bother in the actual bedrooms. These are minor issues though and do not impact the overall quality of the stay.

Thank you to Miya, Timur, and of course little Yassine for the amazing stay! This place has a great location Right next to the south gate of the old city and it is clean and comfortable. The host family is amazing and gave me lots of tips, advice and recommendations in khiva, both the old and new cities, and they speak perfect English and Russian. You can also pay in many different currencies including dollars euros and rubles. They even give you free individual shampoo and soap even in the shared room, which is unusual but nice. I'll definitely stay here next time I come to khiva!

There was a bit of a smell in the bathroom in the morning, but no big deal.

The guesthouse is run by a very friendly family and has a large courtyard overlooking the walls of Khiva. I enjoyed being just outside the old city, as it allowed us to experience a bit of the city beyond all the tour groups lol. Staff speaks English and room is very comfortable.

Lovely guest house in an excellent location. Maya was very helpful and attentive, even providing a lovely meal to celebrate Nowruz which provided the opportunity to mingle with other guests and make some new connections. Highly recommend this accommodation for your time in Khiva, and a great price too!

You need to wait for a while for the hot water. Apart from that, I have nothing to complain.

Absolutely amazing. The hostel owner and Mia were heart-warming. They helped me with everything such as suggestions for restaurants and tips around Khiva City. I was really enjoying the time in the dining hall and chat with people. Breakfast was awesome and very filling as well. They also arranged a tour for travellers at a very affordable price. Definitely makes my days in Khiva and I would suggest it to everyone who visits Khiva.

The location was great. Super clean. Mrs. Mahnor was great and very kind with good English. As I was on fast in Ramadan she gave me dinner instead of breakfast. She was too kind that I felt shy. Guest house had many facilities and you feel at home here . I recommend it to everybody.
