Excellent location. Peaceful rooftop terrace where an excellent breakfast is served. Helpful family atmosphere and we went on a taxi ride with them to the mud forts which was really worthwhile.

the floorboard in dormitory room really needs an update, it’s squeaky all the time. The tap water has a weird smell I don’t know why, I’m sure it’s not usual in this area because I changed a hostel 2 days later and the tap water is fine. and a real piece of advice to you: talk to the mother instead of the son(actually you don’t get to see him very often anyway) if you need anything.

breakfast is beyond expectation I have to say, and no need to mention the good location, just a wall can lower the accommodation by nearly 50% who wouldn’t want that?

The shower goes from freezing to hot as hell constantly on a millisecond, impossible to have anything in between. Room was a little dusty (due to carpets everywhere)

Walls are thin , if you were a light sleeper which luckily I am not , you would find it difficult to sleep . It’s an old building so there is little they can do about it .

Not a big deal but there was a lack of hot water....but perhaps this was the time of day we were showering!

Shaq boss and his family were really welcoming and friendly. He and his mother speak English and he helped us organise a well priced tour to the desert fortresses. They were very relaxed and it felt as if we were staying in someone's house. The breakfast was great and massive and the room was comfortable. Thank you so much for a lovely stay.

The staff was more often than not simply not there. Finding them could be hard. Communication was difficult with everyone save the owner. The bathroom was in a relatively dire condition.

The location was great. The breakfast was unbeatable! The room was tidy and the mattresses quite warm. The hotel organised spontaneous trips to the nearby Qalas (age-old fortifications). The staff was very flexible and offered beds in their personal house (this included the transport to and fro).

The WiFi was weak and LTE is working on the terrace but it’s not a big problem.

The owners were very helpful and able to speak English. The room had own bathroom, tv and AC, was clean. Breakfast was enormous and delicious. You eat on the terrace with a nice view of old town :)

We had difficulty communicating in English. Breakfast didn’t seem very fresh. Our room was overlooking the terrace but at strange night hours we’d encounter some strangers either loud talking or sleeping under our window.

The hostess was very nice- she received us early in the morning and kindly gave us tea.

Staff specially Shahbaz and his wife were nice to us, so much attentive, welcoming and friendly, we compeletly like to stay there, it will be our choice for next trip to Khiva, location was wonderful, very close to historical places and toursit attractions, easy access to everywhere by Marshrutka(small bus)

The owner is not reliable. He charged me 20,000 uzbek som for a ride to Khiva train station, which is 2kms from the hotel. No Yandex in Khiva. I paid a private taxi from Urgench to Khiva (30kms) 50,000 som.

The person running the hostel was a bit difficult to interact with, the beds weren’t comfortable, the space felt a bit unclean, the bathroom was shared with the whole house and wasn’t in good condition.
