Lovely hotel walking distance from Itchan Kala - 2 mins. Family run and they go out of their way to help with everything. Catered for my baby son got milk, washed my bottles etc happily without any problems. Clean room and bathrooms. Made whatever we asked for breakfast. Arranged airport pick up through them which was smooth. Can’t complain and would stay here again. Please note they do not have a card machine . So either cash or bank transfer. However when we tried to bank transfer there was no account number or IBAN so had to go to atm and get cash, luckily the machine had enough . So I do feel cash is most sensible option .

A big plus is that the son speaks good english and was so nice to help with different things, among them organizing a private taxi from khiva to Bhukara for a fair price. Very comfortable beds and efficient heating for cold days! Good breakfast.

SpainVery close to downtown. The owners are very kind. We couldn’t have breakfast one day and they prepared a meal pack to take away. I would recommend this hotel when you stay in Khiva. Best Quality-price ratio. We were a group of people and we could select the size of rooms for the same price.

The location was superb, and the hosts were humble and friendly, there is a restaurant just behind the hotel where one may dine with family in a traditional outdoor tent or at a regular table-chair inside the restaurant. Hotel is famous among taxi drivers, we didn't face any difficulty in reaching to the facility, as Yandex service is not operational in Khiva, it was an added benefit for us. Breakfast was delicious. The Owner gifted us Traditional Uzbek bread as gift for our backward journey.

SingaporeThey tried to make a bit of extra money off us by offering a very bad exchange rate and trying to overcharge for the ride to the train station too. They were a bit hesitant to give us extra bottles of water to drink. But Farhad did accept our feedback.
The hotel is located 5 min from Itchan Kala. The room is small-ish but it is very cheerfully decorated and is very comfortable and clean. We did not mind the size of the room as it was so homely. The bathroom even has a hair dryer and a bathtub. In less space, they have beautifully arranged three beds and mirrors on both sides of the bathroom door. The staff is nice, especially the young son in the family - Farhad, who speaks English and does his best to make you feel at home. He and his uncle even drove us to the train station to see if we could get tickets for Bukhara. His grandparents are the cutest and sweetest people - they made breakfast for us and took effort to cook something vegetarian on request. It was delicious. The dry fruits, vegetables, fruits, potato katlama (kinda like a quesadilla), Uzbek bread, chai were all incredible and generous quantities.

Breakfast was excellent. Each morning they had a variety of food served. The hosts are incredible. It is a family owned hotel, new just a year old.. Our hosts were the most hospitable, they went above and beyond serving us and they made our stay so pleasant. The location is so central, just 2 minutes walk to Hiva sightseeing area. They took us anywhere we needed to go. They serve you with excellence. You can order dinner and the hosts make you delicious national dishes like Uzbek plot and somsa and etc. We were so impressed by their care and service. I give them 10 stars or more. A unique family serving with their best. Thank you Dilshat, his Papa and Mama!!!!! You were truly amazing to us.

ItalySimply perfect!!! This Uzbekistan family hotel is the perfect one to spend days in Khiva. it’s just few meters from the entrance to Khiva old center, it’s a very cosy and Uzbekistan style place. The owners are so kind and helpful, they made us feel like at home. Our double room was very clean, with a private bathroom. They served us a delicious breakfast in our room: green tea, bread, jam, eggs, cheese, cucumbers, cookies, sweets, snacks, etc., soooo goood!!! we recommend this place absolutely.

You’re treated like family as soon as you walk through the door and they really make sure to do anything possible to make you feel comfortable. The nephew of the family showed me around Khiva, for free, and was more than helpful. was served 3 meals a day which was not expected! Clean facilities, comfortable stay and all around magnificent. i HIGHLY recommend this place to absolutely anyone looking for a place in Khiva. super short walk to the center. I’ve been traveling Uzbekistan for 1 month now and this has been the best stay yet.
