The best thing about the stay was its location. The host was very gracious, kind, helpful, and guided us through our journey. The room was very clean, spacious, and beautiful. The breakfast spread showed a delicious range of Uzbekistan cuisine. Would definitely recommend staying at this wonderful place to have an awesome experience.

The location is perfect, the guest house is new and super clean, the breakfast very rich but what made the difference is the staff, or better the young lady and his brothers. She s very welcoming, deeply kind and helped me to recover my notebook forgotten in a taxi taken from the airport. Few times in our travels we find deeply genuine kind people and this is one of these.

Hard to find something. I can say some small detail: seat of toilet needed to be replaced (it worked but it was not comfortable: a small crack could scratch your legs). Double bed is attached to the wall on a side, so it is not very easy to get up if the partner is still sleeping. Call for prayer will probably wake you up at night, but this will happen everywhere in Khiva's ichan qala I suppose.

Position: inside walls, out of the busy area but you can reach attractions in 5 min walk. Large and clean bathroom. Room is also clean and wifi good. Nice place and nice furniture in the common area. The best things: Arslan is very helpful and nice man, and speak a good english. His mom makes amazing food for breakfast

Not an issue but I think one good way to elevate the experience is to have a bidet :)

This is my first guest house experience and it went incredibly well -- Arslan received us warmly even though we arrived late at night. The house is s-p-o-t-l-e-s-s and you'd immediately notice that the moment you arrive. Huge window facing a section of the fortress wall (the house at the quiet side of Ichan Qala) so there's a lot of natural light coming in. And Arslan even provided an additional chair for us to use for work even though I ended up working at the dining area because the place felt homey. Bed was comfy and again, everything was incredibly clean!

The best accommodation I stayed in whilst in Uzbekistan, this place is inside the Ichalon Kala, so just mins away from all the sights. There's a convenient mini store nearby and lots of restaurants around the inner old city My room was big in comparison to some of the other places I stayed at I felt safe being a solo traveller. Breakfast was great. On the day I was travelling they offered to organise a breakfast box to take to the airport because I wasn't going to be there fore breakfast

This family-run guesthouse has really warm atmosphere and attentive service. I only can confirm positive aspects mentioned by other guests: excellent location, clean, very good breakfast etc. They also arranged our pick-up at the airport.

As experienced traveler I can say without doubts: this is best guesthouse in whole Khiva area. It situated in quiet part of inner fortress just steps away from main sites. Hotel manage most kindest person of all who we met in our 3 week Uzbekistan trip - Arslan. He is not only extremely helpful to his guests, but also loves animals and take care of street kittens, so I strongly suggest all pet lovers to support him and stay in SAID-MAXSUM instead of other places in Khiva. Breakfast is hearty, internet - fast, beds - comfy, everything is new because its historical house renovated with lot of passion. Check all these wonderful decors! Wow! Pay attention also for very good transfers to and from airport/train station, what offers Arslan .It makes Your journey much more easier! All in all - simply great! Thank you very much again, Arslan! One day we will be back!

Great guesthouse near everything, Arslan take very good care of you, room is big, AC is silent, water are hot, bed are good. Wifi very good, and breakfast is very tasty and nice. Very quiet and lovely place, easy to recommend. You will not regret!

The outside temperature was over 40 degrees in the middle of July. In the Sun over 56. Finding a spring or autumn period for visiting Khiva should be a must!

We enjoy the best authentic meal cooked by our host's mother. Everything was strongly linked with Khiva's landscape and vibrations . Wonderful location inside the walls of ancient City! I offer 10 points because it is a perfect match with this incredible old place!

Nice family hotel. The owner is friendly. When our train from Bukhara arrived early, we were lucky the owner prepared the room for us, so we could shower and get some rest. The hotel is located in the city walls, in a quiet part of Khiva, very close to the highlights. Breakfast is really big and good with a lot of variety.

A tiny point, but it would be super useful for the street address to be added to the property’s Booking page instead of or in addition to the latitude and longitude coordinates, to help navigating to it.

Such a wonderful experience, sad my stay was not for longer though incredibly grateful that I was only charged for one night instead of the two I booked because my train did not arrive until 7am. Within the city walls of Khiva so all of the sights are a matter of minutes away. The house is newly built or renovated and is so comfortable, bedroom and en-suite bathroom both of the highest standard for the price. And perhaps the best aspect of all - the most generous and delicious breakfasts!

Everything at the property was immaculate and by far the most comfortable bed for me in Uzbekistan so far. The breakfasts are wonderfully prepared and scrumptious. Arslan was such an accommodating host and a pleasure to meet. The accommodation is in a peaceful location & ideally nestled so close to all the sites within Ichan Qala.
