The hotel is a series of townhouse like buildings right on the water. It's rocky, the walkable beach is not directly accessible from your room.

Friendly staff, sundries store in the front office. There is a restaurant across from the office and a street food vendor 20 feet from the main office.

Property is beach front but beach is not swimmable, certainly not if there is any surf, as there was during our stay. Wasn’t aware that the main road splits the property in two. We were given a rear ( garden room) at check in but the clerk moved us into a beach front room ( smaller but great view)

Very nice seafront location. Staff was friendly. Bar and restaurant were very good. Hotel is not in Road Town it’s in Apple Bay on the north shore.Close to nice beaches ( Smugglers cove) and other restos.

It was nice to have food service on site so as to not have to go off property. Also, we were very glad the band quit playing at 10pm as our room was right above where they were playing.

Very pleasant building with a wonderful sea view. Unfortunately our room was “garden view”, that’s no view. The beach in front of the hotel is very hard to go. No sand, big stones, rough sea. For surfing is good.

On busy nights, parking may be difficult to find.

Recent renovations and fresh paint. Excellent view of Jost from the flat. Housekeeping is good at their job. We like their breakfast and brunch offerings. Pancakes are very good.

We were in one of the rooms across the street that had not been updated so aesthetically it could have been improved. But bed was comfy and bathroom was fine.

Beach is a bit smaller and you need a cab to go anywhere but it’s a nice little hideaway and restaurant was pretty good.

The rooms were very tired. Big and comfortable but quite old fashioned.

The restaurant and shop were brilliant. The Sebastian Rum is gorgeous make sure you buy some.

The room we stayed in the Palm Villa, the bathroom window/blinds did not provide enough privacy, we had to put a towel on blinds for extra privacy. Recommended windows need to be painted for privacy or longer blinds, other wise all was good

The food at the restaurant was mediocre. Not many other options for food available on a Sunday. Had to taxi to Cane Garden Bay for other options and even then limited. The beach in front of the hotel is small and the surf is a bit rough.

Room was dated, but big, spacious and clean. The bed was comfortable enough. Pull out bed was not good, pushed it back in and our son slept on the couch. Nice view from our balcony. We were only there for one night before our flight. The villa is a short walk to the main restaurant/reception/beach. There are lots of fish to see if you can handle the surge of the ocean at this beach. Unfortunately it's a bit far from the airport, but the taxi was on time and no problem.

Unfortunately there was some construction while I was there but the guys where so sweet and one could move the beach chairs onto the beach so it was a mild inconvenience.

Staff where friendly, great restaurant and convenience store on sight. The best part was walking mere steps to both of those, not to mention the beautiful beach! Would stay again!
