Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomThoroughly enjoyed my stay with Co at Sapa Big Tree. Had an awesome couple of days trekking around the surrounding countryside as well as visiting the summit of Mount Fansipan. The family dinners Co puts together are a special time to become friendly with the other guests as well as Co and her family. The food is also the best I’ve had during the first 2 weeks of my Vietnam trip. Co goes above and beyond to arrange activities and make you feel welcome.

United KingdomNothing. We loved our stay. Not to do with the homestay, but It’s worth nothing that we visited in early April and it was so hot!! We packed too many layers that took up space in our bags when we didn’t need them.
I cannot recommend this homestay enough! Ms Co was a wonderful, welcoming host with a cosy little house right amongst the rice terraces. The communal areas and bathrooms were so clean and the double room was very comfortable. It was so peaceful and the food was some of the best we’ve had in Vietnam. We did a trek from Sapa town to the homestay which had stunning views. We also did a trek on our second day into the valley, through the local villages. Ms Co helped arrange all of this and was great with communication. Our guide Mama Zine was so lovely, had a hilarious sense of humour and now holds a very special place in our hearts. We cannot thank you all enough for looking after us and letting us into your home.

United KingdomNothing I wish I stayed more!
Cosy, simple, real tradition Hmong house. Just the traditional authentic experience in a self built wooden house with chickens, dogs and beautiful nature around you. Loved staying at Big Tree, it was so comfortable and clean. Thank you for having me, wish I’d stayed more. Unfortunately the end of my trip and returning home but I’ll be back here in Sa Pa and stay here again. Its located in the valley, close to local food places and some shops.

United StatesCareful, the neighbor’s dog will eat toilet paper, so keep the bathroom door closed. I was fine but if you’re someone who gets cold, it does get cold in here! You can ask for a jacket or an extra blanket.
Ko was incredibly kind, she brings such happy energy to the homestay and she is very helpful with things to do, with or without guides, and is very open about her life and interested in learning about yours. The facilities are good - two toilets, two showers, hot water works, wifi works, dorm beds are comfortable with mosquito nets and surprisingly private. Dinner here is a must, very worth it, it’s a huge amount and variety of food each night and it’s a great social center.

BelgiumOur experience at Sapa Big Tree Hmong Homestay was nothing short of magical. From the moment we arrived, we were welcomed into the warm embrace of Co, the most lovely host imaginable. Throughout our stay, we shared stories, we shared laughter and we shared tears; gaining valuable insights into Hmong culture, Co's life, and the breathtaking beauty of Sapa's nature. Co's genuine hospitality created an atmosphere of warmth and connection that made our stay truly memorable. (We also learned some great card games!) One highlight of our homestay was the opportunity to explore the surrounding area with Sung, our knowledgeable guide. Through a guided walk arranged by Co, we delved into the rich traditions of the Hmong people, learning about their use of indigenous plants, traditional crafts such as indigo dyeing and fabric weaving, and their farming practices. Sung's expertise and enthusiasm added depth to our experience, and she helped us select meaningful souvenirs that supported the local community. Just one thing to keep in mind: you are staying at a traditional Vietnamese house, built by Co and her husband themselves. There is no heating, apart from a cooking fire, so bring some warm clothes. Co lent me her warm jacket, as I was a bit unprepared for the colder temperatures in March! ALSO, THE FOOD IS SO AMAZING!

United StatesJust be aware you must take a taxi-I paid VD 250k-and the taxi drops you 300 meters away. You need to walk up a steep and somewhat slippery concrete path.
What makes Big Tree special is Ko. An absolutely terrific host. THAT is why it earns a 10. The place is simple, but authentic and comfortable. The food is delicious and generous. Ko really takes care of her guests. You won't go wrong booking here.

I absolutely loved everything! Co is the kindest and the most welcoming host I have ever met. She explained me a lot about the local life. She really took care I had the best authentic experience in her village, I had an opportunity to be invited to the local wedding, I am forever grateful for this experience. Co also organized private trekking in Sapa for me, I loved it. Her homestay is super cozy, she made a fire in her traditional kitchen so we could warm up during winter time. Her house is in the nature, I had a beautiful view on rice fields from the terrace. And I really liked the morning pancakes with honey, fruit and coffee/tea.

Everything! Co and her family are the most welcoming and hospitable hosts. Breakfast and dinner were delicious. The trekking we did was adventurous and beautiful. At night Co joins the guests for dinner and (drinking) games, creating a cosy and open atmosphere. This homestay is a gem, it was the best and most beautiful place we stayed in Vietnam. For us the location was perfect: smack dab in the middle of the rice paddies (you have to take a short but steep walk up to the house), peaceful and with amazing views. The rooms are basic but clean, the bathroom has a beautiful view and is very clean.

IrelandI really enjoyed my stay at Co’s place. It was comfortable and is located in the rice terraces, away from Sa Pa town. Co is warm and welcoming and I felt at home in her place. The family dinner and games afterwards were good fun and the food was delicious. The trekking that was arranged was also very enjoyable, allowing me to get an insight into Hmong life in the mountains. Co was always reachable and helped out with any requests. I thoroughly recommend.

AustraliaWe loved this place as a couple but on one of the nights there was no other guests, so this place can be quite relaxed and quiet during winter when less tourists are around.
We had a great 3 night stay with Co and her family in Sapa and found this homestay to be overall really good value. I would 100% recommend going trekking with her sister Ly and brother Joshua - the hike that we did through the rice paddies, bamboo forest and to a waterfall has been one of the highlights of our trip so far! Co was also very hospitable and we loved the family dinner each night, as we got to try so many delicious Hmong dishes, drink happy water and learn more about Hmong culture. Co’s dog was also adorable and greeted us every morning with a wagging tail.
