Hotel is located neareby local noisy route. Absence of aircondition is giving you two chances: sleep with ear protection in acceptable temperature or quite and hot and sweaty.

the lady boss, a little rude and grumpy most of the time except when we told her we will hv dinner & breakfast at the hotel restaurant and when we were checking out. no air conditioning (they claim it’s built into the ceiling though we found no vents)

for the "Baldachin" above the garden should be found another solution. it feels somehow to deeply , killing the atmosphere. I would also suggest to close the kitchen a bit later,

The staff (owners?) who checked us in/out were very rude, pushy about us having breakfast in the restaurant. I booked a room with a sofa bed - we did not get this room. The room was very warm!

Very nice short stay!

We had a very nice one night stay at the hotel. It is conveniently located right off the road. We got there kind of late but they were still there to check us in. We awoke early the next morning and took a walk to/thru the small town and along the river where we viewed the abbey we had visited the day before. The church bells rang. We returned to the hotel for a delicious breakfast.

The bike garage requires to negotiate a few stairs with the bicycle - not a great solution for an otherwise well conceived hotel.

The property is right next to the famous bike-path between Passau and Vienna.

Beds are too soft for my taste, but this is a personal opinion.

Unfortunately some of the staff were a little rude right from the moment of arrival and this gave us a bit of a disappointed feeling as we checked in. There was no one at reception and after ringing the bell twice and getting the attention of a member of staff we were simply instructed to „Wart/wait“. This was not a language issue as German was used. I had the feeling that we were an inconvenience rather than valued guests, especially after we declined to book a table at the restaurant for dinner. When we asked to pay for the local tax by card it was met with a look of annoyance. We also had to wait almost 15 minutes to check out as there was no one at reception again.

The bathroom was especially nice - new, high quality and spotless. The beds were also very comfortable. Fresh honey during the breakfast buffet was a real treat.

We book “comfortable double room with sitting area” This particular room presents on booking photos with balcony and sitting area facing to Dunau. At the reception first we receive a pretty dark room with small windows at the second floor in the attic. We told the reception that we booked “a view room” and the nice lady from reception told us smiling “It’s a view room yes! But it’s small view…” When we arrived in the room the room was small with no view at all, the window was high and small. We went back and ask the proper booked room. Finally we received a comfortable room with the “small view” this time, with NO SITTING area as in photos as was described THIS room. We went back they apologiesed and said that the rooms with the photos attached to our room are the balcony rooms! So long story on short! They sell something else than they deliver. PS the photos are still attached for this type of room!
