it was somewhat farther from the town center than I had expected; noise from the hallway (not that anyone was yelling, but I could hear people just talking from outside)

the staff were very helpful and accommodating; the room had a nice view of the garden; it was in a quiet residential area

The room we had was the smallest you could book but the ceiling is so high that it still feels really comfortable. They do a great job of making good use of the space.

Very charming hotel with excellent staff. They accommodated all requests and were incredibly friendly. The decor is beautiful, unique and fun and the breakfast was exceptional.

I could hear the TV in the room next door quite clearly and it wasn’t loud. But this didn’t last long so it definitely wouldn’t put me off from staying here again.

Great location, I love Georgian architecture & this boutique hotel does not disappoint. The artwork was fabulous. Breakfast was simply the best & the staff were brilliant. 🥰

The room was cold, we had to ask for the radiator to be put on and then when we returned later in the evening, it was off again. Luckily there was an oil filled radiator which warmed up the space.

The warm water in the shower took a long time and when it got finally hot it went boiling hot, also there were some weird spots in the bathroom walls..

They do call this out in the booking, but there is no elevator so you will have to walk up some flights of stairs. Not a problem for us and the staff even offer to carry your luggage which is really lovely! We were told that sometimes it takes a little while for the hot water to heat up because of the nature of the stunning building / but honestly took no more than 1 minute (and we were on the 3rd floor!)

Where to start / as soon as we booked, we were looking forward to staying here! The location of the hotel is fabulous (and appreciate the directions given because it wouldn't have been the vibe walking over Calton Hill) and is about a 10 minute walk to the New Town. We arrived VERY early from the train and had only asked to store our luggage until check-in, but our room was already ready which was such a lovely touch. Now the hotel looks exactly as the photos, the art work is such a lovely touch and you could spend hours having a gander. The room itself was stunning, with a fabulous bath and views of the city. The bed feels like you're sleeping on a cloud, which is needed after a long day of walking. As alot of the other reviews mentioned, what really makes this place extra special is the staff. From the moment we arrived we were greeted with such a warm, friendly manner / and even when we came home after our adventures - whoever was on reception always took 5/10 minutes to ask us how our day was, which was really lovely. No request was too big or too small and they really did go above and beyond. The breakfast also lives up to the hype in the reviews / it is fabulous value for money and a great way to start the day! It was truly such a lovely time staying here, and if it's available book now!

There was nothing for us to not like

Stunningly renovated grand Georgian House. Royal Terrace has an amazing outlook over the Firth of Forth. Fantastic location, close to nightlife and restaurants but so so quiet. Staff were incredibly friendly and welcoming. Exquisite contemporary art adorned the walls. Breakfast was exceptional. Didn’t get chance to experience the newly opened whiskey room but would have loved to if we had more time. Really generous touches in the room which was beautifully decorated and extremely comfortable. Thoroughly recommend.

It was a little far from some of the main attractions of Edinburgh but the views and the history of the building made up for the walk.

A beautiful and unique property. The restaurant, whisky lounge and artwork were exceptional. The room had thoughtful touches and a wonderful shower. The staff was friendly and helpful at every turn.
