    Decor, bedding, curtains all very dated and tired, plus Christmas decorations everywhere look like permanent fixtures (we stayed mid September)

    Great Service by very attentive and helpful owner, good location, 1.5mile walk or short bus trip into Edinburgh (very reliable + regular bus service) and comfy rooms. Free off road parking.

    The road is busy.

    Easy to find and parking on street availability. Well kept house, clean. In great location for Botanic Gardens and numerous walkways.

    Bathroom needed updating and room was dusty and quite cramped

    Very close to bus line for City. Host was lovely and helpful. Breakfast was good.

    Very caring owner. Breakfast was good. Decent place to stay. Price was high but that's more a function of the current UK market where vacations have become too expensive and not a problem with this particular place.

    The room was very clean and serviced daily, however the room decor is a little dated. This did not detract in any way and this Gusst house represents great value for money.

    Great location, on main bus routes for city centre. Bob is an extremely attentive and helpful host. Breakfast was superb, tea and coffee provided in the room and the room was serviced daily, which many places have stopped. Plenty of free parking.

    The room was comfortable but lots of fluff and dust around the edges of the room,Bathroom had an unusable toilet roll holder on the door which we kept catching ourselves on,the TV didn't pick any channels up but that didn't bother us as we were both shattered 🙂

    Bob was a fantastic host,couldn't fault him at all,breakfast was delicious,served quickly and piping hot,Bob was full of ideas and places for us to go as it was our first visit to Edinburgh,he gave us lots of information for buses and maps to help 😀

    The decor was of a time gone past but did not in anyway spoil our 2 night stay.

    Free parking, good breakfast and a great host. Pleasant walk into the centre of Edinburgh but also served by frequent buses.

    The room was small. Beds were uncomfortable (atleast in the room that we got). Not enough pressure in bathroom shower.

    Hosts were friendly and responsive. Location not far from city center.

    The heating was automatically switched off for nights when it was really cold outside. The equipments in the bathroom need a full upgrade, including the water heater.

    Reviews mention good breakfast but on arrival we were told they don't do breakfast. Room was very small and dated. In need of a good revamp. Towel on windowsill I presume for condensation and black mould round window. Chairs were old and dirty. Tv bracket on wall but tv sitting on dressing table so not easy to watch from bed. Duvet cover threadbare and holes stiched. Room just demonstrated a lack of care. Bed creaked so much it wakened us up every time we turned over.

    Location was easy enough to get to centre of Edinburgh by bus.

    Not a great greeting on arrival, room was very small, old and dated, mattresses were very old and lumpy. it was summer and no fan provided. Room was very expensive and no breakfast included.

    I can’t think of anything I would change.

    Bob cooks a very cook breakfast and is very efficient on service. The room was quiet, comfortable and very clean. Especially enjoyed conversation with them.

    Bigger TV required. Electrical sockets need updating as an extension lead was needed. wardrobe was small along with the compact shower.

    Sad to stay this is the worst place I've ever stayed. The owner wasn't the most cheerful or approachable. He had a dog that I wasn't aware of before booking and it would bark/yap and jump up at the gate early in the morning and when we came in and out of the property. The room (and hotel in general) was VERY dated and tacky. The toilet roll holder falls off the wall, the handle to the kettle was broken and had a big piece missing, no plugs near beds- had to use a number of extension leads to achieve this so my mum could use a socket. The Tv was absolutely ridiculous!! It was so small we couldn't see what we were watching and something myself and my mum still laugh about now. My bed was so uncomfortable- I had an awful backache my entire stay. My mum didn't seem to mind hers. The curtain wasn't fully hung- part of it was hanging down and they were difficult to open/close. The cherry on the top: Before arriving I requested early check-in which was not possible which was not a problem but the request for last checkout was approved and confirmed a new check-out time of between 13:00-14:00, however, on the final day at 12:00 we had a loud knock on the door from the cleaner who shouted at numerous times us to "get out now" as we apparently didn't have late check out and she needed to clean the room for the next guest.. I tried to explain we had a late check out approved and she told us again we needed to get out of the room and to speak to owner. I went straight downstairs to ask the owner about this and he was also very rude and told us we need to "get out now". I tried to show him the email confirming late check out that had been agreed but he refused to look at the email or let me explain why we were still in the property. He walked away while I was talking and repeated we needed to leave now. We left straight away with a very sour taste in our mouths.

    Easy check in, clean room. The owner gave us a little bus and walking route information and map when we arrived which was helpful.
