    The lift was not working but someone kindly carried my case upstairs and brought it down again.

    I gather the lift has been broken for some time.. Perhaps it's time to fix it

    The lift being broken both times we visited was not my favorite part. The staff was apologetic. The room was also a bit small.

    The room was comfortable and the staff was very friendly. Location was beautiful as well as the view.

    A few more welcoming smiles on the front desk would not go amiss.

    The private room on the top floor was spacious, warm and very comfortable. Huge bed! And with the lift temporarily out of order, I was able to exercise regularly. Breakfast was a generous treat. Top waiter service too.

    Fantastic breakfast! Really cozy library and interesting history. The view to Dean Village was really beautiful and quaint. Exceeded our expectations.

    Toilet in the room does not flush sometimes

    Clean and spacious room (Thank you for the upgrade!). Beautiful city view from the room. Free coffee/tea until 11pm. Very friendly and kind staff.

    The bathroom needs looking at. Shower in our room was very noisy and a bit awkward to use. The toilet doesn't flash all the time.

    Rooms could do with a refresh, shower was leaking, room could be cleaner. There's little sound proofing as it's an old building so can hear every step outside the door but luckily it wasn't very busy.

    Convenient location, nice area, great building with history and character. Staff were friendly. Nice breakfast.

    the hotel was fully booked so I was in a lower ground room, which was very comfortable and the little window I had still gave a great view, I just wish I had more windows!

    Location was brilliant in a handsome building in a lovely part of town, easy to walk to anywhere in the West end / loads of buses, and very close to the Scottish National Gallery of Modern Art. The library room was amazing and everyone was very friendly.

    The bed wasn’t very comfortable. The room could do with a fresh lick of paint. The radiator also wouldn’t lower in temperature. But great size and very clean with a new bathroom.

    Breakfast was great and staff were Lovely! Good location and the building is old and beautiful.

    The window didn't close well, but I appreciated the wind howling anyway

    The staff is friendly and always helpful, the place is charming, cosy and silent. The Dean Village is right behind and you can take long walks along the Water of Leith up to the seashore. The old town is just 10 minutes on foot away.

    Very sorry to leave negative comments but the below does need addressing, would stay again if the bag issue and staff interaction were addressed though. More engagement/interaction from staff is definitely required! Arrived quite early to drop off bags, fully aware check in is later (one of us has worked in hotels for 5+ years). A lady popped round to ask if we needed help as we had sat down near the desk to recombobulate. We asked to leave the bags and were directed to the side of the staircase. No names or anything were taken from us. I even asked if they needed that. Did not feel secure leaving out bags in a publicly accessible place all day. When we came back they were still there where anyone could have accessed them. Not secure and frankly bad practice. Set off for our day with a fair bit of anxiety and even messaged the property, no response! Only cleanliness issue is my partner found hair in the bath drain. Room was recently painted but the colour was quite bland/dull - a painting on the wall or painting the doorframe and door a different colour may help break it up a bit. Could hear the next door room quite loudly. Extremely slow lift. No instructions on breakfast given e.g sit down and order taken or self-serve, we came in and even the staff seemed a little lost and did not advise us.

    Absolutely superb location. We adored the antique and well kept Victorian features! Very tasty breakfast and stunning views from the breakfast room. The room was lovely and toasty and a VERY comfortable chair in the room near the window. Super comfy bed too, great night's sleep! Plenty of storage space. The shower was amazing, best pressure and temp! They are dog friendly which is delightful, even offering a breakfast menu for doggies. We didn't bring our girl as we managed to get a sitter but we would! Very sweet touch offering items to be in the room for arrival bought in from the local Tesco (flowers and chocs with a little card - even if they spelt my girlfriend's name wrong and left the prices on XD lovely handwriting). Special thanks to the PM receptionist who served us a drink late in the evening, very clearly spoken and polite especially without even knowing my girlfriend has hearing issues. Fascinating history of the place in the back of the bar menu, really adds some character to the hotel! Stunning little morning room up the first floor grand staircase! Hairdryer and fan provided in the bedroom cupboard if needed. 10-15 minute walk from Edinburgh Waverly.

    room was extremely hot , the reception area was very dusty , around the water cooler it looked like it hadn’t been cleaned for weeks due to system problems we didn’t get a copy of our bill

    Bed could be a double or larger. Stated a queen size, which makes you think its larger than a double, but it is my fault.

    The breakfast was in the top five of the best breakfasts I've had when staying in hotels. Attention to detail and stunning views.

    The bed didn’t have a soft headboard, the lamp connected to the wall didn’t work.

    The over all cleanliness of the room was satisfactory. But the bed sheets had stains and the fitted bed sheet came off very easily. However, the breakfast was a very high standard and would recommend to anyone who wanted to stay In Edinburgh at a reasonable price.

    This is a lovely place to stay with lovely rooms for guests to relax in, including the lounge and library. The breakfast menu was extensive and the food was very good. I would recommend it for tourists looking for a well located and interesting place to stay.

    Room had got a bit shabby since I last stayed. The lift kept breaking down. Service at breakfast was unpredictable though the food was lively.

    Great location. Beautiful library. Gorgeous house. Friendly staff. Free coffee machine 24/7.
