I booked through booking.com which said that the cost would be paid at the property, however, this did not happen. The property took the full total of the stay as well as a £100 deposit right after booking and then it stated that there was no refund available.

Excellent location. Food was wonderful, although there was a limit to two cups of tea and two slices of toast.

The hosts Frank and Jo great communicators and run the B&B with a smile. Good selection of breakfast food, freshly cooked. The breakfast room was light and well decorated as the rest of the house. Room had great view of hills, quiet location close to town centre. Added bonus of small fridge in room.

Great friendly hosts, who were helpful beyond our expectations when bad weather struck. The location is perfect for walking into Ambleside, and with the ability to leave our car on the private car park to the guest house too. Lovely outlook at the rear of the property over the fields and river.

There were restrictions on check-in time which was very stressful for us not being able to arrive within the time limit (since one of the party were coming from a ferry and the others needed to finish work before driving up to Ambleside). It worked OK in the end but I have never experienced this elsewhere - there is usually always a way of being able to arrive late if needed. Otherwise breakfast was good but the coffee really needs to be a bit stronger! It was cafetiere coffee but not enough coffee in it (we normally have this type at home so know how much is needed).

The location was perfect for our needs to participate in a wedding nearby. It was close to the village so easy to go there in the evening, and we were able to take a nice walk to Grasmere and back. The couple running the place were very friendly and helpful and we had an excellent breakfast choice. The rooms were very well presented and we had a lovely view.

We had a very good 3 days here, the breakfasts are delicious. The hosts are so friendly and look after you well. The property is spotless . All this and close to pubs restaurants and shops. We will definately be back.

Toiletries provided in the shower were of a nice quality but as they were in pump dispensers attached to the wall they could not be used for the bath. Luckily we had brought some along with us but this small issue could possibly be addressed by the hosts. The only other issue we had was, I believe, not the fault of the hosts but a problem with booking.com whose website asks for an estimated arrival time and I noted 2-3pm. We received an email from booking.com entitled “Special Request for your Reservation”. It stated “Brantholme Bed & Breakfast said: Check in Time Approved. We are pleased to let you know that the accommodation has confirmed that they will be able to arrange this for you. There will be no extra charge for this request.” Our requested check in time of 1400-1500 was noted along with the booking date. Further down were additional details noting the B&B’s normal check in time being 4-7pm, it also referred to their own online registration form which we should complete prior to arrival adding car registration numbers so we could park the cars at the B&B from 1pm on arrival day. We took advantage of this, parked the car and walked into town to get lunch and look around. We returned at 1445hrs expecting to check in but as the door was still locked I phoned to try and get access, my call was answered by Frank who told me that check was not until 4pm. I explained about the email I had received which indicated our earlier check in had been accepted by them however he said this was wrong and we had to wait. As it was a very rainy day and we were already soaked we did not want to walk back into town again (as he suggested) so we waited an hour sitting outside in the car. This was the only disappointment we had during our stay but Frank said this was an issue/problem caused by booking.com. This does need to be addressed to avoid disappointments for future guests.

Rooms were excellent; spacious, tastefully decorated, comfy bed, plenty of storage and hanging space, basically everything you needed. The bathroom was spotlessly clean with good fluffy towels. Breakfast was very good with plenty of choice.
