The decor needs refreshing and carpeting replacing in the main areas. Tho the hotel is under new management I would like to think that this will be addressed in the future. There was scaffolding at the front of the hotel up to the roof and two huge skips in the car park, full of furniture and building related rubbish. So they are clearly already doing some refurbishing of the hotel.

Initially the room I booked was a double but the bathroom was to small as I am disabled and need a little more room. I informed the front desk and they only had a double room available. This was a lovely room four post bed a large bathroom. Egyptian cotton bedding and fluffy towels. Poor internet though. Water pressure was great although cold water was slightly less than normal. Lovely old building with stained glass windows and lovely staircase. Breakfast was full English initially I thought it was smaller than normal, but it was more than adequate and set me up for the day. I was informed that the hotel was under new management. My only concern was that the hotel could benefit from a complete overhaul in decoration and carpets as these are looking very tiered in most areas. Broken glass in window and thread bare carpet on stairs. These things by no means detract from the overall stay but am swear that some people might find this an issue. I would recommend this hotel and would stay again if I am in the area.

Rooms and Hotel were nothing like pictures. In need of a major revamp throughout. Could feel all springs on mattress. Smoke alarm wires hanging out. Breakfast basic and no options other than a full English. Wasn't advised where to sit took 15mins for order to be taken.

Nice location and parking. Staff were friendly. Easy check in. (But not very English speaking) Room was clean. Toiletries n tea, coffee in room. Good size TV.

There were no curtains or blinds on bathroom windows, the windows were partly frosted but not good enough. There were no curtains on bedroom windows, and although there were blinds, they were not good enough and let in light at the edges. Very thin walls, could hear everything going on in the room next door(!) There was no way of using the overbed lights. The step between bathroom and bedroom was dangerous at night, the edge should have a contrast strip. Bar and restaurant facilities were very limited (possibly due to building work going on at the time). I had paid for breakfast, but although it had said available from 7, it was not available until 7.30 which was too late for my needs. For the price I paid I could have stayed in a motel with better facilities.

    It was OK,

The room hadn't been dusted in a while. There was a big crack in the basin and one couple woke us up at 2am having a blazing row that sounded like they were coming through the ceiling with all the banging.

It was very basic but for the cheap price it's what you would expect.

The room we had was in need of further renovation, considering that the hotel was meant to have undergone a renovation after being closed for a good time. (Painting and other works were being carried out while we were there) We also had a 1st night from hell with drunk abusive clientele. The staff at the hotel did not handle the situation well as the caos continued all night, and we were unable to sleep and felt quite threatened. Police finally came in the morning.

Situated in a good location for the town.

Walking up 2 flights of stairs was tiring but good exercise. I understand the hotel is undergoing restoration at the moment.

My breakfast was nice to be included in the price. My bed was very comfortable and the bathroom was very spacious with a good working shower too.

Highlighted a couple of minor details to reception that could be improved on for relatively little effort. There was hot water coming from the sink tap in the bathroom but shower not very warm.

Price including breakfast was very good but reflected the hotel is undergoing renovations. Location on the edge of Oldham is perfect next to Broadfield Park. Free parking on site.

Tables a bit small for two people with breakfast food, but we managed, radiator in room on all the time no valve fitted, shower either hot or cold really hard to balance.

Hotel is in a bad state, not clean, ripped carpets, smell from the bedding, loud music on Saturday night from the function hall went on after midnight. Breakfast was very poor. Car park was full of rubbish. Bathroom hot and cold mixer tap was difficult to get it right, shower head had no pressure and couldn't be adjusted. Holes on the wall from wall fixtures which been removed. Bed headboard had paint scratches all over.

The renovations impact on your stay, no question. However, we were well aware they were going on before we booked. So the say anything negative would be unfair.

The convenient location. The view overlooking the park. The grandeur of the building… especially when it’s finished. The staff were pleasant & constantly apologising for the work going on. We would stay again.

The breakfast area was spacious but barely had any tables, which made the entire space feel awkward - add this to the almost uncomfortable level of silence and it was quite an odd experience eating there. Some light ambient music would really help give the place some atmosphere. The furniture was also an odd mix and in need of updating.

Spacious room and spacious bathroom. Plenty of pillows. Ample free parking.
