    It sleeps 6 but would be a little tight. We are family of 5 and it works.

    Living area might be a squeeze if all beds were occupied (6) but we were only 2 so perfect space.

    The location was very central and close to both Oakham and Uppingham and Rutland Water.

    It would have been a nice touch if there had been some extras (e.g. cooking oil, foil, toiletries) in the cottage. I had assumed that for the price shampoo / conditioner / shower gel would be included but it was not. The double bed was also less comfy than I'd hoped - it was hard but the main thing was that you could feel the springs.

    Broccoli bottom was a lovely place to stay on a quiet little estate away from traffic noise aside from the occasional train. The cottage was as per the pictures and everything was very clean. There was a nice back garden and we had a visit from the dog each morning when he smelt our breakfast :) - this made my son very happy!

    We had a very squeaky bed which could do with either a new mattress or some oil on the springs :)

    It is situated in a very good location between the main towns and tourist attractions. The complex is very neat and tidy with easy parking away from the main road. We liked all the potted plants and flowers. Despite there being other families staying nearby at the same time, we heard no unnecessary noise. We also enjoyed the wildlife that we could spot in the fields adjacent.

    Patchy WiFi BUT we were in a remote location so expected this but had a needy teenager with us!!

    The terrace was lovely to watch the wildlife from. Lovely decor. Comfy beds. Friendly family onsite. Lovely dog too 😍 Perfect location to see all Rutland water has to offer. So quiet in the evenings! The Fox pub was just a short drive away served AMAZING food and were so friendly and helpful. Gorgeous pub!

    1. The heating was on everywhere at 27C and couldn't be turned down or off!! I imagine it was attached to the owner's house, but seriously we were baking and had to keep all the windows open to stay cool. Please fix this issue. 2. The single mattresses need to be looked at/replaced. Two of them were of definite concern, one of us had to sleep in the living room (!). The creaky bed was so creaky it kept awaking people in the room, and that mattress was well used - it needs replacing. 3. The walls between adjoining houses are so thin, the TV could be heard from next door easily - and it was on literally all the time(!). Late at nt and through to the morning... Recommend quiet hrs be implemented from 10am onwards as a first step forward.

    The general environment and setting was very pleasant:-)

    It needed a good dust, there were lots of cobwebs, in fact our host cleared some away from our bedroom door when we arrived. Not great. One of the kitchen cupboard doors was hanging off and we had to ask for milk. A couple of bottles of mineral water would have been welcome too. I think some cosmetic upgrades are needed and a few extra touches and it would be amazing.

    We had the warmest welcome and our host was very helpful. She got us a number of a local taxi firm who were very reliable. It was peaceful and very private. Beautiful setting. It was lovely to sit outside in the morning with coffee in the sunshine and watch the horses, rabbits and birds of prey. We loved that. Facilities were fine, but we had to ask for milk, which would have been better waiting in the fridge. However, our host got that for us straight away which was appreciated. Lovely shower. Bed was large and quite comfortable, but we could feel the join of the single mattresses, so maybe time for a new topper.

    there was no direct link to which holiday let we had, another person who worked local had to go find out where ourselves and other guests were staying. we initially had no heating or hot water and for a fair time was unable to contact anyone, this was sorted for the Friday, which was confirmed by a text message but when we woke Saturday again there was no heating or hot water, 2 of our guests had to go and knock on the door, where someone in the kitchen ignored them until they knocked on the window, again it was sorted but it was not great. also the toilet flush kept breaking and we had to keep putting it back on. for the cost of 2 nights we were not particularly happy or satisfied. shame as otherwise it was lovely.

    it was ideally situated, it was clean and enough space for our group
