Nothing that I could find fault with.

We could not fault anything with our stay and Abe was very welcoming and helpful. The room was large and very comfortable. Easy access on the bus route that takes you directly to Princes Street.

We only stayed here for one night, but we were very satisfied. The owner was very nice, and accessibility from the city center was perfect even at night. Close to the beach as well (we recommend using the bus), which of course we had to visit. The breakfast was modest, but tasted very good, and, most importantly, it was delivered to the room :). We can definitely recommend this accommodation.

The room was very comfortable and clean. Host was very attentive and helpful. Its on local bus route and easy to get to Edinburgh city. I will stay there again.

Because we arrived a day early, the heating for the room was off and the staff also menti9ned it went off in the building at midnight. We froze the whole night even with extra blankets they had. That was the only challenge.

I accidentally booked the wrong night and the staff was wonderful in changing it to a day early - thankfully the room was available! Breakfast was sent to the room and somple, yet delicious. Beds were comfortable.

The price and value of this stay compared to anywhere else in Edinburgh around Christmas means I can’t have anything bad to say about this place

Great place to stay, perfect location just outside Edinburgh. Beds were comfortable, extra blanket was perfect and soft. Lots of facilities, kettle, fridge and good shower/toilet especially for the price. Continental Breakfast served to the room was lovely and fresh, Abe was a lovely man who seemed to genuinely care about his guests, very helpful and knowledgable of the city. We are coming back to Edinburgh and will definitely be staying here again!!

The window frame was not very clean. Almost the entire time I was in the hotel there was no cold water in the tap; I thought there was none in the city. But it turned out that the maid had the opportunity to turn it on. It was difficult for me to wash my face with only hot water.

The room has a refrigerator, kettle, shower with a working extractor, fire alarm, the room was neat. Possibility of room cleaning every day. Clean bed, snow-white linens. Breakfast is brought to your room, no need to fight for it in a line of hungry guests. Very nice, responsive and friendly staff. There is heating and it is possible to open the window for ventilation.

Abby is a lovely man, nothing was too much trouble for him, he has great knowledge of the area, best places to visit/eat etc. Will definitely be staying here again next time I'm in Edinburgh. Oh, and breakfast is brought to your door as well every morning, can't beat it.

It would have been helpful to have a little information in the room, eg the bus routes throughout Edinburgh, and the way to pay to get the best deal when using them.

Everything!! It is even better than all the famous hotel chains I have ever lived in. Abe is so friendly and detail oriented. I need to leave early in the morning and he prepared the breakfast and sent to me at 6:45am, which is impressive and helpful for the full day travel. Hotel room is spacious and clean, you have everything. There is also a bus 44 right in front of the house, so quite convenient. If I come to Edinburgh again, for sure I will book again.

Perfect place to stay in, I really loved staying there. The place is close to the Holyrood park which is so so beautiful and peaceful. Also, it has good connection from the airport. The room was so cozy, I felt immediately at home, and it was so quiet, so no problems with the sleep, also the bed was comfortable. Abe was so sweet and welcoming and I really enjoyed the almost "breakfast in bed" the next day😁. Not sure why people are complaining about this, cause I enjoyed having breakfast in my peaceful room and everything was so good, even great coffee! I feel so grateful and I cannot recommend the place enough:)

Perfectly located accommodation, meticulously clean, affordable and lovely welcoming host. Short distance to city centre with a good choice of buses, restaurants and shops in walking distance, and close to beautiful walks to Arthur's Seat, the Salisbury Crags, Holyrood Park and Meadowfield Park. Utterly enjoyed my stay and would definitely book again.

Position is a little far from the centre, but there are numerous bus to connect often.

Wonderful experience, just for a night, but Abe made everything really smooth and well going. Even if I had to go early due to the flight, he made sure I had some breakfast with me. Very kind and welcome.
