Room faced the main road Loud

Room was upgraded across the street so we felt very disconnected. This was a special occasion and had to wait til much later for our room When they upgraded our room they said oh you are across the street where your luggage is and breakfast is not covered in this reservation. So we sought other arrangements. The room faced the main road which was very loud and every day we arrived an staff had blinds open which was disconcerting on the main road.

Unfortunately the many stairs were a little unexpected with our heavy luggage & also the room was quite small.

The hotel's facilities are less comprehensive than is to be expected at these prices. There is no reception desk so we wandered into the bar where we found a staff-member who called a colleague to check us in. Our rooms were well-decorated but low-ceilinged and very small; there was no mini-bar or fridge, and we had to cross a busy road to reach breakfast. The £20 surcharge for parking in an unsecured, open-air carpark in front of the hotel directly on a main road seemed excessive. Our dog could stay but was allowed neither to remain in the room alone nor to enter the restaurant.

A relatively high-end hotel with a nice cosy atmosphere centred on the bar/restaurant in the main building across the main road from our rooms. Breakfast is excellent and evening meals available in the same restaurant were very good.

We felt the parking should have been free for paying guests. £20 a day was quite a lot.

The staff and the food were all excellent. We felt really well looked after. Our room was warm and comfortable.

the room we stayed in was small (would have been OK), however the bathroom was beyond TINY. two people did not fit at the same time and even one person at a time was not "luxurious". Despite the great time we had at the Roseate, it was no where near a 5 star hotel.

Started with a very nice check in where we offered some tea and coffee. Super friendly staff, irrespective of whom you talked to, very nice and cozy atmosphere overall - truly what we were looking for in Edinburgh. Lovely attention to detail.

We loved the victorian townhouse and old fashioned furniture! The bed was absolutely amazing and we had a good night sleep after day of travelling. The restaurant had good quality food! And the breakfast was best ❤️

Please deep clean the carpet in the rooms.

The hotel itself is beautiful. The room we received needs a deep clean, the carpet was dirty. The room is quite small, good to make a reference that this is not ideal for two people. fantastic location, walking distance to the train station and Edinburgh.

Our bed was very small and the room was very small too with no bathtub 😢

Such a lovely hotel - beautiful rooms, helpful staff (who were happy to let us drop off our bags a few hours before check-in and later brought our bags into the room for us), very clean, and short walk to haymarket station. Cannot recommend this property enough. I definitely plan to stay there again in the future.

The hotel is extremely cozy and beautiful . The staff are amazing super helpful and super friendly. The location is perfect. It is very close to everything in Edinburgh including George street, princess street and the castle

We were there on one of the hottest days the city would get, unusually so. the room, which was otherwise very well appointed and comfortable, was warm, without air-conditioning. But the staff had provided a fan.

great location; close enough to the city center without being caught up in the tourist hustle. The staff, from the moment we walked in were all very friendly and accommodating. Delicious breakfast. We didn’t try the dinner, but maybe should have.
