The housekeeping didn’t visit to restock tea/coffee supplies, but we probably could have asked for that to be done.

Excellent location and very kind staff.

The rooms are very small but that is clear from the photos. It was worth it to be so central and with such good comfort.

The staff are so friendly and helpful. The location was absolutely perfect, could not be more central. We were worried of the noise given how central it was but couldn’t hear a thing in our room! Slept fantastic on a bank holiday weekend, full of party’s and hen dos going on. The bed itself was so comfy! Shower brilliant and modern.

For the location, I’d stay here again but I’d be aware of the noise at night and the firm beds.

For me, the beds were too firm but that’s so personal. Also given the proximity to the road it can be a bit loud so bring ear plugs. It would be nice if they were provided.

    Great location. Friendly staff.

Room so small it was hard for 2 people to move around. One had to crawl over the other to get in and out of bed. New definition of ‘small room’

It was so quaint to queue up to fill out a paper form with address and passport number. Just like the good old days. Take a good book as thr queue can take a while.

The price for the room was high. The beds were not at all comfy. The bathroom always had a terrible smell coming from the drains. The water overflowed from the shower out to the room.

If you want to get decent sleep, do not choose a room with the bed stuck among three walls that will force one of you to jump over the other person when they need to go to the bathroom during the night . Make sure your room doesn´t share one of the walls with the pub, otherwise you´ll get some night music that will interfere with your sleep. Also, if you´re on a business trip or want to start your day early, you should know that breakfast is served at the adjacent pub at 8 a.m. Not only they start that late but they´re not the fastest to prepare the items from the hot menu, so if you need an early start, you´ll have to give up breakfast completely. If you have mobility issues, make sure the lift goes to the floor where your room is. Ours was on the 2nd floor but the lift only took us to the 1st floor and then we had to take a rather long walk and go up some stairs.

The location is perfect. Very close (walking distance) to main attractions, even the hop-on-hop-off bus stops at the Grassmarket and there are many nice restaurants on the square. The staff was very friendly and helpful. Both the room and bathroom were clean.

On Friday and Saturday night the pub next door (connected to the hotel) was quite loud. We stayed on the 4th floor but could still hear it during the night. On Sunday night the pub's music was more subdued, and I imagine this would be the same most weekdays.

Location was great. Victoria Street is cute and there are a lot of restaurants/pubs nearby as well as several cute shops. Not too far from Waverley Station. The building seems to be historic (there was marker with a 17th century year on the side) but the inside is renovated and modern. I liked that there was a mini-fridge in the room.

The "small room" we booked is really small. You have to get your luggage to the 3rd floor on your own. The elevator goes up until the 1st floor...

The hotel ist very good located. You can reach many attractions in a few minutes walk. The breakfast you eat in an old pub in the same building. A little bit shabby but quite authentic.

Everything was perfect apart from one small thing, I arrived earlier and asked if I could leave my luggage before coming back and checking in. The hotel staff said it wasn't a problem. I thought the cases would be left in a baggage deposit area, but when I came back they were just stood in the corner of the hallway for anyone to access, as the reception desk is not always manned. However this did not spoil my stay and would still recommend the hotel.

Lovely big bathroom and bathroom towel, very comfortable bed. Room was quiet and cosy. I didn't have breakfast there so can't leave a review for that. Location was central 10mins on foot from Waverley station 15 to Princess St. 5 mins from the Royal mile. Lots of cafes and pubs near the hotel. good value for money, would stay again.
