    The stairs, we were on the top floor.

    Location was perfect from the train station and also the tram to the CBD

    Large bed but duvet barely fitted. Had to sleep in the middle where the join is. I would have liked some handrails on the stairs.

    Great location very close to Haymarket station and a 10-15 minute walk into the city centre. Some very nice cafes nearby for breakfast too. Our room was huge and very comfortable! We were here for a wedding and had some friends staying in the hotel too so it was handy that there was a bar to meet for a drink too

    The water ran a bit cold.

    The location is great, and the rooms at the back have beautiful garden views! The staff were amazing.

    These are not at all dealbreakers but the internet was not working well or at all. We were in the furthest building so assuming that’s why. There’s also only soap/shampoo, no conditioner, in the bathroom.

    Great location. The room was very comfortable and spacious. The space was also very pretty!

    The hotel was very tired, and the rooms really needed to be repaired and updated. Our room was very near the kitchen too which meant being woken by crashing plates. Staff were lovely and helpful. Way too expensive for what it was. Perhaps if it wasn't in such disrepair it would be OK...

    It would have been handy to have a small fridge.

    It was a delightful stay. The location is very central. The room was small but cosy, and having a small heater was really useful. The service was good too.

    Just as many other hotels in the UK, this is highly carpeted with heavy drapes, so people who are more sensitive to dust, etc. might find it a bit challenging. Coffee (just as everywhere in the UK) is not awesome, but definitely better than in some places.

    This is a lovely hotel with rooms spread out across multiple buildings within one street. The hotel is just a few minutes walk from Haymarket station and really a walking distance from the old town, so a perfect choice location-wise. The breakfast was lovely with hot options available. The staff deserves a score of 12/10.

    We booked a deluxe double room. We got room 43 which was located underground, facing the back of the house, even if it is mentioned that all rooms had a "view". Mobile data had no signal from there either and wifi didnt connect at all from our room until I went back to the reception desk where it finally asked me to sign in. Regardless it remained unstable the rest of the days as well. Unfortunately, my boyfriend couldn't connect at all so he was completely disconnected from the internet while in the room. The first room we got 43 felt dirty: spider webs at the ceiling corners, spider in the coffe cups, floor scratched all over with no carpets on it, arm chairs had dirty stains on them and one of them had a broken leg, the walls had stains and scratches everywhere, the flooring in the bathroom was cracked at corners as well with mold in the shower... All these really threw us off the minute we walked in. This "vintage" looking design looks pretty in pictures but in real life was pure kitsch as the furniture is painted in silver and gold (what?!), it helt old, used and simply cold and unwelcoming with furniture that felt like it was gathered from other rooms and brought here to make another room available for booking. Fortunately the friendly people at the reception understood that we didnt feel comfortable in that room and offered us to move our luggage the next day into another room when other guests left. That was when our stay became better for the remaining 2 nights as we received room 45 at the ground floor and facing the street, luminous and way cleaner. The wifi was still unstable though.

    After they changed our room because the first one underground felt damp, dirty and dusty, the 45 room at the ground floor had a very pleasant design with white and wood, had more light and overall felt clean, with quality appliances and nice touches here and there, coffee machine in the room etc. Would recommend this accommodation only if they provided such a room as the first one they offered us was definitely not "double deluxe".

    For heating, there was just one small heater, so it could get a bit cold at night.

    Very beautiful hotel in a rather quiet area yet still fairly close to the city center. Just a short walk to the tram, so getting to and from the airport is easy as well. The room was very nice, not too small and with a beautiful view into a garden area. Staff was very welcoming as well. All in all, it’s excellent value for money and I’d love to stay here again.

    Some members of the group had issues with the effectiveness of their shower on floor 2

    Excellent location, 1-2 min walk from both Haymarket bus station and Haymarket tram stop. Lots of great pubs and restaurants within vicinty too. Around a 10 minute stroll to Princes Street and 15 minute walk to central Grassmarket. Excellent coffee/breakfast cafe directly opposite hotel and Tesco Express around the corner. Parked the car for free all weekend in a nearby street recommended by friendly hotel staff.

    The hotel was mostly clean but my mom did notice dust on the teapot at breakfast. A little dusty in the bathroom also. Our shower didn't work (very little pressure and not enough heat) so had to use the sink for washing- room 61. Staff did offer another room but we were leaving the next day so not a massive issue for us during our short stay. The doors to rooms looked a little shabby, need a freshen up.

    I liked the size of the room. I liked how there was a hairdryer, iron and ironing board in the room. The decor and luxury feel to the reception and breakfast area was lovely. Staff were friendly and accommodating. The location of the hotel to the train station and tram stop was perfect for us.

    Parking is VERY expensive! We were lucky to be there over a bank holiday so no charges but £12 for the morning was exceptionally expensive

    Walking in to the enterance you can already tell the rooms will be nice by the double height ceilings but to be walking into the largest hotel room I’ve ever stayed in I was not expecting! STUNNING room for the price paid and dog friendly too

    The room was a bit noisy in the morning - we were in the second floor and you could hear when they started to prepare breakfast; beds were softer than I would appreciate but I guess that is a problem almost in the whole UK :)

    Good location within a walking distance from the city center; quite fancy looking older hotel with great value for money; tasty breakfast - you can choose from the bufet or menu or both. We appreciated the possibility to leave our luggae in the hotel after the check out.

    Heating, would be our only gripe.

    Family run business working hard as a team to deliver a good experience for guests. Nice bar area and comfortable bed. The room was cold and the radiator didn't seem to come on. However once the team provided a small heater we were nice and warm. Thanks for a nice stay. This hotel is in a great location to discover Edinburgh. The tram runs from outside the property right into town, also there is a train station in the same location right outside if you prefer.

    Staff could have been a bit more friendly. THE SHOWER WAS A DISASTER! The drain was blocked. Disgusting. The pillows were rock hard!!!!
