Nothing not to like, perhaps a little tricky to find, as entrance from main road isn’t easy to spot.

What a beautiful property ! One of the best places I’ve ever stayed, the staff was out of his way ( Greg) helpful from the minute I made the booking, giving help on how to get there and on arrival the warmest welcome ever. The hospitality was second to none, free drinks on arrival a tour and the most beautiful room ever. Breakfast was actually unbelievable! Fresh hot and so tasty , I cannot recommend this place enough

Location was gorgeous - very private and extremely comfortable. Historical interest too. Host was lovely and we kept in contact throughout the stay to book breakfasts each day. The breakfasts were exceptional - good value for money - beautifully cooked full breakfast or scrambled egg and smoked salmon, for example. Plenty of tea/coffee and toast/croissants/cereal/yoghurts/fruit too. Would 100% come back again. Thanks to Greig for making our stay so comfortable and welcoming Skye too!

Missed wardrobe space for our clothes as we were not able to open the large wardrobe's middle doors. Maybe it would have been possible with a very strong pull but we were afraid of braking the wooden knobs. However, we stayed only one night so it didn't matter.

We stayed one night only, left early and did not have time to have breakfast. We were welcomed by the friendly owner who made us (and our dog!) feel relaxed and at home. This was a hotel where we'd certainly like to stay longer in the future.

Some of the renovations could have been better. Bathroom door didn't quite close properly and windows frames didn't look great.

Amazing, pretty quiet location near Livingston. Greg is awesome, really friendly and helpful. The house looks really nice, with pretty big rooms and modern bathroom. Good WiFi.

Wi-Fi hit and miss. We felt breakfast should have been included in the price of the room.

Breakfast was brilliant, plentiful and lots of choice. Greig and the team were so welcoming and accommodating. Very easy going and helpful. The grounds are really nice and the house is full of interesting artefacts, paintings etc. A really lovely stay.

The house is beautiful. The hospitality was fantastic, the bedrooms spacious and with all the amenities. Location is great. A wonderful local breakfast is available and the dinning room is spectacular with traditional silverware.

Only thing I could comment upon was the sign saying 'private grounds' which was actually the main driveway entrance, just a little confusing.

Friendly greeting upon arrival, and I was made to feel at home. In very quiet location away from the main road, with expansive lawned are to the front complete with a large table and chairs (at which I ate a takeaway meal, very relaxing). The shower was good, the bedroom very large (3 bed to myself), TV and tea making facilities where spot on.

Room was a little dated, and no shower in bathroom.

Staff were lovely, room was clean and comfy and the wine and beer in the lounge was a nice touch.
