    Found the train noise difficult first night but after that got used to it

    Right by the footpaths to the nature reserves, Topsham etc. Very clean and comfortable. Lounge available for guests to use. Great to see no plastic used too.

    Lovely property. Quiet location and not far from our visits to Exeter and Topsham. Our room was large, comfortable and had all we needed for our two night stay. Tim was incredibly friendly and helpful and did everything he could to make my stay a pleasant one. Great cooked breakfast!! Would recommend! Thank you Tim.

    Access road is very narrow for a large car.

    The room was large, bright and quiet with a very comfortable bed. Tim was a friendly, generous and very helpful host, who did everything he could to make my stay over the Christmas period a pleasant one. Also enjoyed the walk down to the pub and the railway station along the narrow Devon country roads!

    The breakfast is very much geared towards those who want a traditional cooked breakfast. I'd like the option of yoghurt, fresh fruit and quality cereals e.g muesli and granola.

    Lane approaching property is very narrow. The earliest we could have breakfast was 8.30am,

    Made to feel welcome with relaxed atmosphere.

    Nothing not to like. If you enjoy B&Bs you will like it here. The guest rooms do not have views of the estuary, but you can use Tim’s “viewing hut” in his field opposite.

    Quiet and secluded but not far from Topsham on foot/bicycle and public transport options to Exmouth, Exeter and beyond. Tim is a kind and helpful host who will give as much or as little help as you want. Good breakfasts.

    There was nothing we did not like.

    Lovely and sensible to ask for our choice of breakfast the night before. All very well cooked, timely, nothing seemed to be too much trouble. Loved the patio doors onto the garden with our own space to sit outside. And the lounge/dining area at our dispsoal too.

    Nothing much really. Some people might be put off by the adjacent railway line, but there are only two trains an hour and you soon switch off to a few seconds noise as they go by (they stop overnight well)

    Hidden away at the end of the village, but a great location for accessing the Exe estuary cycle path and the Avocet rail line. Just a short walk along the cycle path to Topsham, and 90 minutes on foot to Exmouth and only 10 minutes walk from a really nice pub with a good restaurant. Nice freshly cooked breakfasts, and the porridge was great. Good to have a guests sitting room we could sit in with our friends staying in the room next door, and space each in the garden outside as well.

    there was little not to like however it would benefit from some upgrading at very little expense eg bedding , softer towels and tweaking of the breakfast menu.

    ideally situated especially for walking or cycling and easy access to the GWR train facilities. The owner. Tim, was very approachable , helpful and knowledgeable .

    Better quality teabags would be appreciated! Offer of earlier breakfast timing would be useful for some people.

    The host Tim went above and beyond to ensure our stay was comfortable and we had everything we needed. Tim was professional but added that little bit extra to make us feel at home.

    Noisy door handle when getting up at night to go to loo which woke up other person in room. (Minor irritation)

    Breakfast was a good start to the day. Exquisite location and very relaxing. The host was first class and attentive. I liked being the only guest ,having access to a lounge rather than be confined to a bedroom.

    No view of the river really from the house. But again just jump onto the cycle path and off you go.

    Clean, modern and very quiet location. you do get the trains going by but no worries.

    The room and situation was excellent. Very close to the bike trail which we utilised. Tim was accomodating to us arriving early and storing our bikes. We were travelling on elsewhere but will stay in this area longer next time.

    Location was amazing, Tim was an excellent host. Extra special hut in Tim's field overlooking the Estuary, provided the perfect end to each day with a glass of wine. Could not ask for more especially considering the excellent value for money.
