Afternoon tea not as good as last time breakfast very basic saying price gad increased by 50% outside was not as advertised in pictures very untudy pots full of weeds decking and furniture dirty with no cushions

The decking outside on the patio was slippy.

Great location and quiet, and good facilities. We just think the bed might need a new better quality mattress as you could feel springs on one side. We both have bad backs so this is more important than for other people perhaps. we found a few renegade maltesers on the floor from a previous stay, so maybe just a bit more attention to cleaning but overall very fresh.

We really appreciated the welcoming sandwiches/scones thank you and all the varied breakfast goodies. The oven for croissant cooking was a bit small and singed them and had to do one at a time, maybe just providing ready made ones would be easier.

There really wasnt anything that we didnt like. Wish we had been there longer.

The breakfast hamper was filled with good quality, fresh products. There really was nothing else that we could have wanted the facilities were excellent. The bed was very comfortable too. The location is beautiful.

Very cosy room in a nice small village. We staid there on our way for Blackpool. Very relaxing. The breakfast was really amazing.

My only issue was checking out. We tried doorbells, and I rang numerous times. I could even hear the phone ringing in the room I was stood outside of. I then tried ringing a few times throughout the day to make sure they got everything/it was all in order but there was no answer. Q key drop off box would be handy for when staff aren't able to be around :)

Wonderful room with with an incredibly comfortable bed! Bath was a fantastic size and there were two sinks for washing hands which was handy in the morning. There was an old sky box so we had a great variety of channels to watch, and a fresh bowl of fruit! It was by the river and easy to walk to the museum and ruins from the location. Wonderful little hidden gem!

Nothing to complain about unless you required the WiFi, which wouldn't connect

Room was cosy and welcoming, layout was good with two nice settees to relax on, one in front of the big TV and the other with a table. Bathroom was nice and airy with him and her sink basins and walk-in shower. Kettle, toaster, little oven and fridge were great and the surprise afternoon tea was a lovely bonus. Patio door leading out to nice little decked area with patio furniture. Overall a lovely room for a nice relaxing stay

Not a dislike, just a suggestion. A note on the location of the fridge would have been helpful.(it was a very hot day & putting perishable items in the fridge sooner would have been useful). Also a brief note on temperature/ cooking time for the pastries would have assisted. The afternoon tea was a lovely & unexpected addition on arrival. Thanks.

A few things about the property let it down. Only 2 out of 6 lights work in the bathroom. Base of the bed was broken and the mattress fell down where no slats are. The window blinds don't work.

Great room with all facilities provided, super 4 poster bed, great location on the Ribble Way. Afternoon tea provided which was very welcome, great TV, large bathroom with shower, friendly host.
