How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Dining around the table was difficult due to arrangement of the room - might be worth considering a bench along the wall to enable parties of more than 6 to sit at the table and for people to still come into and out of the room - but really that is not a major issue - was a fabulous festive get together for our family - thanks
House is in a great location - great parking for two cars - all the facilities were as advertised - great having the room on the ground floor and the receptions on the middle floor - really helped with our requirements

Nothing was lacking, everyone said they would visit again.
Great location, near town and Rutland Water. Spacious property, 2 bathroms and 3 toilets. Lovely patio area in garden which was south/west facing.

Liked it all. Would note that grill handle is broken which caused difficulty.
Location was really convenient for Rutland Water. Property was compact but large enough. Extra blackout blinds were useful. Close to park. Oakham centre was walkable.

close enough to the town centre to be able to walk there. Large enough for five individuals to be comfortable. A lovely patio for late afternoon relaxation. Good instructions for the leaving drill.

A couple of suggestions: The bath in the 'family' bathroom (i.e. not the ensuite) creaks very loudly when standung in it to take a shower. It feels as though a support has shifted. This should be rectified asap as it feels as though the bath is flexing, which could lead to cracks developing. Somewhere to hang towels to dry would be very good. A washing-up sponge and / or brush would be very helpful A few more teaspoons would be very useful.
Very clean. Suited our needs very well (two night stay either side of a family wedding)

Basically it was in a great location, very clean and well equipped. Owner rang before arrival, and was very friendly and explained well about the equipment and house. Whilst not suitable for disabled husband he managed very well with friends helping.
Good Location, very near to sailing and the child inflatables.

The property was very clean, well laid out and with a perfect location for Rutland Sailing Club. Communication with Lou was straight forward; she was very accommodating.

it was nicely furnished, up to date, clean, had parking for 2 cars. the location for walking to both the town and Rutland Water was great. had plenty of kitchen equipment and very clear instructions. good to have a tidy garden to sit in too.

May have missed the fact that it is 3 storey and two flights of stairs. Tap in bathroom basin very loose and flooded floor. A lighter weight duvet would have been welcome and at our age we still make our tea in a teapot but did not find one. Made it in the gravy boat! Key safe too high to see the code or operate comfortably. Name of Rutland View so expected to see the famous Water. Nevertheless, pleasant views of some fields over the play area. A street map in the property would be helpful. The partial map sent in advance showed a Barnsdale Restaurant nearby but obviously a Google error. We have holiday lets of our own so appreciate the various challenges.
A nice modern house in a quiet area about 7 minutes walk to Oakham High St. Good road instructions and communications.
