To be fair, we knew when we booked, but I did not like the separation of bathroom and toilet facilities.

Location was not too bad. There's an excellent Pub within walking distance. Everything was clean and in working order.

Simple, comfortable, no frills guest house with basic facilities and super efficient check in system via text msg. Room was clean, beds comfortable and only a 10 minute walk from the royal mile and grassmarket.

Was surprised that we didnt meet anyone during our entire stay! The codes to get in to the main door and our bedroom was something I had never experience before, but it worked out well!

Great location, walking distance to some nice pubs and restaurants. We were attending concert in Usher Hall and B&B was on a regular bus route.

We hadn't heard back about our request for feather free bedding. It had to be arranged by phone in the evening for the bedding to be changed.

The place seems a little run down. Got sent entry codes and as such no staff seemed to be on site. So if there's an issue with anything....tough.

Ray's did not have anyone on location except for the housekeeping staff. The housekeeper was great and asked us several times what we needed in our room. You need to have a working cell phone because they send you key codes to get into the front door and also a different one for your room. The front door code changed at least 3 times while we stayed at Ray's. If you don't have a working cell phone, it will be hard on you. We rescued a couple who did not have their room key code and their phone wasn't working correctly. If we had not happened along when we did, I am not sure how they would have gotten into their room that night. I am old school and still like to have a human being available on-site if issues arise.

I liked how clean the place was. The housekeeping staff were great. The location was nice and quiet, but close enough to get to the main tourist spot near the Royal Mile. For the price, Ray's met my expectations.

Not a problem for us in April but the room at the front would have lots of traffic noise in the summer if the window was open. There was not much space around the bed.

Good value, clean and safe. Very comfortable bed. Good shower. Room had everything we needed. Supermarket within 10 mins walk.

Communication with team could have been a little better. Although I was sent the code details to get into the property I didn't find it completely clear over message. I also messaged about a lost item and haven't received a response yet.

Really clean and comfortable room. Fresh towels, tea and coffee all provided. For shared bathroom and shower facilities both were exceptionally clean and pleasant to use. The bed was really comfortable and warm.

The road was a little busy so the sign on the building could have been a little bigger to make it a little more visible. Maybe an iron and ironing board in the room.

Room was clean, tidy, warm and quiet. There were plenty of amenities just a few minutes away. Parking was a bonus.

But the facility like getting filter water or kitchen area is not allowed little bit upset. No complimentary breakfast or at least they could provide us a water bottle.

The room was awesome, we stayed for 2 days worth to visit the place and value for money. Rest all good! It's a Budget and well secured through out the stay. All rooms and front door are protected by secure system.

Susan the owner was very accommodating. We drove up early in the morning for an event and were allowed to park in the car park long before check in. The check in process was hassle free. The room was lovely and clean.

Our bedroom was at the basement. Lovely, airy and clean. hardly get the mobile line and wifi. Recommended if you don't mind about it. Accessible via public transport.

Didn’t like the code system, they weren’t easy to use. Wasn’t sure if allowed in breakfast room or if breakfast was included as the room was locked.
