    Location was ideal right in the town centre and only a 10mintute walk from where we needed to be.

    Heating

    We arrived yust before the kitchen closed, but we're well treated and had excellent bar meals.Our room was very cold,due to an ill witting window (it's an old building. We complained, and extra heating was provided next day They don't do breakfast, which sorts us. Plenty of places around though. Enjoyed our stay.7

    Cleanliness wasn't really up to standard. The sheet on the double bed was dirty on one side and the toilet wasn't very clean.

    Great location in a nice area. Good decor.

    Shower was too hot, couldn't get it colder. Road noise was disturbing as only single glazed windows.

    Large comfy bed. Parking on site.

    We have stayed there before and this time were disappointed that some little touches were missing - no tv remote, no milk for the tea and no water glasses

    It was well situated in Oakham and the bed was really comfortable

    Two beds put together was slightly uncomfortable. Fridge didnt work in the bedroom which wasn't the end of the world but i think if they supply it then it should work. Security door at the side of the building was basically an open door with the security pad wrenched off so potentially anyone could walk in and out of the building without any effort. Would have been nice to perhaps have a separate key for a different entrance if we're back after midnight or a code for the door we could enter would have made us feel a bit more secure. We found it quite noisy in the bedroom from the pub downstairs but again not a major issue because it had finished by midnight but perhaps they should have said prior to booking that the rooms experience noise from the pub directly beneath. Despite two emails prior to our stay for varying questions we received no response and were told the person who responds to emails wasn't there and that if it's sent through booking.com they can't receive them? Didn't quite understand that but there was a slight language barrier so maybe more of a communication issue than bad service. Incredibly bright light directly outside our window all night which felt like daylight despite the blackout blind. Breakfast would have been a nice option even if it was a continental pack in the room.

    Good adequate facilities in our room. Good price Nice bar staff Nice bathroom although a little tired in places. Very clean

    No staff in property overnight & we weren't advised of keypad number, but the night entrance door had been wedged open with some paper. Burglar alarm went off 3 times during our 2 night stay. This is a pub, not a 4 star hotel as advertised on booking.com!

    Very central but nice & quiet at night. Friendly manager & staff.

    For us ,not too much to dislike.

    Very warm welcome from Bennie when we arrived. The food we had for dinner was really tasty, and served promptly,and with a smile.Our room was very warm and the bed very comfortable.Tea and coffee provided,and the use of a kettle as well as coffee maker. Bar area and dining area a little cold, but it was very cold outside! All in all we enjoyed our stay, and would stay again.

    The only thing I could fault was that the hotel which appears to be run separately but managed by the pub could do with ABIT more effort. The room was nice but remote was missing for TV and only 1 cup left in room although there were 2 of us staying. This was sorted by the staff which was great however took the edge of our stay. Little more attention needs to be put towards the little things such as the key code to access the hotel was hanging off the wall.

    It's a great pub, reasonably priced and staff were great. Location for the centre of Oakham was great. Hotel connected to pub.

    Not particularly clean, bin hadn’t been emptied, dusty on all surfaces, hair in the bathroom, bathroom was freezing cold as no heating. Not connected to pub either.

    There was a coffee maker in the room but a kettle would be useful.

    No breakfast included which we knew and room clean but for 4 adults not very comfortable - sofa bed pillows had no covers and when open hard to reach bathroom.

    The steps into the property and the stairs were quite steep. Not a problem for us but may be difficult for people with limited mobility.

    The staff were lovely. The room was small but comfortable and clean. Great location in the centre of town.

    It's a shame they don't offer breakfast. We appreciated having a parking space, but the one allocated to our room was tricky to get into.

    It was a great location, with easy access to everywhere in Oakham. We liked the angle poise lamps on our bedside tables. Staff were very friendly and helpful. The food was very good, and was good value.

    The room was dusty. No remote control available for the TV. The bathroom could have done with a clean.

    Staff were helpful and polite. The bed was very comfortable. the room was warm and cozy.

    Hotel was ok, staff were very pleasant and helpful. We had the family room for 3 guests, there were only 2 cups, 2 bottles of water, 2 tea bags and 2 milk. We had to ask for more which staff were very happy to help. The were no towels, which again staff were very happy to help but initially alot of running around. When we came to have a shower then shower head wouldn't move as the holder was broken and the water went everywhere so decided to have a bath instead, The shower switch to turn to bath was broken, the bath tap was very powerful and again went everywhere. There were shower gel bottles on the wall but both the shower gel and hand wash were empty. The bathroom window lever was broken and couldn't have the window open. The sofa bed pulled out to a double bed and spare bedding in a trunk, when checking there was no bed sheet so again had to ask staff. When I came to make the spare bed the duvet didnt have a cover but I didn't want to bother staff again. The toilet roll was very low with no spares left. Otherwise the room was very spacious, but could of done with a better clean. Bed was comfy and staff were very polite. The pub downstairs was quiet enough however come to 11pm and heard tables being moved around and people talking loud below our room, I put the TV on to drown out some of the noise but heard over the TV and sleep was terrible. This review has possibly come as no surprise to the owners by reading the other reviews nothing has changed.

    I wouldn't book again but hands up to the two ladies who were on shift for helping us.

    The bathroom had not been cleaned. Toothpaste and hair and stains around the sink. Hair and greasy stains around the toilet bowl. The bed had fresh sheets (I think) but quite a few hairs in and on the bed. Where my room is located it is right above a speaker in the pub downstairs and the music penetrates the floorboards very easily. Music is loud enough to feel like you are physically in the pub. Heating wasn't on the first night I was there, so the room was a little chilly. But was alright the next day

    Free parking on site. Nice staff I chatted with. Easy check-in. Good location.
