Beautifully decorated. Lovely wood burning stove when cold outside. Very comfortable and clean. Great location to explore streets of Hay and about. A very special place.

United KingdomThe bathroom and kitchen were downstairs and this was only a little problem for me as I have mobility issues. However, because of the age and structure of the property it was very well designed as no other option but to do that. Of note there is small toilet attached to gorgeous master bedroom with holds a beautiful vintage king sized bed which is very comfortable.
Gorgeous unusual property with original features and very comfortable in a fabulous location centre of town. Although central it was still very quiet and peaceful to stay there. It was well equipped in the kitchen with everything you could possibly want. Wonderful hot shower with pressure always a blessing with a bath if that is your preference. The pick up and drop of keys was easy and well explained. The host messaged with his details to me to ensure all was fine and to let him know if any issues he needed to deal with. Happily this was not the case.

United KingdomVentilation and cooling in the downstairs kitchen bathroom so couldn’t eat breakfast in there really. Not very comfy sitting/relaxing in the evening.
The property was well furnished in antiques and lovely pieces. We stayed in very hot weather and so the downstairs kitchen and bathroom were unbearably hot due to no openable ventilation and sun coming through the roof light but it’s well equipped and would certainly recommend it if you want to be right in the town.

United KingdomJames the owner contacted myself when we booked the accommodation through booking.com to tell us there was an extra fee for the 2 extra guests and would we be happy to pay it. We said yes and he said he would adjust the fee and we had till March to pay (as with booking.com normal procedure) The full payment came out of my account and I had a confirmation email stating I’d paid in full for four people so when we were on are way to hay on wye our day of arrival I was shocked to receive a personal message ( not through booking. Com) off James to ask for us to leave £120 cash in the kitchen for him to collect and it was the extra charge for the 2 extra guests. We were thrown by this as we had paid booking. Com in full for 4 guests also to be asked for cash and messaged privately on my personal number made us question this charge! When we contacted booking. Com they told us not to leave the money and we had paid in full. We did not leave the cash for James and If we had if we would have had no evidence or proof of payments. James had requested the money again the day after we came home and I sent him the booking. Com screenshot confirming we had paid and not to leave any money. James has apologised and offered a discount on another weekend but we won’t be going back . This spoilt our weekend away for my sisters birthday as we spent holiday time going through prices on websites contacting booking. Com and stressing about the extra payment and a confrontation with James had he turned up for the cash as first arranged. Luckily he didn’t get to collect it before our break finished as we would be out of pocket with no proof. Although booking.Com did come back to us very quickly we have questioned how many guests before us probably paid the cash without questioning meaning they would have paid twice and as of yet booking. Com have not commented overall our stay was lovely but the money situation really did ruin our stay.
The pavement palace is situated in the heart of hay on wye so perfect position to sight see, walk, eat out and shop. It’s a quirky property at the back of an antique shop and covers 2 floors. You go through a passageway to enter the property. There are no lights so you may need the light from your phone to find the key hole . There is a well equipped small kitchen (with washer & dryer) and bathroom downstairs . You have to step into a high bath for a shower so people with poor mobility may struggle as there isn’t a pull up bar to help you in. There are steep stairs up to a lounge and bedroom with a tiny toilet. The bedroom was nicely decorated with a really good sized bed and skylights so nice and bright. The upstairs toilet I’m guessing was a cupboard think mrs browns boys. It’s functional but if we used it we kept the door open as it’s an extremely little space. The lounge is large with low beams and a wood burner, there is a dinning table to seat 4 and a futon that pulls out to a bed with large 3 seater sofa . The lounge is situated at the front of property and you can see the clock tower, bakery and other shops from the front windows. The property is fine for a couple or 4 ladies sharing but 2 couples would struggle for space and privacy. The decor is cute and accommodation fine for a weekend away. The bell tower does chime a lot but we thought it was nice and it’s not like Big Ben so it’s a low chime. The passage to enter the property really needs a light as it’s spooky and you can’t see the keyhole. The kitchen had open food left in cupboards and dried up coffee I’m not sure If this was left for us or just forgotten but it would have been nice to have unopened sachets of coffee, sugar, tea & milk as pavement palace is a luxury accommodation a small welcome baskets would have been nice. The toilet upstairs is tiny and claustrophobic but clean and usable . We paid extra for the bed settee in the lounge as we there was 4 ladies sharing .

United KingdomUpon entering we immediatley noticed how unclean the place was. We saw the toaster first which was dirty, covered in crumbs inside, ouside and underneath. Every surface has a stain on it including the walls. The host came to help with some things the first night, noticed that the duvet cover was dirty but still put it on the bed to be changed another day. The skirting boards were covered in a thick layer of dust. The skylight blinds in the bedroom are incredibly difficult and upon trying, shower you in dust. The host came over straight away to do them for us which was very kind. The entire place is filled with feathers. Every cushion, the duvet and even the sofa is stuffed with them. Not great for allergies and asthma. Although we understand that this is luxury for some it is actually torture to others. Most people list feathers in their listing so that we can avoid the properties or at least enquire before booking. The host did come and change the duvet for us to what he had available and his family came over the next day with a new duvet that they had bought. This was excellent and ensured we could be more comfortable. (Here that the dirty bedding was also changed) The listing stated clocktower views from the property. This is untrue as you have to leave the property to see the clocktower. You do however get perfect sounds of the clocktower which chimes every 15 minutes. This is totally excessive and is not mentioned anywhere in the listing. We did not sleep well at all and although the clocktower is out of the properties control we feel like it should be mentioned in the listing so that earplugs can be brought along or alternativley the property shoudl be providing them. It is dark and dingy and incredibly cold. A log fire is provided but we decided not to use it due to asthma problems already. disturbed by feathers. There is heating which never seems to actually heat up and if you do manage to get a radiator warm it is stone cold again half an hour later.
The location is amazing and puts you right in the heart of Hay. The hosts were also very nice.

United KingdomThe bathroom, which needed shelving for toiletry bags and hooks for towels, plus a non slip mat as the shower was in the very deep bath. Also the extractor fan was not working. The bedroom had a vaulted ceiling with two skylights and one did not close properly which woke me up in the early hours. The duvet did not fit the king size bed. The ensuite was a toilet in a cupboard - very funny! The owner obviously wanted to preserve the antiquity of the building. The lounge needed another side table to put drinks on. This building would not be accessible to people with disabilities and should be stated on the information as there are many steps in different areas. Given the above we felt it was expensive here.
We stayed for a weekend and liked the location best in the centre of Hay. It was a quirky ancient building and cool which was lovely in the summer heat and there was plenty of space in the bedroom and adjoining lounge, though the lighting there was poor. There was no breakfast only tea and coffee supplied.
