    The entry to the upstairs rooms was a little dark and the stairs mildly difficult to navigate with it being night time when we arrived. Would suggest some sort of light along the stairs.

    The staff was so kind and courteous. They were very helpful getting us settled into the room. Bathroom/shower facilities very clean and well kept. The place was under some construction, but overall it is a great place to stay!

    The metal staircase at the back to reach the hotel is behind a pub, which if you were coming back alone late at night could make you a little worried. But there are 3 keys, one for the gate, one for main door and one for the room which makes it very difficult for anyone not staying there to get in.

    Breakfast is not included in the room rate which is understandable as the room charge is very low for such a clean and modern room. Basic but has everything you need and one of the cleanest hotels etc I have ever stayed in. Shared toilets but there are 2 with 1 bath and 3 showers in total, again, very clean. Train from Liverpool central to hotel is 12 minutes with the station around a mere 40 meters from hotel. MacDonalds, Domino’s and other eateries 2 minutes walk. Would certainly stay here again.

    This accommodation is directly above an active pub which doesn't seem to massivly cooperate with the accommodation owner, there is inevitably noise from music coming up through the floor. The smaller shared bathroom badly needs an extractor fan for toilet smells, not just for when the shower is on! You get the feeling that they need to get rid of guests ASAP on the morning of your departure; the loud cleaning noise started well before 10am, the checkout time.

    Good location near the train line. Nice bath in the big shared bathroom. The TV had the channels you'd expect, but needs to come away from the wall a bit more to make it easier to see. I really appreciated the cooled water that was available at the property. The WiFi was free but didn't work too well in my room. The windows kept put most of the road noise, which I appreciated.

    Sharing bathroom with other guests and no toilet in the room made it difficult when you have to get up in the night

    Me and my family choose the hotel, because of the later check out, that was written on the booking. But they kicked us out at the 10.00 instead of 10.30, that is why I am taking down the rating, because nobody warned us about this and we needed to pack our things in 10 minutes instead of 45.

    The hotel was fine, the location was very near the Anfield stadium. The rooms were big and the showers were clean and nice. We had coffee prepared at the room and also some biscuits. The check in was very quick and fine.

    The room was lovely and clean and my little boy absolutely loved it! We felt really safe and looked after by Ann who was on hand if we needed anything at all! We can’t wait to come back in the summer!

    We booked last minute and would have preferred bathroom within room but were aware it wasn’t and there was no issue.

    Great communication from Anne who is lovely giving us clear instructions beforehand and moving us to a room near the bathrooms. On arrival all was spotless with fresh towels. Bed was comfortable and room nice and dark due to blackout blinds.

    A nice guesthouse for a brief stay, but not for families

    The guesthouse is above a pub. The music from the pub below was far too loud. Thumping at 4pm in the afternoon and louder after 9pm. I wasn't enticed down to have a pint. The few minutes that I spent down there were a bit uncomfortable because of the noise. We had Room No.1, so the music didn't affect us as much, but the bathroom section & bedrooms further down the corridor were rattling and I'd imagine sleep was tough down there. We slept soundly though. The outside of the pub was grotty and the scaffolding was a bad look. A lovely guesthouse section, but the surroundings were a bit dingy. Fine for a flying visit to the city, but you wouldn't be writing home about the surroundings.

    Bathrooms were spacious. Showers were warm. Rooms were spotless. Beds were comfortable. Anne was a lovely host and very helpful. A lovely lady. McDonalds & Dominos located right across the road. And a supermarket too. Railway/Metro station a two minute walk & bus services right outside the guesthouse. Ideal for a flying visit. The guesthouse area of the facility was nice. We travelled to Liverpool for a game and it suited me and my 9 year old son fine for the brief time that we were there.

    The internet wasn't good, the smell of the hotel was a little bit stong . The beds we're so uncomfortable

    The location was excellent, with some bus station around and a rail station next to it. Next to the hotel there are a few markets, a Domino's and a Mc Donald's, it Is so helpful in some cases. The room was huge and iluminated.

    As there is a restaurant and bar downstairs, the nights (Sat-Sun) were a little noisy, it didn’t bother us but it could bother others. The showers could probably do with an update as the taps looked a little damaged.

    The room was comfortable, large and the shared bathrooms were very spacious and clean. Staff were lovely, very friendly and accommodating. We could come and go as we pleased but the place felt very secure. Would definitely stay here again if I were in the area.

    The women who welcomed us (don’t remeber her name unfortunately) was very friendly and showed us arround. Both of us forgot our charging adapter for UK sockets so she lent us her own one which was life saving for us - really appreciated it :)

    The outside had scaffolding but that cant be avoided. If anything though it made the experience better as we had low expectations immediately. These were soon corrected though.

    Great value for money. The room was very comfortable and the kids enjoyed it.

    Nothing. I didn’t see any staff during my stay, but had early starts and corridors and shared areas were obviously cleaned during the day, and had no difficulty accessing anything. Have seen reviews about there not being a breakfast provided, but that was never stated as being included when I searched, so I didn’t expect there to be (and there’s a McDonald’s very close if you’re into that).

    Ideal location with good transport links, next to rice lane train stop and on the A59 for bus routes in and out of central Liverpool. Room was homely with comforts (tv/kettle, easy-to-manage heating, bath towel) and ‘shared bathrooms’ were two large, well-kept bathrooms with shower cubicles (and one with a bath as well). There was also a fridge and microwave in the hallway, and the place felt safe and cared for. I was over from NI training doing some maritime training and this was a cosy and affordable base for me. Communication from Anne both pre, and on day of arrival, was fabulous and very helpful, making sure I found the place alright. Would certainly stay again.

    It is far from city center but reachable in 20 mins. 10 people for two bathrooms, you have to queue to use the toilet facilities.
