Based on Room 1, where we stayed for 1 night, I think the hotel was over-rated at 4 stars. The shower head could not be raised or lowered as it was supported with a screw. The bathroom window was in a rotten state. Both the headboard and chair had covers over them that gave the impression that they were there to protect/disguise something and the actual room looked better in the website photo than when we visited. I accept that the Red House is an historic building but it looked tired.

The host was very courteous and helpful and made us feel welcomed. The parking spaces were convenient as was the location close to the town centre.

Rooms are listed as having a private bathroom but some of these are outside the room and not private at all. This is only mentioned after booking. I would never book a room with an external bathroom and I didn't appreciate being put in this position. I messaged the property repeatedly before arrival to try to sort this out but was completely ignored. Once on site it was resolved fairly quickly and we were given a bedroom with an ensuite bathroom. However, I'd have preferred to have it sorted before arrival and think the listing should be more accurate - why not just put 'external bathroom' so that it's clear.

Good location within walking distance of town centre. Room was clean and quiet. There is public parking right outside the hotel and we had no problems getting a space. Staff were friendly and helpful once at the hotel. They provided a vegan option for breakfast which was appreciated.

For what we paid our expectations were exceeded, big bed, sofa, large shower and fan in room. The breakfast was very good and well worth the extra money required. The Red House is run by two ladies who are to be congratulated with what is provided.

It was very warm and we couldn't open the window Breakfast finished at 0900 which is a little early for a weekend There was a dearth of electrical sockets

Landlady was lovely, the breakfast was amazing and the room was spotless and quaintly comfortable, a really pleasant change from 'sterile chain hotels'. The Red House would be perfect for those fed-up with 'plastic hotels' offering impersonal service. The Landlady really made us feel at home and that nothing would have been too much trouble.

The wi-fi connection was poor. A toilet brush should be useful to keep the toilet tidy.

I did not see an option to add breakfast on the site ..so thought I would add it on arrival . Unfortunately was told that breakfast is fully booked . Bearing in mind breakfast is for guests only ..I thought this was a disappointing surprise .. perhaps by extending the breakfast hours ... It would be possible for all guests to have breakfast .

Location good for easy access to the centre , nice rooms ..clean and managed to get parked out the front ..down the road .

I did not appreciate that the room I booked had a remote (private) bathroom. We were able to upgrade to an ensuing twin room at no extra cost.

The TV didn't seem to be working, but I didn't really need it; excellent wifi meant I could enjoy podcasts or streaming channels.

The guest house is a Georgian town house very near the old centre of Grantham. I stayed in the annex - a second town house nearby. The owner was very accommodating in allowing me to pick up my key and leave bags before the official check-in time. The en-suite double room was very comfortable and tastefully furnished and overlooked a rear garden, so quiet. I hadn't booked breakfast, but fared well with the tea and coffee-making facilities provided in the room.
