    In some places the building was a little tired. As it is a combination of several adjacent buildings there were quite a few steps (up and down!) to be negotiated to reach our first floor room.

    Great location directly facing the sea. Very pleasant public rooms including two restaurants: a 'brasserie' located in the room where breakfast is served and 'Sea Spice' (Indian). The food was fine in both, the latter being particularly crowded. All the staff we dealt with were extremely helpful and friendly. Breakfast was very good; all served and a wide choice. Parking was easy and free - though might be an issue in the summer. Our room (at the back of the hotel) was okay, though a little small. The bathroom was quite large and light. Daily service with clean towels.

    Tap water in room was marked as unsuitable for consumption (bottled water was provided but not enough (2 very small bottles). Literature said you could go down to the dining area for bottle refills but we did not feel that was an acceptable solution after we had settled in our room Poor tea/coffee making facilities, compounded by lack of suitable drinking water in the room. Room and bathroom, although clean, felt a little shabby.

    I struggled to unlock the door of my room!

    Room - the bathroom was spacious with a good sized bath. The bed was very comfortable with really firm pillows and the drink facilities were good. I appreciated the bottles of water and also there was enough milk for the numbers of cups of tea that I had.

    The portion size of the dinner was too big. Need to give smaller portions then there would be less waste.

    The hotel was in a perfect location. Parking was okay could park on the street outside the hotel for free. The breakfast and dinner were delicious.

    Shame the lift wasn’t working - it would have been the icing on the cake.

    Hotel was being painted so paint fumes in corridors around our room ,also m6 friend go5 pain5 on her new jacket from wet doors , staff apologised and changed our room away from paint and paint fumes and took jacket and managed to get the paint out which was good but had to stay in the hotel in th3 evening as she didn’t have anothe4 jacket / coat to wear out .

    The lift was out of order throughout my visit. Several other guests were walking with sticks and had to struggle up the stairs which was unfortunate.

    Excellent breakfast options although no breakfast buffet so everything had to be brought by the waiting staff.

    The sound insulation was very poor from the room above us. We could hear every footstep and conversation from the people staying there and as they were late to bed this disturbed our sleep.

    We had a very enjoyable evening dinner with excellent food and wonderful service from Annie who having found out that it was our 50th wedding anniversary arranged for the chef to create a fantastic extra chocolate dessert with ‘happy 50th anniversary’ written in chocolate on the dish - such a lovely gesture.

    Staff were helpful when asked something but otherwise didn’t engage, apart from the cleaners who always smiled and said hello

    Lift wasn’t working and stairs were quite steep One or two of the older guests struggled with them. Staff were helpful on arrival with carrying luggage to the room Decor was tired in places Too many dogs

    The breakfast was good but I would sooner be able to see what’s available ie the fresh fruit and cereals/pastries before making my choice

    the wash basin was blocked, there were no net curtains on the bedroom window, but the staff rectifies both issues. thelift was not working

    Duvet far too warm. Hotel needs a little attention in terms of updating decor but it's still lovely and has a really nice atmosphere about it.

    The location is excellent. Breakfast really good and NOT buffet which was lovely...Good choice and quality products..

    Shower didn’t work which was a real shame.

    Beautiful building, brilliant location right across from the beach and just a few minutes walk from town. Loads of free unrestricted parking in front of the hotel. Lovely friendly staff and very dog friendly. Loved it!

    It is in (desperate) need of some TLC on the exterior. The peeling paint around the windows gives a really dilapidated feel to the place.

    Great location. Reasonable parking availability. Good range of breakfast times.

    Parking out the front is in one long car park. I found space but i imagine it gets busy.

    I had a room above the bar, wasn't noisy. The view would have been amazing if not for the poor weather when i stayed.

    Some parts of the hotel are a little dated.

    The breakfast was very good. Lots of options and great service throughout our stay. Was lucky enough to be offered an upgraded room which was extra special for my wife’s birthday. Location was very well situated looking over the beach of Aldeburgh.

    The additional plugs were a it hard to find.... a very minor point. The bathroom sealant needs a bit of attention... but also very minor point

    I was a little unsure as I'd not stayed there before... and the outside looked like it would benefit from a bit of upkeep and I was worried that the rooms might be the same... but no! The inside was really great... my room (21) was really well presented with EVERYTHING that I needed and more! Very comfy double bed... warm... excellent quality furnishing... the breakfast was superb and they delivered everything that I asked for (a number of variations!)... great location on the sea front too! The price was great for B&B in a hotel. The staff at reception and at breakfast were friendly, professional and helpful.

    no plug next to the bed , i use a cpap machine which i need to plug in to breath at night, but i was supplied with an extention lead

    breakfast was great the room could do with a little tlc but was ok i would stay again, could just do with more staff , the staff they did have were great and did many jobs each
