Not the biggest drawback but there were a lot of mosquitos.

The studio was very clean, beautiful and comfortable. We used the kitchenette and it was perfectly functional. The staff was super kind.

The room was clean. There is everything what you need. Location is good - small walk to downtown. Best place to stay in Zadar. Staff was very friendly. Recommend :)

It is really close to the beach and the location is ideal in regards to that (but keep in mind that the city center and central bus station are a bit away)

Main point I didn't like was 1 key fits all doors, the 1 key we were given fitted the front door which everyone uses and then our apartment , I did question it with receiption and was told it's a special key, after a quick google you can get keys like this be I personally can't see an apartment paying all that money for one of these locks. So we put something behind the door each time.

Plenty of parking on a night, but becareful as during the day it's very busy and you can easy get blocked in, not really sure why there was so many cars, maybe the offices under the apartment block.

The place was very clean and accessible to the bus station. The beach was also just nearby and there were many restaurants in the area. The staffs were very friendly and helpful.

Great place, absolutely spotless. Everything you need for self catering. Great friendly staff and literally 5 mins walk to a beautiful beach. Bus stop to Zadar 3 mins walk from property with regular buses that only cost 1.60 Euro to Zadar centre.

We never stayed and they didn't give us the money. they had the address wrong. 40min even further. We asked for a refund because we wanted a place closer. And I am still claiming the return due to an error on their part. so I don't recommend it. They had zero empathy. with a mistake from them on top!

there were 60 steps up to our room and no elevator. my friend who was with me has a medical condition she was exhausted and had to stay in at times as wouldn’t be able to climb the steps no cleaning while we were there had to empty our own bins. ask for more toilet roll we asked for a floor brush to sweep our floor desperate smell in the bathroom from plug holes we had to try and block them smell of smoke in apartment noise was serious at night from other rooms but no reception to phone to make a complaint . I approached the people myself and told them I was calling the police said on web site a garden to sit in but no garden there I could write a book on my week . it was a BIG letdown I will NEVER book through you again it cost us more than anyone I know who were staying in better locations and excellent facilities.

Building works directly across the road monday till Friday shocking.cant blame the guest house for that..but I can blame them for the rudeness of the first evening..the rudeness of the female that answered was a disgrace.down right rude. Eventually I got a text to unlock the key..im in the room 4 days later I get a call to check in.?..The showers in the room floods like mad..you are better off washing in the sink..its very hard to sleep with doors banging..I dont think I'd ever stay here again

The room was clean,bright,enough room for one person..if 2 people stayed not so good .easy trip to town on the bus 5 or 8...definitely not an ideal spot for solo travler like my self..lots of other places in the old town for the same amount of euros

Firstly, the property has not made us aware that at the same they will host a school trip. This was miserable, loud kids, singing, dancing, shouting, screaming, playing a ball and not caring about other guests. I believe if they host such a big group of children, they should have informed us, especially given the terrible acoustic of the guesthouse. Funny enough we have made two complaints about the noise however these have been completely ignored and there was no improvement throughout our stay there. Secondly, on the opposite side of the road there are huge rock drilling works. starting as early as 8 making impossible to sleep. Not only was the noise the issue but also the vibrations. Also, this kind of drilling characterises a very particular noice which is significantly unpleasant for the ears and might cause a pain. Lastly, this is advertised as a 3-star property nevertheless they do not provide a kettle or additional toilet paper which was in particular odd to us. We have even asked for a spare kettle, nevertheless they stated they do not have any available at the moment.

The location was very convenient, close to the beach, restaurants, bar/cafes, bakeries and shops.

The elevator is missing for the third floor. Of course, no elevator in the property, it is a joke.

the location the mouldy shower the dirty windows staff attitude on the side of a very busy road did I mention location . we spent the first day of our stay looking for alternative accommodation. Found it at Villa Eliana

Bedding was an issue - we didn’t realise until we arrived home late at night and couldn’t contact anyone on reception. only one small top sheet that covered maybe 1/3 of the bed, and a small blanket. found a duvet in the cupboard but it had no cover on it and was heavily stained. had neighbours arrive in around 1am very loud and could hear them throughout the halls

good location - easy to walk to nearby beaches,bars and restaurants. check in was easy with great flexibility from staff.

Everything else ! First, you don't meet anybody from this guesthouse. I arrived at night and it was very difficult to find the location (even with the pictures they've send it to me) Opening the keybox at night was nit convenient at all. The smell of sewer in the bathroom was very strong ! Even with the bathroom door closed the smell of it woke me up in the middle of the night ! The white towels are full of stains: even if they are clean, they look dirty... There is a light (which I didn't understand the purpose of, nor how to turn it off) that stays on all the time and creates a light nuisance all night. And finally, the only person I met was the cleaning lady who opened the door to my room without even knocking or asking if anyone was in there!

Bed is really comfortable, nice balcony with the garden view.

Room under roof. Sloping roof so we hit our heads standing up! Both of us over 60 and they give us room 6 flights of stairs up and no lift! Also plumbing bad so toilet had bad smell. Refused to move us as they said they were booked out. Absolutely un acceptable!
