Great location in the top end of Seminyak just off the main road within walking distance of lots of good coffee shops, bakeries, bars, money changers and well known restaurants. Quiet, private and spacious villas some with warm pools (full sun). Villas have a car for free local drop off in the Seminyak area (very convenient). Excellent wifi, simple and tasty complementary breakfast and staff that are only too happy to assist in any way.

We had no hot water for 7 out of 14 days we were there.

The staff were amazing, location is good except you really need a bike to get around as there aren’t any shopping options nearby.

Nothing that i don’t like about the property. However, i don’t really like where it’s situated at. it’s quite secluded.. wish it could be more open..

How beautiful it looks from the outside and inside. It’s super huge, best to go with more than 2 pax.

Kitchen could do with more utensils. No tea and coffee facilities; if you like your coffee first thing in the morning (like me), then it’s best to buy some coffee, milk and sugar from the convenience store for your stay (Balinese coffee is available with breakfast though).

Very spacious. Great bedroom and living areas. Nice design. Very large pool that got a lot of sun so it wasn’t freezing cold water. Reception staff were lovely. Didn’t use the jacuzzi so can’t say anything about that (although you need to ask the staff a couple of hours in advance so they can heat it up and get the jets going). I had the two bedroom villa which would be ideal for two couples. Breakfast was of good portions and tasty and fresh.

Only negative was that we asked the cost of opening the second bedroom ( my daughter and myself would have liked to have seperate rooms as the the other one was available anyway… ) they wanted to charge us full cost of another single bedroom villa …. Over $100 AUD…. Thought that was a bit much considering the only other cost would be cleaning one bedroom.

We were updated to a 2 bedroom villa ( one bedroom was locked ). But the accomodation was fantastic. Great sized pool and even hot tub available. Would highly recommend kiss villas. Close to everything and staff were lovely.

The room was very clean and comfortable: large space and a comfortable bed. The service was very nice and helpful. A very large and clean swimming pool with the right water temperature. The location was also very good! I highly recommend this villa.

For the value, nothing to complain about.

The location is in the middle of everything and still quiet and private. The Vila is beautiful. Nice layout and well maintained garden areas. Komang a special thank you to you again for your genuine friendliness and kindness. Requests have been attending to and always provided with a smile.

The low bed frame extends quite a bit from the edge of the mattress, so be careful when walking around, as it's pretty easy to hit your foot and stub your toe. There were also a few beams and poles that needed repairing. Altogether, you can see the wear and tear in the villas, even though the overall experience was quite pleasant.

The villa was spacious and well-appointed, and the private pool was a blessing after a day in the Bali heat. The proximity to the hubbub of Seminyak is also a bonus, and the staff was friendly and accommodating.

The villa was a little bit tired and requires small cosmetic repairs

Villa is modern, beautiful and well equipped. Rooms, pool and jacuzzi are clean, the staff works perfectly. Thanks to them for our stay! Also there’s a hotel shuttle to the city centre included in the price, that’s very comfortable.

The location ist perfect. Many restaurants with or without live music, supermarket , laundry and balinese spas around. The Staffs are very friendly and helpful. They provide a very fast response. Reasonable price.

Everything was gorgeous better than we expected. Staff were so friendly and helpful they made the trip! Free shuttle service all round Seminyak would come and pick us up when we called them, food at villa was good location was good would 100% recommend and will be back again.

Such a tranquil oasis in Seminyak. Not far from everything and you get dropped to any location in Seminyak, just not pick you up and bring you back to accommodation. Gojek is so cheap anyway it doesn’t matter. Very nice private space with great pool
