Awesome hotel in central Colaba. Perfect location, quiet clean rooms with breakfast included. Very friendly and helpful staff. The rooms are very spacious and with a romantic antique vibes. Our favourite place in Colaba. Totally recommended for families too.

Rooms are good value and clean, and the location is just that little bit quieter, but you're still so close to Gateway of India, eating places shops etc. We walked everywhere. Kettle in the room is also a bonus.

The bigger of the two rooms we had was not as clean as the smaller one.

We were a group of 4 and all in all, we had a good stay at Bed and Breakfast at Colaba. The best thing about the stay was the staff. Somant was the one who helped us with everything from getting us extra eggs with the breakfast, fix us a taxi, find color powder and trousers for Holi. He made our stay the absolute best. The location is also good, with the Gateway of India and the Taj from a walking distance.

1. You don't get the room they advertise. In fact they took us to a different building saying Avabai Mansion is booked. We reached at 2am and on asking why we weren't getting a room in Avabai Mansion, we were promptly cut off saying go stay somewhere else if you don't like it here. Having said that, the other building is very similar and in the same area, but this is overall not a good thing. 2. They only accept cash payment. This is despite the fact that my card details were added on booking.com for payment - not just guaranteeing. I think it's a good idea to call them ahead. And ask them to share the details of the building and room

The location is fantastic. It's perfect for someone interested in touring South bombay. This is a very basic guesthouse. Don't expect much. We had a pleasant stay despite the initial hiccup. The staff was polite and served us tea in the morning. The bathroom was clean thankfully. So I have no complaints on that front. Hot water is good.

Breakfast was too basic just bread, butter and jam. Didn’t like that it was very noise outside in the corridor until late night.

Bathroom could a little bit better in terms of cleaning

The staff are extremely helpful. I saw many reviews that the mansion was hard to find but I don't think it's hard to find. Just look out for the Avabai mansion. The room was big and extremely comfortable. Bathroom cleanliness could be a bit better. On the whole, you get more than what you pay. The location is crazy good if you're into shopping and the gateway of India is like 5 minutes walk away. Will visit again for sure. Thankyou

Quality of sofa and chairs inside room are not up-to the mark. Should have been more neat and clean and it has cigarette burns, definitely requires improvement

Big room with windows. Complementary WiFi. Staffs are really nice and cooperative, especially Mr. Jadav. Due to one of my family member's health issue, I have requested for additional one hour stay after checkout time and he approved it.

The building has got the character, warmth and the service is excellent. The staff is cooperative and friendly. The location is lovely. I cannot think of another stay better than this in colaba.

Cleanliness could be a bit better, but not really worse than in other places in India. Breakfast is just toast with a weird tasting jam. But there‘s plenty of cafes nearby, so it is not really an issue. A bit hard to find, as there is only written Avabai Mansion barely visible. It doesn’t look like a hotel and doesn’t really have a sign.

We had the family room with 2 big beds and our own bathroom. I liked the room and the atmosphere. Cleanliness was okay to Indian standards. Noise was not too bad as compared to other places. Staff was always available but left us alone and in peace when we didn’t need them (unlike other places). AC worked well, warm water worked well. The best is really the location, right in Colaba, with restaurants, cafes, museums, art galleries nearby. It is near a bigger street but located in a quieter little alley.

- came in the middle of the night and was a bit anxious about neighbourhood (we were placed round the corner, in Sethna House), which over the day (and following days) recognised as pretty nice and safe. - no use of toilet paper ^^ - included breakfast more than basic: tost and jam

+ excelent location + quiet place - especially as for the centre of Colaba + relatively spacious room + room kept very clean + host (Sumnat), resourceful, and always available and happy to help, truly caring that you enjoy the stay. At the request would also arrange everything that you might need. + extra peyed breakfast (only 150inr, c'mon) very tasty, and choice on demand ;) + good VFM

The room did not have a mini fridge to store some cold water bottle while using the premises. The toilet and shower facilities were left a bit untidy by other guest.

The location of the property was just right for a quite snuggle in while being close to transport services to commute. The staff were extremely friendly and helpful. The overall room was very spacious .
