The service part is a Ghost - They do not have a bell or call nor they have a reception area - i am surprised how others have not written about this. Then the hot water was missing in the morning bath . i mean all was jinxed. The pool is good . However the restaurant is Japanese and does not serve any BF it serves Japanese Lunch and Dinner as well as drinks.

The Overall Ambience, The Rustic Surroundings, The Rooms, The Bathroom, The Simple Toileteries, The Drawing room sofa and its arrangements. the BF was made by them in a seprate kitchen /pantry far away within the plot. but the taste was good - eggs and Indian poha and the green tea. The bathroom linen was white and clean.

The staff though friendly did not deliver. They said yes for everything but one had to followup. One shortfall was lack of creamers and sugar in the room. Sugar I got the next day but the creamers remained a distant dream despite being promised immediately. Luckily I bought a tetra pack of Amul milk the next day.

The breakfast was ok. Had the masala 9mlette.The veg poha needs improvement. The tea was excellent.

One there is no Mobile network in the property and second,the nearest beach is around 4 kms away

The property Manager Avinash and his team were very good and really helpful. Breakfast had limited options but it was really delicious and served fresh. The room and its upkeep was very good.

Room Lighting is soothing & classy but a bit uncomfortable for reading.

The location is perfect. So many famous Cafes and Restaurants nearby. Pool was clean. Hotel room was spacious & Bed is super comfortable. Bathroom was sparkling clean 10/10.

Wifi didn't work for a short time

The staff was very helpful and accomodating. For example when wifi went off they helped us to connect to a nearby restraunt's wifi until it got fixed. Many great restaurants within walking distance. Good place for remote work.

In house restaurant is missing as the place is in bit interior the only choice is Izumi restaurant which is Japanese not preffered by all. You have to depend on swiggi and zomatto. Car is a must here .

Extremely spacious rooms, lovely staff and service, right on the main road of Assagao and walking distance to the best restaurants, but calm and within a jungle of its own. Great pool, as clean as it can get in the middle of so much greenery and home to the cutest cats. Overall, excellent value for money.

There was nothing really that I didn’t like, but I guess the kitchen could have some sort of cooking arrangement.. an induction stove or a toaster atleast because it’s pretty much redundant right now. A fire TV stick would also be a great addition. Hot water was an issue because of the solar heating. Other than that everything was great!

Thank you for hosting me and my mother on the occasion of her birthday. We had a wonderful experience staying at this lovely property. Especially because of the great service provided by Avinash and team. They were super prompt and efficient, definitely an asset to the property. The rooms are massive! With a kitchenette and a sofa bed that can easily accommodate a bigger family. The bedroom has a four poster bed and a cute terrace to lounge and have your breakfast after a swim. The pool is one of the best parts of the property, huge and beautiful. There is a restaurant and a clothing store inside the premises, along with many other popular ones.. all within walking distance. And there’s ample parking space for your vehicle. I’d give an 11 star rating if it was possible!

They only have solar heater and we went when it was cold and not sunny and so had no hot water. Made it impossible to shower. The side beds were quite small.
