Gives a lower middle class feel. A bit like an inn.Loud Sunday music , cheap revelry and noisy drunk guests

The room was a bit tired around the edges. At the bar restaurant the price on the menu isn’t the final price as they add on about 20% tax so as long as you take this into account when ordering.

Our room was very spacious and the bed was very comfortable. It had a lovely big balcony overlooking the pool and sea.

Materials of a wedding function decoration were kept untidily out in the open, and were an eyesore while looking out of the dining hall.

They had the swimming pool and the reception area under construction the whole time we were there. (5 nigjts). It was super loud and dirty. Not even mentioning the fact that we couldn’t use the pool. We didn’t know they would have the pool closed for the entire time. When it was time to check out and pay, manager was rude. It was unfortunate because it kinda ruined our experience in the hotel.

Location is perfect, right on the beach. Food was really good. The lounge bar on the roof is amazing!

We were provided with a noisy room. The rooms are located near the streets so you can hear vehicle noises. After request they shifted but could not unlock the new room we were tired waiting and had to sit the walkway. Toilets and shower rooms don't have locks. Apart from this it is a good location but no balcony and small room.

We arrived at the hotel around 12.30 pm, and we were not able to make the payment through the credit card because of server issues. So we were waiting at the lobby for the allotted room. We had 2 kids with us. It was a bit strange that no one offered something like a complimentary drink/ something to eat for the kids. The front office was too occupied to ensure that we make the payment.

Breakfast was awesome with a lot of varieties offering veg and non-veg dishes. The Chef was very courteous and went out of the way to provide the dish.

cost- compared to the room size, services offered, property size, food options, pool size and location this property is way too much costly being a small boutique hotel. The rooms are sold saying sea view but what u can actually see is the main entrance and pool at large and a small strip of sea. beware about the windows at night as the film pasted in windows gives no visibility in day tike only, in light during night if the curtains are open its a see through inside the room and can invade your privacy. The toilet room needs ventilation and an exhaust. Dining - the dining area is super hot during summer months like March April and absolutely insufferable due to lack of strong AC presence during day time (lunch was sweaty and pathetic in hot atmosphere) the deck above dining area is the selling point and its inaccessible to sit during lunch. all cutlery and dish plates cups used etc are stained or bruised from excessive use / of plastic which is not ideal and many of them i found not cleaned property during use and had to ask for change, which is a turn off in such an expensive property. Food & Hygiene - During buffet breakfast, lunches etc many of the food items like salads , starters etc kept open in air and flies were all above it which is disgusting, food is stale and cold once u are visiting buffet during last 30 mins of the timing, some of the menu items even finished and not replaced by closure. i had health issue consuming the easter brunch and a breakfast in the restaurant and skipped all big meals afterwards. location and parking - location is far off from the central Calangute beach road, takes 30 mins walking and 10-15 mins by car due to traffic, not for ppl looking to stay in a happening beach area. the reception is located inside a very narrow land only one car can barely enter and no space to reverse the car as well only 2 -3 parking spots inside, not good for ppl travelling with personal car.

Rooms - booked double deluxe suit overlooking pool and sea partially which is very modernised by style and having all possible amenities inside the room. The in room bathtub is a nice touch and the shower room is very big with sitting space and a great shower panel. The ambience during night with soft lights on inside room as well as in pool side looks great and attractive. The hotel stuff arranged a last minute birthday cake for us which was a sweet gesture and the cake was really good.

Wifi services need to be improved. If something could be done to improve the mobile signal in the area, that would also be a blessing. Food preparation is also ok. Some more attention can be made towards that.

The good points - excellent location!. Its bang on the beach and the staff is very courteous. However, the room sizes and layout are ok. Food preparation is also ok. But the internet services within the hotel are poor. We really had to struggle with wifi. The mobile coverage is also very poor. Overall a pleasant stay as we travelled with kids. They enjoyed the pool and the sea.

They are not afraid to cancel your booking for few extra bucks, if they get a booking for a better price than what you booked for on the same property. Knowingly they tried to cover it up. Only when asked about the same they said the room room I booked was not available and hence allotted a different room and reduced the price a little bit.

Location was good. A good Beachfront property. Root top bar was good.

The plunge pool room is great for couples The property has become little old I guess so they have to fix few things like cracks in the tiles, and their bathrooms etc. otherwise a great stay
