Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

IndiaThere is nothing to not like.
It's a centrally located and spacious accommodation. The sitting area outside is a bonus. We loved having our morning tea there. The place is kept very clean. Our host, Deric was a super host. He went out of his way to ensure we had a comfortable stay. The breakfast arrangement in the adjacent restaurant is very convenient and the food was excellent. It is by far the best property and value for money in Panaji, Goa. We plan to book this property for our future visits

The best part about Vivenda is the host, Deric. He is a champion. Very welcoming, attentive and especially helpful. He is great. The next good aspect of Vivenda is the location with its easy access to central / old Panaji plus the low cost bus / free ferry connections to all other parts of Goa. The final good aspect of Vivenda was the complimentary breakfast. A decent choice and good service from Soul Curry restaurant across the road. However, having stayed in numerous Home Stays in India over the years, there were other aspects of Vivenda that ought to have been better. Noting Vivenda price is on the high side for a typical Home Stay, the property is very noisy from external road / people disturbance. No insulation. The property interior is also quite tired and in need of deep cleaning. It just need some care and attention. Tiles are missing, walls / floors highly marked and dirty etc. It needs a good clean and paint / repair job. To finish on a positive, the outside balcony with its seating area / overhead fan is a nice place to sit and relax in the evening.

GermanyThat we couldn't stay longer :) Ground floor rooms are a bit dark, but mosquito screens are provided and the street is quiet enough to keep the windows open.
Beautiful house/rooms and neighbourhood and a fantastic host. Excellent breakfast across the road. Deric is very observant of his guests, recognises quickly what each person needs and arranged tours and transport for us at extremely reasonable prices. I often travel in Portugal and had an instant "Portuguese country house" déjà-vu upon arrival. The location is walking distance from the city centre, historical district as well as the city beach. Don't miss Panjim, we could easily have stayed a week in this very pleasant city.

AustraliaNothing, everything was very good.
Excellent homestay location, very friendly and helpful host (Deric) who offers suggestions to us all the way from booking to departure. This is an old house with several rooms/small apartment with AC, fan etc. As a senior couple who had been travelling for two weeks, we enjoyed the downstairs room with an outside patio to relax and also be able to hang our washing. Breakfast is served across the road in a lovely cafe. We would highly recommend this homestay as we were made to feel so welcome.

SwedenNothing! I think it was a very nice experience and can only recommend it.
The location is great - in a quiet neighborhood but also close to the main street from where you can reach the main points in Panjim. The host Deric was very helpful, offered breakfast in a cafe just across the road, and helped us with some tips on what to visit and how.

IndiaTo be honest, nothing.
We were a group of six.Two of us came in the wee hours of the morning.Deric, the owner, was there to receive them.as he was ,when four of us arrived at noon a day prior. He helped us plan our itinerary, keeping our interests in mind. Our three days in Panjim was well spent. Thanks to Deric. His home stay is located in a quiet neighbourhood, surrounded by trees. It had a rustic feel, with modern amenities. We lapped up the cool, serene atmosphere in the early mornings, sitting in the comfortable chairs on our balcony. Far from the madding crowd, which was just a stone’s throwaway. Just across the road is Soul Curry, the restaurant which catered to our taste buds. The delicious breakfast was complimentary. Deric was there to see to everything. If we needed his suggestions, all we had to do was to give him a call. He would be there to help out. When we plan our next trip to Goa, all six of us will be back at Deric’s home stay. So will our friends. Doesn’t that speak volumes about his place?

The terrace was very nice to sit out on (we booked the Double room with terrace). Room was spacious and comfortable although a little basic. Great location for exploring Panaji. The owner was very helpful with lots of information and suggestions and actually included breakfast when it wasn't included on the original booking. He told us about the Festival which was great and arranged transport to Palolem for us.

Beautiful historic house in a the peaceful Campal area of Panjim. Deric has made this charming property into a comfortable homestay while preserving and enhancing its antique features. The whole place has a feeling of quiet dignity, yet Deric is so welcoming it feels like home. The rooms are spacious and cool and the plants and trees are a delight. The home stay is within easy walking distance of the commercial Centre and there are taxis and a choice of restaurants nearby. Breakfast is served a few steps away across the road at a restaurant where the food is good and the service prompt and friendly. Deric is an exceptionally kind and considerate host. He checked every day that I had everything I needed and even gave me a late check out in another room because I had an evening flight. I sincerely recommend Vivenda Rebelo to any traveler who values quiet, tasteful decor, value for money, and a genuinely kind host.

Stayed with my mom who is aged. I had booked a room with balcony on 1st floor. But was unaware that it's washroom isn't attached & is on ground floor. The moment the owner saw my mom he himself offered a different room which was on ground floor (priced higher than mine but dint take the extra cost). It's in the prime and easily accessible location from kala academy bus stop. Stay was comfortable with all amenities. A goan Portuguese home in a quiet neighborhood surrounded by lot of trees and birds. A pretty balcony/verandah with ample sitting place so you won't be confined just to your room and can chill out. Thier hospitality was so heartwarming. We checked-in little late in the evening & though Deric had to leave for a function, he was right there waiting to welcome us before he left. On checkout we wanted to experience the ferry ride so the generous owner dropped us to the ferry point which also saved a lot of time. He also helped make time-calculative decisions wrt to my further travel plan. Could park my rental bike in thier property. Calm, peaceful and safe. Everything was clean, neat & tidy. We felt very relaxed. The complimentary breakfast at the Soul Curry had more than enough south Indian veg food options as well, I was intially doubtful of it. Definitely will be back here to stay.

United StatesWe recently had a very comfortable and memorable stay at Vivenda Rebelo. The location, even though in the heart of Panaji, is very peaceful and seems far away from the crowded hotspots and crazy traffic. Our room was very clean and had almost everything required for a brief stay (such as a kettle for hot water, tea & coffee sachets, crockery & cutlery for a couple, glasses etc.). The room itself had a high ceiling which we loved and there was a verandah (so very typical of Goan Portuguese homes) where we could enjoy our morning and evening tea/coffee. A beautiful small garden around the periphery of the homestay makes the surroundings pleasant and welcoming. The breakfast, included in the stay, was at restaurant Soul Curry, located in the lane behind the homestay. The food choice was varied and sumptuous thereby ensuring a perfect start for each day’s sightseeing. Even though it was Jan, the tropical sun was scorching between 10am-5pm. However, the AC in the room and the comfortable beds ensured a peaceful sleep each night. We were also provided with sufficient bottled water each day, which was a nice gesture on the part of Deric. There was ample parking space for a car which was a big plus. Deric is a wonderful host with a wealth of information about Panaji and Goa. He was always available whenever we needed any information. His recommendations on the cultural sights, activities to do and restaurants where one could enjoy the local Goan cuisine were spot on. If we visit Goa again, we are sure to stay here once more and if you visit this place, do give our love to Mojo (who by the way is Deric’s shadow) and the other very friendly dogs.
