We first stayed at Antica Dimora Patrizia about 22 years ago. It was wonderful to start with but later lost it’s way. Francesca has transformed the little palazzo into a lovely place to stay. The hospitality was first rate. The rooms were lovely again. The breakfast was very good indeed. I don’t eat cake for breakfast but was tempted two days in a row by the wonderful cakes! We will be back!

This property was a surprise! The room was huge and looked like something from a medieval castle. Our hostess was extremely friendly and helpful. She even set up an olive oil and wine tasting excursion for us.

Very friendly owner and the staff, nice location in the middle of the old town. Good restaurants. Plenty of things to do and see. Close to Pisa and Firenze....we used it as a base to visit both. It's not far from the sea....1 hour drive to Marina di Pisa beach.

This is not a hotel, but a journey into a fairy tale. Very friendly and helpful owner, ready to assist with everything, location in the very center of a cozy old town on top of a mountain, offering breathtaking views in all directions.

Very nice, charming hotel in a historical surrounding. If you are looking for something authentic this is the best choice. Nice home-made cakes for breakfast, one of the best dinners that we had in Toscany. Francesca, the owner is very helpful and kind, helped us to find the best places to visit, park the car, organize our stay. Highly recommended.

Everything was great.

Very nice hotel with friendly staff. We had a toddler and a dog with us and it was not a problem to bring them all. In the evening we sat at the small table outside and enjoyed a glass of red wine.

Absolutely amazing building with antique furnishings and huge rooms. Our host was friendly and extremely helpful. The restaurant on site was superb with beautiful local wines and produce. Breakfast was very generous. Can not fault this place. Free parking with a permit close by.

It was very unexpected to visit Montecarlo. But we were pleasantly surprised by how many interesting things there are in this small town. The hotel was above all praise. Very friendly hosts accompanied us throughout our visit. We enjoyed the views of the old castle, walking freely through its rooms. The breakfast was wonderful - with fresh homemade cakes and wonderful coffee. We'll definitely be back!

The Hotel was lovely, it was really unique and full of interesting stuff. Our host was EXCEPTIONALLY helpful, nothing was too much trouble. The breakfast was probably the best I have ever had in a hotel, and I have stayed in many, many places over the years. If you fancy somewhere a little different, stay here.

Francesca's accommodation was incredible! I was totally blown away with the interior of the building and how well Francesca has decorated. She was always happy to assist us with queries and she has a great sense of humour.

Our only complaint is that the wifi is very spotty. That is not the hotel's fault, it is simply what is available from Telecom Italia. Hopefully it is upgraded soon.

Everything about our stay was wonderful. Francesca was very accommodating and pleasant. The entire hotel is exactly what you would expect in a walled Tuscan city. When you stay, you must have a relaxing drink in the "aviary" on the second floor.

Great breakfast and selection. Personable owner who was always there and willing to help with restaurant and site seeing options. Room was a good size and bed was comfortable. Very welcoming of us and our small dog.

The breakfast was amazing exceptionally varied even home cakes and quiche. The host was so helpful, friendly and knowledgeable and the hotel was wonderful, huge rooms obviously much loved with such wonderful little touches. Cannot recommend highly enough.

No detail was overlooked at this lovely converted noble house. Our host was lovely and the room reflected that it is a labor of love. From pressed tissue, to towels arched as swans on the bed, to lovely body cremes and bath amenities, we felt 100% pampered.

Huge selection of super tasty cakes and sweets :) for breakfasts. Super nice hosts. Few steps from restaurants. I just wish that next time I will stay longer.

Our room was up two long steep flights of steps, I counted 57. Very little help with baggage going up, none coming down. We are in our late 70s. The bathoom had a smell of stale water, I think there was a bath, but no desire to use it. Parking is difficult (you go outside the city wall and try to find a space)
