The place is located in a wonderful quiet area on the mountain, which offers a wonderful view, panorama, nature, chirping birds. The owners are very nice and helpful. We lived in the bungalows built below the villa, but not in the villa itself. Everything is fine, but there was no hot water, so we didn't wash. Savinnkas pointed out the address of a good restaurant in the evening, where we were really surprised. One of the best restaurants ever. I recommend it to everyone. If we were to come back, we would definitely stay here again. Thank you.

Excellent location in the hills just outside Livorno. It was only a short drive from the centre but we really gelt like we were in the countryside. The view over the vinyards to the sea was glorious as was waking up to the sound of woodpeckers in the morning. Our host was also really accommodating too, when we needed to arrive late off the ferry.

Elizabetta and Gianfranco are wonderful hosts. Very attentive and caring. The first night we stayed in the suites below the main house. Our room was modern, comfortable, stylish, and we were able to walk out to the garden and view of the ocean. We enjoyed the environment so much, we asked to spend another night. Our room was already booked, so we were invited into a room in the main house. It was lovely. It felt like we were in an Architectural Digest spread. When I woke up in the morning with a vista overlooking the sea and the sound of song birds, I felt like a princess. We were in Italy for two months, and that was my favorite morning of all.

The car parking is not easy as it is street based, vying for spots with residents. The access to the annexe is via a lane and sloped garden path, so do not take too many big cases as you have to carry them !

The location and views were excellent. The facilities are simple yet good. The sunsets are amazing !!!!! It is a very quiet location, and the host, Gianfranco was great, especially when we ran out of wine and he came to our rescue with a lovely bottle of chilled white foc !

Parking is on the street and the road to the B&B is a narrow road. It is accessible though if you are comfortable driving!

We stayed only one night in June to get the early ferry to Sardinia. The host is especially kind and responsive. The rooms are very nice and there was a coffee machine and some Italian packed bread and pastry for breakfast. The rooms were a little dusty but clean in general. There were fireflies in the pretty garden!

The room was cold and humid; the heating did not make it better. It is really a pity, since the rest was perfect.

Gianfranco is a lovely man. The house, with it's own grapes hanging above the terras is beautifull. A stylish studio that gives peace and calmth from the moment you step into it.

The bathroom was basic and the bath small, but for us not worth mentioning compared to the rest of the experience.

Very nice location with view over Livorno. The room was excellent. We only stayed one night and had to leave early to make it for the ferry, but it was still very much worth the experience.

Locking the doors are very complicated but seems like this area is very save. If you don’t go with a car here it is not very complicated to go to city or train station. Taxi bus will pick you up every hour( but make sure you are there 5 min earlier they can pass at 9:58) then you arrive to bus station. It took us 1 hour to go to train station from here.

Outstanding sunset view with real Tuscany house experience. Owners of the place are really kind people, do not hesitate to have a chat with them when they are around ! Very friendly 2 dogs will also make you love your stay.

Very difficult to reach with a big car, parking was on the public street and always a challenge (we screched the car in some bushes). The closest beach (3-5km) is not the nicest one (and for sure not very child friendly). so we drove aproximately 25 min away in order to find a decent one. The air conditioning was set up on low mode and the remote control did not function at all. The bathroom is not very clean and comfortable, looks cheap and improvized, it requires updates.

The accomodation is decent and quiet, it has a nice view to the sea.

the host is very friendly. The garden and view of the house is very beautiful. the photos are very captivating. but the room and kitchen shown are different. They give a room under the stairs. there are many mosquitoes. Although we paid for it, we did not stay and moved to another hotel.
